Life Ladprao’s strongest practical advantage is the concentration of transport at the intersection. BTS Ha Yaek Lat Phrao sits beside the development and MRT Phahon Yothin is within walking distance, giving residents two useful rail options without structuring every trip around Bangkok traffic. That can matter more than a marginally larger apartment farther from transit. The trade-off should not be ignored: units facing major roads or elevated infrastructure may experience a very different noise and view profile from inward- or side-facing apartments.
A completed building
Because the condominium has been completed since 2020, a buyer can inspect the real product rather than infer quality from a launch brochure. The condition of the lobby, lifts, corridors, pool deck, gym, landscaping and the individual apartment are all observable. Resale due diligence is different from off-plan due diligence, however. The seller’s title, juristic-office debt status, alterations inside the unit, included furniture and handover condition become central parts of the decision.
Amenity depth
The two towers support a broad set of shared facilities: a panoramic pool, fitness and wellness areas, sauna and steam rooms, yoga space, work and meeting zones, social lounges, a theatre room, landscaped areas and activity spaces. Buyers who genuinely use shared facilities may get more value from that than from a smaller building with a minimal common area. The counterpoint is scale. With 1,615 homes, peak-hour lift traffic and popular common spaces can feel busier than in a low-density condominium.
Broad urban demand
The surrounding area combines rail connections, major retail, schools, offices and established residential neighbourhoods. That gives the project a demand base that is not dependent on tourism or a single corporate district. Current portals show a large number of sale and rental listings, which is evidence of an active market rather than a guarantee of liquidity. A large resale pool also means owners compete with similar units, so exit quality depends on pricing, condition, view, floor, layout and foreign-quota eligibility.
Unit-specific pricing
The THB 3.5M lower reference comes from compact resale units and should not be treated as a project-wide price. Life Ladprao contains materially different sizes, floors, views, furnishing levels and ownership situations. A low asking price may be attractive, but it may also reflect seller urgency, weaker orientation, refurbishment needs or Thai-quota ownership. A useful comparison is therefore between several like-for-like units, not between one headline bargain and the project’s larger homes.
About the project
Life Ladprao is a completed high-rise condominium at the Phahonyothin–Lat Phrao junction in Chatuchak. This is the original Life Ladprao, not the adjacent Life Ladprao Valley that followed later. The project consists of two towers: Building A has 45 storeys and Building B has 46, with 1,615 residential units plus one commercial unit. AP’s official brochure identifies AP (Ratchayothin) Co., Ltd. as the project developer and gives the site area as 7 rai 71.4 square wah; the consumer-facing developer brand is AP Thailand. Completion is consistently reported in May 2020, and AP’s current project page marks the development sold out. In practical terms, a buyer is entering an established resale market rather than buying developer stock, so the relevant questions are the specific unit, seller, title, condition, ownership quota and transfer terms.
The location works because several pieces of daily infrastructure sit in the same compact urban node. Life Ladprao fronts Phahonyothin Road beside BTS Ha Yaek Lat Phrao, with MRT Phahon Yothin also within walking distance. Central Ladprao is directly across the main road, while Union Mall, Lotus’s and the wider Chatuchak–Ratchayothin area add shopping, food and services. For someone who wants to rely on rail rather than a car, that is a tangible advantage rather than a marketing label. The trade-off is equally tangible: this is a busy junction with major roads, elevated infrastructure, retail traffic and a lot of movement throughout the day. Unit orientation, glazing, floor level and the direction of the view can materially change the living experience.

With 1,615 apartments, Life Ladprao is a large project. That scale supports a substantial amenity programme, but it also means a large resident population sharing lifts, pools and social areas. Reliable project sources list a panoramic swimming pool, fitness and wellness areas, sauna and steam rooms, yoga space, elevated lounges, work and meeting areas, a theatre lounge, landscaped areas, a play zone and a basketball area, together with parking, CCTV, controlled access and 24-hour security. Market profiles report roughly 723 conventional parking spaces excluding double parking, or about 45% of the residential unit count. A buyer for whom parking certainty matters should therefore ask the juristic office how access is allocated rather than assume that ownership automatically comes with a dedicated bay.
One small but important source conflict concerns the smallest layouts. AP’s official brochure describes the 26–29 sqm range as one-bedroom product, while large resale platforms frequently classify comparable units as studios. The 35 sqm one-bedroom format is consistently identified, and two-bedroom units are generally shown from about 48.5 to 75 sqm. The label matters less than the actual plan: a 26–29 sqm unit may have a partition or bedroom-like zone and still behave in the market like compact stock. Anyone comparing units should look at the floor plan, window line, storage, kitchen arrangement and whether the sleeping area is genuinely separated, rather than relying on the listing category alone.
The resale market remains active in October 2026. Current listings include compact 26 sqm units around THB 3.5M, while 35 sqm one-bedroom homes and larger two-bedroom apartments generally sit at higher price points. These are asking prices, not a developer schedule and not evidence that every advertised unit is still available. The same apartment can appear through several agencies, while an unusually low price can reflect urgency, condition, Thai-quota ownership or other unit-specific factors. For a completed condominium, the useful workflow is therefore unit-first: identify the exact apartment, verify title and foreign-quota eligibility, check outstanding juristic-office charges and the physical condition, and only then compare the price with competing stock.
Ownership format
A foreign buyer can own a condominium unit freehold within the statutory foreign-ownership quota, capped at 49% of the aggregate unit area in a registered condominium. Foreign-quota availability must be confirmed for the specific unit before transfer; there is no public live quota register for each Life Ladprao resale listing.

The entry-size product. AP’s official brochure classifies 26–29 sqm units as one-bedroom layouts, while major resale portals often call comparable stock studios. The plan matters more than the label: check whether the sleeping zone is genuinely separated, whether it receives natural light, how much storage is provided and whether the kitchen works for everyday use.
A straightforward format for one person or a couple who wants a separate bedroom without moving into the cost bracket of a larger two-bedroom unit. Resale examples vary significantly in furnishing and interior condition, so two 35 sqm apartments can require very different post-purchase budgets even when their floor areas match.
This is a broad range: a compact two-bedroom around 50 sqm is a different product from a 70–75 sqm family layout. Buyers should compare bathroom count, living-room proportions, storage and bedroom privacy rather than treating every two-bedroom as interchangeable. On higher floors, orientation and view can also create a meaningful pricing spread.
Sources disagree on the label for the smallest units: AP’s official brochure places 26–29 sqm under one-bedroom layouts, while PropertyHub, FazWaz and other resale portals often market comparable units as studios. Floor area and the actual plan are more useful than the category label, so the specific unit plan should be checked.
