Space that is hard to replace
The core layouts are large by current central-Bangkok standards: PropertyHub gives about 75–85 sqm for two bedrooms and 110–132 sqm for three. That can matter more than a new amenity deck for households needing a proper living room, home office or child's room. Resale advertisements are not perfectly consistent, so the title area and actual layout of each unit still need to be checked.
A genuinely small scheme
One building, eight storeys and 72 units make this a very different ownership environment from a high-density tower. Small scale does not automatically mean better management, but it makes the building itself easier to read: the condition of the lift, parking, corridors, pool and juristic-person operations becomes part of the purchase decision rather than background detail.
Mature Sukhumvit location
Sukhumvit 61 sits between Ekkamai and Thong Lo in a neighbourhood whose transport, retail, restaurants, schools and medical services already exist. Buyers are not paying for a future district narrative. The trade-off is that the property is inside the soi rather than at a BTS entrance, so anyone with a strict walk-to-train requirement should test the route personally.
Resale condition drives value
A twenty-plus-year-old condominium offers transparency because the building and surroundings can be inspected as they are, but individual unit condition can vary dramatically. Air-conditioning, plumbing, electrical work, windows, waterproofing and renovation quality can change the real post-purchase budget. Two units with the same bedroom count may therefore deserve very different prices.
Unit documents decide the deal
For a foreign buyer, a listing described as freehold is not enough on its own. The seller's title, foreign-quota availability, juristic-person debt clearance and transfer-fund documentation all need to line up for the chosen unit. In an established resale project, those unit-level checks matter more than the original developer's marketing history.
About the project
The Bangkok Sukhumvit 61 is an established low-rise condominium on Sukhumvit Soi 61 in Khlong Tan Nuea, between the Ekkamai and Thong Lo parts of central Sukhumvit. It is not a new launch and there is no meaningful developer inventory story to evaluate: buyers are dealing with individual resale units in a building that has been occupied for more than two decades. That shifts due diligence away from construction promises and toward the condition of the chosen apartment, the seller's documents, the condominium juristic person's records and the ownership quota available at transfer. The development is a single eight-storey building with 72 units, a scale that feels materially smaller than many later Sukhumvit schemes. Its appeal is therefore less about a long list of new lifestyle amenities and more about relatively large homes, low-rise proportions and a mature residential setting.
The project's identity is unusually well anchored by a primary historical source. A Land and Houses press release dated 14 June 2005 describes The Bangkok Sukhumvit 61 as one of the first projects in the developer's The Bangkok series. It says the Sukhumvit 61 project opened for viewing and reservations in December 2004 as a completed, furnished product, occupied about 1.7 rai and contained 72 units. The same release notes that by June 2005 more than 80% of buyers across the Sukhumvit 61 and Sub Road projects had already moved in. That gives a clearer timeline than a simple database field. Modern portals do not label the year consistently: FazWaz and DDproperty use December 2004, while PropertyHub lists 2005. We treat 2004 as the practical completion and launch year, while keeping the 2005 reference visible as a source discrepancy rather than averaging the two.

The apartment sizes are a central part of the proposition. PropertyHub lists two-bedroom homes at 75–85 sqm and three-bedroom homes at 110–132 sqm; FazWaz supports the same broad pattern with 75 sqm two-beds and about 120 sqm three-beds. Those are generous dimensions compared with many newer mass-market condominiums along Sukhumvit, and they help explain why the building still attracts family and long-stay demand. Resale data, however, should never be treated as a perfect project schedule. Current advertisements also show occasional areas outside the catalogue ranges. A buyer should therefore compare the title-deed area, room configuration and any alterations for the exact unit rather than assuming every two- or three-bedroom apartment follows the same plan. Two listings with the same bedroom count can represent different legal areas, renovation histories and practical use of space.
The common facilities cover the essentials rather than trying to function as a destination in their own right. Multiple sources support a swimming pool, gym, parking, lobby or reception area, controlled access, CCTV and 24-hour security; FazWaz also lists a communal garden. PropertyHub and FazWaz place the pool and gym on the fifth floor. In a building of this age, the more important question is not whether an amenity appears on a project page but how it is being maintained today. Lift condition, waterproofing, façade work, mechanical systems, reserve funds and any upcoming special assessments can have more financial impact on an owner than the original specification. A serious inspection should therefore include the common areas and, where available, juristic-person records rather than focusing only on the renovated interior of the unit for sale.
Location is the more durable part of the case. The building sits inside Sukhumvit Soi 61 in Khlong Tan Nuea, Watthana. Homenayoo gives project coordinates of 13.726344, 100.583605 and describes the building as roughly 550 metres into the soi from Sukhumvit Road. PropertyHub places Ekkamai BTS at roughly 830 metres, while other portals quote somewhat different distances to Ekkamai and Thong Lo depending on their map point and measurement method. In practical terms this is an Ekkamai–Thong Lo residential address, but not a building directly beside a station entrance. Buyers who expect to walk to the BTS every day should test the route themselves; buyers prioritising a central Sukhumvit neighbourhood with established dining, retail, schools and services may care more about the broader location than the last few hundred metres.
The secondary market was active when checked on 7 October 2026. PropertyHub showed roughly fifteen to sixteen sale listings and several dozen rentals, while DDproperty and FazWaz also carried live stock. The lowest confirmed asking price was about THB 9 million for a two-bedroom unit of roughly 75 sqm. Three-bedroom homes were materially more expensive, with asking prices spread widely according to size, renovation, floor and seller. These are asking prices, not an official project price list, and the apparent number of available homes may include duplicate agency advertisements. A buyer should use THB 9 million as a current entry-point reference and then compare the actual title area, renovation quality, foreign-quota status, parking rights and outstanding obligations before deciding whether one listing is genuinely cheaper than another.
Ownership format
A foreign buyer may hold a condominium unit freehold only while the building remains within Thailand's foreign ownership quota, capped at 49% of the aggregate unit area. The project trades on the secondary market as a freehold condominium, but foreign-quota availability for the specific unit must be confirmed with the condominium juristic person before a deposit is paid.
