Why this project is worth a look
A practical rail interchange
Mo Chit BTS and Chatuchak Park MRT offer different ways across Bangkok from the same neighborhood. This is particularly useful when the journey to work changes or two household members travel in different directions. Walk the real lobby-to-platform route before treating published station distances as commute times.
An established, inspectable tower
Buyers are assessing a building in operation, not trusting a completion promise. The common areas, elevators, hallways and individual apartment can all be visited. Physical visibility is an advantage, provided the legal title, maintenance records and seller’s authority receive equal scrutiny.
A location with green space
The parks around Chatuchak provide room to walk and spend time outdoors in a busy part of Bangkok. Some apartments benefit from an open outlook, but the view is not uniform throughout the tower. Train noise, traffic and sun exposure need to be assessed from the actual unit.
More than one apartment format
The development has a substantial range of one-bedroom layouts, two- and three-bedroom homes and a small duplex selection. A buyer can prioritize compact commuting space, a home office or extra bedrooms. Square metres alone will not reveal awkward room shapes or the space lost to internal stairs.
Useful facilities at home
Leisure, fitness, work and family areas are distributed across several levels. That can make everyday life easier without pretending the property is a resort. Existing buildings require active maintenance, so the management budget, opening arrangements and condition of these spaces are part of the value assessment.
About the project
THE LINE Jatujak - Mochit is an established 43-storey condominium at the northern edge of central Bangkok, close to both the Mo Chit elevated rail station and Chatuchak Park underground station. Its 841 apartments share a prominent roadside address near the city’s parkland and a major interchange. The attraction is easy to understand: residents can make many weekday trips without relying on a car. The trade-off is equally real. A building with hundreds of households, heavy roads nearby and several different outlooks will not offer the same experience from every front door.
Start with what this property is today. This is not a development being marketed off-plan. The building has been occupied for years, and apartments change hands individually on the resale market. Sansiri lists THE LINE Jatujak - Mochit among its past projects. The original development was part of its collaboration with BTS Group, with contemporary project material identifying BTS Sansiri Holding One Limited as the project company. That history matters for understanding who built it, but it is not a substitute for identifying who currently owns the specific apartment offered for sale.

There is a genuine discrepancy in reported completion dates. BTS Group was already discussing an expected 2017 finish while the tower was under construction, and its subsequent financial reporting records transfers to buyers before 2017 had ended. Major property databases, including FazWaz and PropertyHub, generally classify the scheme as completed in 2018; FazWaz specifies December. Rather than presenting one of these dates as a verified date of first occupancy, it is more accurate to say that the building is complete and established, while the precise milestone described by each source differs. That uncertainty has little bearing on whether a buyer can inspect a working apartment now.
The street address is unusually easy to pin down: 988 Phahonyothin Road, Chom Phon, Chatuchak, Bangkok 10900, Thailand. A Thai government environmental-report database carries the same address for the condominium juristic person, while open mapping identifies the tower itself. That is a stronger basis for finding the property than a neighborhood label alone. It also helps prevent confusion with other Sansiri projects using THE LINE branding, particularly Phahonyothin Park and Sukhumvit 71. Those are separate buildings, not additional wings or phases of this property.
For someone who commutes, the transport arrangement deserves more attention than a generic claim of being near a station. Published descriptions put the Chatuchak Park MRT access roughly 350 metres away and Mo Chit BTS around 400 to 550 metres, depending on the entrance and walking route described. BTS Group announced a skywalk project connecting the condominium area with its station, and later accounts describe the elevated route in use near the site. It is best to walk that route from the actual lobby and back, preferably during the hours you expect to travel. Lift time, station exits and pedestrian crossings can matter more than a headline distance.
The park setting is another important part of the address, but it needs to be judged apartment by apartment. Some windows face the broad green corridor around Chatuchak; others look toward Phahonyothin Road or neighboring buildings. A park-facing photograph may be accurate for one listing and irrelevant for another. Height and orientation can also alter exposure to trains, traffic and afternoon sun. If a particular view is central to the purchase, ask for the floor plan and unit position before going to the viewing. Once on site, spend time at the windows with the air-conditioning turned off so the outside sound is easier to assess.
Inside the property, density shapes daily life. The tower contains 841 units, served by five passenger lifts and a separate service lift according to the established project reviews. Those specifications show how the building is arranged, not how long a resident will wait for a lift on a particular morning. Check the corridor outside the unit, the separation from the lift lobby, door noise and how deliveries reach the apartment. In a large operating condominium, management, maintenance and the behavior of other occupants can influence comfort as much as the original architectural plan.
The apartment mix covers one-, two- and three-bedroom homes, plus a small number of duplexes. Archived layouts show ordinary one-bedroom units of approximately 25.25–47 square metres, two-bedroom units of 53.5–66 square metres and three-bedroom homes of 77.75–85.25 square metres. These are published plan sizes; they should not be mistaken for certified net internal areas. A balcony, a corridor that cannot hold furniture, or a poorly placed door can change how generous a nominally identical floor area feels. Actual plans should be matched against the unit’s registered papers and present layout.
Two-bedroom homes broaden the possibilities. The original range of approximately 53.5–66 square metres typically provides two bathrooms, which can make sharing easier for colleagues, a couple who work at home, or a small family. However, bedroom labels are not a substitute for checking actual room dimensions. One second bedroom may work well as an office but be less convincing with a full-sized bed and wardrobe. On a resale purchase, also establish whether alterations, built-in cabinetry or enclosed balconies depart from the plan on record.
Three-bedroom apartments are less common and belong in a different comparison group from the entry-level units. The published standard range is around 77.75–85.25 square metres. Duplex apartments provide another option: two-bedroom versions run from roughly 84.5 to 103.75 square metres, while the listed three-bedroom duplex is 105.75 square metres. Having two internal levels can be appealing, but stairs consume usable space and introduce practical questions about cleaning, accessibility and furniture deliveries. This is a category where an in-person viewing, not an attractive wide-angle photograph, should carry considerable weight.
The common areas are distributed across the tower rather than concentrated in a single leisure room. Published inspections describe lobby and work-oriented spaces on the ground floor, a pool and play areas on level seven, a fitness room on level eight, and a high-level lounge and private cinema space on level 41. The pool is reported as around 40 metres long. This gives residents places for exercise, meetings and downtime without leaving the building. It does not establish that every amenity is operating under the same hours, reservation rules or access policies as it did when the project opened.
Parking is one area where the published figures should not be treated as a personal entitlement. A later building inspection describes about 420 conventional spaces, whereas an early launch review discussed a parking provision of approximately 63 percent. Different reporting dates and counting conventions may explain the gap, but they do not establish a reserved space for a particular apartment. Drivers need to know whether the unit comes with any registered or assigned rights, whether vehicles are moved by attendants, how visitors enter and what happens if a household has two cars. A driveway inspection during a busy period is more informative than a parking percentage by itself.
The resale market currently offers a broad spread of asking prices. On 9 October 2026, PropertyHub refreshed a listing for a 26.35-square-metre, one-bedroom apartment at THB 3.49 million. We use that as a lower publicly advertised reference point as of 10 October 2026, not as a developer price, a valuation of the building or proof of stock. The advertisement may change or be withdrawn without notice. A more expensive apartment can be larger, more renovated, on a better floor or simply marketed at a different expectation. Before paying a reservation fee, have an agent confirm the exact unit and contractual terms.
For an overseas buyer, the ownership category is at least as important as the asking price. Thai law permits qualifying foreigners to register condominium freehold ownership within a foreign ownership cap of 49 percent of the condominium’s aggregate unit floor area. The existence of freehold apartments within a building does not mean every advertised unit can be transferred into a foreign buyer’s name. The THB 3.49 million listing does not establish its own foreign-quota status. A written quota confirmation for the transfer, current title documents and the seller’s legal identity should therefore be treated as transaction essentials rather than administrative details to be sorted out afterward.
Leasehold is a different legal interest, not an automatic workaround when foreign freehold quota is unavailable. Any proposed long lease depends on its own contract, term and enforceability. A resale buyer should separately distinguish the registered apartment owner from a broker and from the condominium juristic person that administers shared property. The Thai government’s guidance identifies a foreign-quota confirmation and debt-clearance documentation among the transfer requirements. Payment records, the route by which overseas money enters Thailand and any mortgage or other encumbrance also need to be established for the actual transaction.
Cost of ownership cannot be read from an old sales review. Historical project data quotes THB 50 per square metre each month as a common-area maintenance charge and THB 500 per square metre for an initial sinking fund. These are useful clues about the original charging structure, not proof of what a 2026 owner is billed. Request current invoices, evidence of any outstanding charges, the juristic person’s latest budget and information about major repairs. Special assessments can materially change a year’s carrying costs, particularly when a building has substantial shared facilities.
Rental use may be a sensible consideration here, but it should be evaluated as a separate business decision. The interchange makes commuting possible for tenants with different work destinations, and multiple platforms show active rental advertising for the building. That tells us a market exists; it does not establish occupancy, rental yield or what the next tenant will actually pay. Net cash flow depends on vacancy, agent fees, maintenance, furniture replacement, taxes and the amount of work the owner delegates. A headline asking rent is only the first number in that analysis.
Building rules are another item that belongs on the shortlist early. FazWaz describes pets as restricted unless permission is granted by the condominium juristic office, while some property-classification pages include a general pet-friendly label. The condominium’s written rules, not a filter icon, determine what is permissible. Ask the same questions about tenant registration, guest access, parcel deliveries, moving hours and any restrictions on the length of rentals. These matters are especially relevant when the purchaser intends to let the apartment while living abroad.
A useful viewing should combine the lifestyle test with a documentary one. Visit at a time when trains and road traffic are active. Check the sound through closed windows, the condition of bathrooms and air-conditioning, signs of water ingress, storage and the route from the lift. Compare the actual apartment against its floor plan and title details, then review service charges, ownership quota and the seller’s documents. The greatest advantage of buying in a completed tower is the chance to inspect the product that exists, not the one once imagined in a launch presentation.
THE LINE Jatujak - Mochit is most persuasive for a buyer who wants an existing high-rise condominium near two rail systems and the Chatuchak park district. It is a less obvious match for someone seeking a low-density environment, guaranteed private parking or a home insulated from city noise. The final choice should rest on the particular floor, orientation, condition, usable layout, ongoing costs and lawful ownership arrangement. The location makes the project worth examining; none of those unit-level questions should be decided by the address alone.
Ownership format
A qualifying foreign buyer may register condominium freehold ownership within the 49% cap on aggregate unit floor area. The specific transfer requires foreign-quota confirmation. Leasehold, if proposed, is a separate contractual interest and must not be presented as equivalent to freehold.
Unit types & sizes
The smallest layouts are aimed at buyers who value location more than spare room. Check where luggage, laundry and a working desk would go before assuming a compact one-bedroom is suitable for two people. A 26.35 sqm example was publicly advertised at THB 3.49M; its eligibility for foreign freehold transfer is not established.
Two-bedroom layouts can work for a small family, colleagues sharing a home, or a couple who need a separate office. They offer more flexibility than a compact one-bedroom, but usable bedroom dimensions and any later alterations deserve careful checking. Do not infer the unit’s condition from the original plan alone.
These larger homes deserve comparison with other family-oriented apartments rather than with entry-level studio-sized stock. Pay attention to the third bedroom, circulation space and whether the apartment has an outlook and maintenance condition appropriate to the asking price.
A two-level plan offers a different spatial experience from a conventional apartment. It may separate private and shared spaces well, but stairs, awkward corners and the arrangement of bathrooms can change the balance. The actual upper-level plan matters much more than the overall size alone.
The published three-bedroom duplex is the upper end of the original layout range and was a very limited format. Internal stairs and upper-floor proportions shape how the space works. Resale availability and the exact configuration cannot be assumed from the old project specification.
The stated ranges come from the original published layouts, not verified measurements of currently advertised units. Title-area figures, alterations, bathroom configurations, finishes and availability require unit-level confirmation. Original reporting identified only five duplex units in total, so these should not be treated as standing resale inventory. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

- BTS Group reporting confirms apartment transfers during 2017, while FazWaz and PropertyHub categorize completion as 2018. A single verified final acceptance date was not established from the reviewed sources.
- An inspection of the occupied building describes roughly 420 conventional parking spaces; an early project review quoted 63% provision. Neither figure establishes a unit-specific parking entitlement.
- The THB 3.49M public resale listing does not substantiate foreign-quota availability. Asking price and a foreign buyer’s ability to register freehold title must be established separately.
