Why this project is worth a look
Real resale evidence
Fresh listings are available across multiple portals, so current asking prices and rental stock can be observed directly. The spread is wide enough to make averages misleading. Condition, floor, fit-out, tenant status, view and ownership quota all need to be normalised before two units are treated as genuine comparables.
Transit is tangible
Ha Yaek Lat Phrao BTS is effectively at the project, with Phahon Yothin MRT and Central Ladprao also close by. That convenience is easy to verify in daily life. The same road access creates the main unit-level trade-off: exposure to traffic, sun and open views varies materially by floor and orientation.
Pet-friendly positioning
Major Development explicitly presents M Ladprao as pet friendly, a meaningful filter for Bangkok buyers with animals. The practical limit still sits with the condominium's current house rules. Secondary sources differ on pet size and approval details, so the rule should be confirmed for the actual animal before committing to a unit.
More than small units
The developer's original mix runs from roughly 30 sqm one-bedrooms to three-bedroom and penthouse layouts above 150 sqm. M Ladprao therefore serves very different buyer profiles within one tower. A compact entry unit and a large family residence should be compared against different alternatives, even though they share the same address.
A mature building
Buyers can inspect the real lobby, lifts, pool, parking and corridors instead of relying on renderings. That makes the building easier to judge than an off-plan launch, but maturity shifts due diligence toward maintenance quality, juristic-person finances, planned capital works and the condition of the particular apartment.
About the project
Location is the easiest part of M Ladprao to understand. The tower stands at 1188 Phahonyothin Road in Chom Phon, almost on top of Ha Yaek Lat Phrao BTS, with Phahon Yothin MRT and Central Ladprao also within the same everyday catchment. For a resident, that means commuting, shopping and routine errands can work without a car. The trade-off is just as physical: Phahonyothin is a major traffic corridor, so road exposure, afternoon sun and open views can vary sharply by stack and floor. Two apartments with similar size can feel very different once orientation and height are taken into account.
M Ladprao is now a resale proposition, not a developer launch. That is useful because buyers can inspect the actual apartment, lobby, pool, lifts, corridors and parking instead of relying on renderings. The tower has been operating for more than a decade, with completion records split between late 2013 and 2014. Maturity therefore changes the due-diligence questions. Build promises matter less; current maintenance, juristic-person finances, major repair planning, lift condition and the seller's payment history matter more.

The building itself is a single 44-storey high-rise on 1 rai 3 ngan 87 square wah of land. The project data used here records 286 units, while several large portals carry 289, so the count remains a documented discrepancy rather than an averaged figure. For a buyer, the difference does not change the physical identity of the project, but it is exactly the kind of archival fact that should come from condominium registration records if it becomes material to a transaction.
The unit mix is unusually broad for a transit-oriented tower. One-bedrooms run from 30.08 to 39.78 sqm, two-bedrooms from 56.64 to 74.83 sqm, three-bedrooms from 95.8 to 155.11 sqm, and penthouses from 109.66 to 157.83 sqm. This creates two distinct markets inside the same address: compact units compete on entry price and convenience, while the larger homes are family-sized products with a different set of alternatives. Because the building is sold unit by unit on the secondary market, those brochure ranges describe what exists, not what is necessarily available today.
There is enough live resale stock to observe real asking prices. On 29 September 2026, DDproperty carried a 30 sqm one-bedroom at THB 3.99M, the lowest current asking price found in this research. Fresh two-bedroom stock was also visible from roughly THB 9.6M, while PropertyHub showed a 95.8 sqm three-bedroom at THB 17.02M on 1 October. These figures should not be turned into a single project-wide valuation. Floor, view, fit-out, tenancy, furniture, ownership quota and seller motivation all move the asking price, so the useful comparison set is a small group of genuinely similar units.
Common facilities include a swimming pool, fitness centre, library, karaoke room, spa and a rooftop relaxation area; current project profiles also list a garden, sauna or steam facilities, parking, 24-hour security, CCTV and key-card access. The project is presented as pet friendly, which is a meaningful filter for Bangkok buyers with animals. It is not an unlimited entitlement, however. Secondary sources differ on size limits and approval details, so the condominium's current house rules need to be checked for the specific pet before a deposit is paid.
Operating costs are visible but should still be read in a resale context. The published common-area fee is THB 40 per sqm per month, and several project databases state a sinking-fund figure of THB 500 per sqm. A secondary-market buyer should not assume the historical sinking-fund amount is automatically payable again. The practical checks are whether the seller is current on juristic-person charges, whether special assessments exist or are planned, and whether the debt-free certificate required for transfer can be issued cleanly.
Foreign ownership is unit-specific. Thailand's condominium rules allow qualifying foreign buyers to own a unit freehold only within the building's foreign quota, capped at 49% of the aggregate unit area. M Ladprao resale ads currently show both Thai Quota and Foreign Quota stock, so one listing's tenure cannot be assumed for another. Before committing funds, a foreign buyer needs quota confirmation for the selected unit and the transfer documentation required by the Land Department. Leasehold may be discussed where freehold is unavailable, but it is a different legal product with different rights and should not be treated as a substitute with identical economics.
Ownership format
Foreign buyers can hold a condominium unit freehold only while the building remains within Thailand's foreign-ownership quota, capped at 49% of the aggregate unit area. Current M Ladprao listings show both Foreign Quota and Thai Quota units, so the tenure of one listing cannot be assumed for another. Leasehold may be an alternative where freehold is unavailable, typically with a registrable term of up to 30 years; any renewal depends on the contract and is not equivalent to condominium freehold.
Unit types & sizes
The project's compact entry format and the main lower-budget resale segment. Within this band, floor, orientation and fit-out can matter as much as a few extra square metres, which is why current one-bedroom asking prices vary significantly.
A practical step up for couples, families or buyers who need a separate work or guest room. Resale stock spans several sizes inside the official range, so the exact layout and bathroom count need to be read from the selected unit rather than assumed from another listing.
A family-sized product with a very different budget and competitive set from the building's one-bedroom stock. A 95.8 sqm three-bedroom was actively listed in October 2026; larger examples within the official range appear less frequently and need separate availability checks.
The top-tier layout category in the developer's original unit programme. The size range is confirmed by the official project page, but a current penthouse price should not be inferred from large three-bedroom listings because supply is sporadic and highly dependent on floor, view and condition.
Unit-size ranges come from Major Development's official project page. Prices are dated asking-price references from individual resale listings, not a project-wide price list. The title area, layout, condition, furniture, tenancy and ownership tenure must be checked for the specific apartment. The source of each published official starting price is stated alongside it. Separate market listings are not the developer’s price list; confirm the selected unit’s price, availability and terms through its sale channel.

Location
- The address is 1188 Phahonyothin Road, Chom Phon, Chatuchak, Bangkok 10900, directly on the main Phahonyothin corridor.
- Ha Yaek Lat Phrao BTS is immediately by the project; current listings typically describe roughly 50–100 metres to the station.
- Major Development states about five minutes to Phahon Yothin MRT, with the practical walk depending on the entrance and route used.
- Central Ladprao sits across the transport node and the developer describes it as about one minute away, making it part of the project's everyday walkable infrastructure.
- The location works well without a car, but the main-road setting makes unit-level checks of noise, sun and view essential.

Price & purchase terms
- Current price: From THB 3.99M in an active DDproperty resale listing posted on 29 Sep 2026. This is one seller's asking price, not a developer price list or a valuation; availability, unit condition, ownership quota and final transaction terms need to be confirmed for the specific unit.
- Completed: 2014
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A strong fit for buyers who want genuinely walkable access to Ha Yaek Lat Phrao BTS and a major retail centre, rather than a project that is merely described as being in the wider Ladprao area.; Suitable for buyers who prefer an operating building where common areas, lift performance, parking and the apartment itself can be inspected before purchase.; Relevant to both compact-unit buyers and families because the original mix ranges from one-bedrooms around 30 sqm to much larger three-bedroom and penthouse layouts.; Potentially attractive to pet owners, provided the current condominium house rules confirm that the buyer's specific animal is permitted.; Useful for investors who want observable resale and rental activity, while still requiring unit-level underwriting based on the actual purchase price, achievable rent and recurring costs.; may not suit: Not ideal for buyers who specifically want a new-build warranty, staged developer payment plan or a broad choice of unsold primary inventory.; A poor match for someone seeking a small low-rise community with very few neighbours; M Ladprao is a 44-storey tower with hundreds of units.; Potentially unsuitable for noise-sensitive buyers who are unwilling to inspect the exact orientation, floor and glazing conditions along Phahonyothin Road.; Not a safe choice purely on the phrase 'pet friendly' if the current juristic-person rules do not accommodate the buyer's animal size, number or approval requirements..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Major Development and PropertyHub state 286 units, while FazWaz, Hipflat and parts of DDproperty show 289. If the exact count matters to the transaction, it should be checked against the condominium registration records.
- PropertyHub and DDproperty date completion to 2014, while FazWaz and Hipflat state December 2013. The building is clearly completed and operating, but the exact registration or handover date should come from the condominium's records.
- Major Development markets the project as pet friendly, while secondary sources differ on animal size and approval details. The condominium juristic person's current house rules should be checked before reserving a unit.
