Why this project is worth a look
Only 79 residences
The project is one eight-storey building rather than a large multi-tower compound. That scale can appeal to buyers who prefer a smaller residential environment, but it should not be treated as proof of quietness or superior management; those points need to be assessed on site.
A building you can inspect
Completion dates to 2008, so the purchase is based on an existing asset rather than a construction promise. Buyers can inspect the unit and common areas, while also paying closer attention to building systems, reserve funding and major maintenance history.
Lumphini-side location
Sarasin Road puts the project close to Lumphini Park and the Ratchadamri–Langsuan area. Ratchadamri station is within walking reach but not at the door, and published distance figures vary, so the actual daily route is worth testing in person.
Practical apartment sizes
The main project profile records one- and two-bedroom layouts, including two-bedroom units up to 114 sq m. Published size ranges conflict across databases, which makes the registered title area and floor plan more important than a generic project brochure.
Established developer context
Noble Development has operated since the early 1990s and is a listed Thai developer. For an older completed building, however, today’s ownership experience is driven at least as much by the condominium juristic person, maintenance budget and unit condition as by the original developer brand.
About the project
Noble Ambience Sarasin is a completed low-rise condominium in Lumphini, Pathum Wan, central Bangkok. The project is consistently tied to Noble Development Public Company Limited across Noble’s own historical material and current property databases. It is a single eight-storey building with 79 residential units. For a buyer, that places the project firmly in the resale category rather than the off-plan market: the building, common areas and individual units can be inspected as they actually exist, and the purchase decision can be based on title documents, current management records and the physical condition of a specific apartment rather than on renderings or a future construction promise.
The project is addressed at 233 Sarasin Road, Lumphini, Pathum Wan, Bangkok 10330. Noble’s older corporate material describes the location as Sarasin Soi 2. The building sits close to Lumphini Park and within the Ratchadamri–Langsuan part of the city centre. Ratchadamri station is walkable, but it is not directly attached to the project. Third-party databases quote materially different distances, from roughly 300 metres to more than 700 metres depending on the reference point. A buyer should therefore treat rail access as practical walking access and check the route that matters to them rather than relying on a single promotional distance.

Most current project databases give 2008 as the completion year, with FazWaz specifying January 2008. Noble’s anniversary timeline places the project in its 2006 sequence, which appears to reflect the launch period rather than the final completion date. That distinction matters because this is now an established building rather than a recent handover. The advantage is visibility: buyers can assess how the property has aged, how the lobby and facilities are maintained and how frequently units come to market. The trade-off is that building systems, waterproofing, lifts, pipes, façade maintenance and reserve funding deserve more attention than the original design narrative.
The current project profile lists one-bedroom and two-bedroom layouts, with published sizes of 46–48 sq m for one-bedroom units and 78–114 sq m for two-bedroom units. Other databases and live listings show a broader spread, including one-bedroom apartments around 50–66 sq m and occasional smaller units. Those figures should not be merged into a synthetic range. In an older condominium, the discrepancy can come from different source records, reconfigured units, merged space or listing errors. For any shortlisted apartment, the title deed and registered floor plan are the useful reference points for area, not the marketing card alone.
As of 2 October 2026, a defensible lower public resale anchor is about THB 9 million. Dot Property shows active sale inventory starting around THB 9 million and extending to roughly THB 15.5 million, while DDproperty also carries a one-bedroom unit around the THB 9 million level. Cheaper ads appeared in September, but some were attached to unusual unit sizes and may no longer represent current stock. Using THB 9 million avoids presenting an expired or potentially anomalous listing as today’s entry price. Within the building, asking prices vary with size, floor, view, renovation quality, furniture package and whether a unit is sold with an existing tenant.
The rental market is active as well. Current listings span roughly THB 20,000 to THB 50,000 per month, mostly across one- and two-bedroom apartments. For an investor, that is useful evidence of asking-market depth, but it is not the same as a proven achieved rent or a guaranteed yield. Renovation quality, view, furniture and tenancy terms can move one apartment well above or below another in the same building. A sensible underwriting case should therefore start with comparable units that genuinely match the selected apartment, then allow for vacancy, brokerage, maintenance, refurbishment and tax-related costs. Because this is a mature resale building, those inputs can be tested against real competing listings rather than a developer’s projected rental programme.
For a foreign purchaser, the legal structure is more straightforward than it would be for a house or a villa with land. Thai condominium law permits foreign freehold ownership within the statutory 49% foreign-ownership quota of the condominium’s total unit area. The practical issue is availability of that quota for the particular resale transfer. Some current DDproperty listings are advertised as freehold, but an agent’s label is not the final evidence. Before completion, the buyer should obtain the condominium juristic person’s confirmation of the foreign quota and verify the unit’s title and transfer documents.
The common facilities are compact and urban rather than resort-scale. Consistently reported amenities include a swimming pool, fitness room, lifts, parking, 24-hour security, CCTV and landscaped or garden space; PropertyHub places the pool and gym on the second floor. That is a reasonable basic package for a 79-unit building, but buyers looking for a large modern amenity deck, several pools, extensive co-working areas or hotel-style services may find the project limited. The more relevant question in a building of this age is not how long the original facility list was, but how well those facilities are maintained today.
A current public project profile publishes a common-fee reference of THB 60 per sq m. For a resale purchase, that number should be treated as a starting point rather than a contractual current charge. The juristic person should confirm the present fee, any special assessments, the unit’s outstanding balance and the building’s reserve position. Those records help a buyer understand whether day-to-day maintenance and future capital works are being funded adequately. In a completed project, that information can matter more to ownership experience than the developer’s original launch materials.
Noble Ambience Sarasin makes the most sense as a specific-unit decision. The project offers a central Bangkok address, a relatively small residential count and a mature resale market where buyers can compare real apartments rather than hypothetical future stock. It will not suit everyone. A buyer prioritising a brand-new building, extensive contemporary amenities or a station entrance at the doorstep may prefer another product. A buyer who values Lumphini, an established low-rise setting and the ability to inspect the exact apartment can evaluate this project on concrete evidence: title, foreign quota, unit condition, management records and the negotiated resale price.
Ownership format
A foreign buyer may hold a condominium unit in freehold within the statutory 49% foreign-ownership quota of the registered condominium. The quota position and the selected unit’s ownership status should be confirmed from the condominium juristic person and transfer documents before completion.
Unit types & sizes
The core range published in the current project profile. Live listings also show other sizes, so the selected unit’s title deed and registered plan should take precedence.
The largest published layouts in the project fall into this category. Exact area and configuration depend on the individual unit and should be checked against its registered documents.
Published size ranges are inconsistent across databases. The main project profile records 46–48 sqm for one-bedroom units and 78–114 sqm for two-bedroom units, while other databases and live listings show additional sizes. The ranges above should therefore not replace a title-deed check for the selected apartment. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 9 million in active resale listings checked on 2 October 2026. This is a lower public market anchor, not a guaranteed transaction price; availability, unit condition, ownership status and final terms need to be confirmed for the selected apartment.

Best for: A buyer who wants a completed central-Bangkok condominium and prefers to inspect the real asset rather than wait for an off-plan delivery.; Someone who likes a smaller 79-unit low-rise building and does not require the large amenity package of a new multi-tower project.; An owner-occupier who values access to Lumphini, Ratchadamri and Langsuan and is comfortable with a several-hundred-metre walk to rail transit.; A foreign purchaser seeking freehold condominium ownership, subject to confirming available capacity within the 49% foreign quota for the selected unit.; A resale investor willing to model returns from the negotiated purchase price, actual rent and recurring costs rather than from a developer yield promise.; may not suit: A buyer who specifically wants a newly completed building with current construction and fit-out warranties.; Someone who needs a rail station directly at the project entrance.; A buyer expecting resort-scale amenities, multiple pools, extensive shared workspaces or hotel-style services.; Anyone looking for a developer-backed guaranteed return or a new-launch instalment plan; this is an established resale project..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Published layout sizes conflict: PropertyHub records 46–48 sqm and 78–114 sqm, DDproperty publishes different ranges, and live listings show additional sizes. The selected unit’s registered title area should control the transaction.
- The current common fee, any special assessments and reserve-fund position were not independently verified from condominium juristic-person records. PropertyHub publishes THB 60 per sqm, but a current statement should be obtained before purchase.
- The project’s remaining foreign-quota capacity is not publicly disclosed. Even where a listing is marked freehold, transfer eligibility for the specific unit should be confirmed by the condominium juristic person before registration.
