Why this project is worth a look
Two rail options
The official project site and current project reviews support close access to Phahon Yothin MRT and Ha Yaek Lat Phrao BTS. That gives residents a practical alternative to driving, although the easiest pedestrian route still depends on the tower, entrance and direction of travel.
Three distinct towers
Anthony, Benedict and Charles form one condominium project but contain different numbers of residences. On the resale market, tower, floor, outlook and access pattern should be compared alongside size and price rather than treating every unit in the project as equivalent.
Clear official unit range
The developer publishes 29–45 sqm one-bedroom units, 53–70 sqm two-bedroom units and 85–145 sqm penthouses. That gives buyers a reliable base for checking resale advertisements that sometimes use different bedroom labels.
Meaningful shared facilities
Two pools, two fitness and yoga areas, sauna and steam rooms, gardens, reading spaces and children's facilities are supported by official sources. The project is large, so facility capacity and actual day-to-day use are separate questions from the simple existence of the amenities.
Established resale market
Fresh sale and rental advertisements remain available across several portals in September 2026. That provides real units for comparison, but listing counts can include duplicates and should not be mistaken for the number of unique homes genuinely available.
About the project
The Saint Residences is a completed three-tower condominium at the Vibhavadi–Lat Phrao junction in Chatuchak. The official project site gives the street address as 588 Vibhavadi Rangsit Road and describes three 41-storey towers: Anthony with 407 residences, Benedict with 406 and Charles with 720, for an official total of 1,533 residential units. That scale matters when comparing resale stock. A buyer is not simply choosing “a condo near the MRT”; tower, floor, orientation, outlook, internal condition and the exact legal status of the unit can materially change the experience and the price even when two listings show the same headline size.
The project now functions primarily as a secondary market. PropertyHub had recently refreshed one-bedroom listings around 30 sqm from roughly THB 2.79–2.95 million on 6 September 2026, while larger two-bedroom units were offered at substantially higher prices. Those listings are useful as a live market reference, not as a project price list. Duplicated advertisements are possible, fit-out and condition vary, and an online listing does not prove that the advertised ownership form can be transferred to a particular buyer. For that reason, the registry uses THB 2.79 million only as a lower current resale anchor and not as a promise that an equivalent unit can be bought at that price.

The official unit structure is more straightforward than the resale portals sometimes suggest. The project site lists one-bedroom units of 29–45 sqm, two-bedroom units of 53–70 sqm and penthouses of 85–145 sqm. On the resale market, some smaller apartments are labelled studios and some larger homes are presented as three-bedroom units. The practical issue is not the label in an advertisement but the registered area, the actual number of enclosed bedrooms, the approved unit plan and whether the sale documents describe the same property being viewed. The unit cards below therefore follow the project's official classification and treat resale labels as unit-specific information that needs checking.
The common facilities are substantial rather than decorative. Official project materials list two salt-treatment swimming pools of 50 m and 25 m, a children's pool, two fitness and yoga areas, sauna and steam rooms, rooftop and pocket gardens, outdoor recreation space, three lobbies, two reading rooms, a children's playground, 24-hour security and CCTV. Scale cuts both ways, however. These facilities serve a project with 1,533 residences, and the official site lists approximately 766 parking spaces. A buyer who relies on a car every day should therefore check current parking rules and practical availability for the relevant tower rather than assume that ownership of a unit automatically comes with a dedicated space.
The location is easier to understand through existing transport than through old launch-era claims about a future business district. The official site places Phahon Yothin MRT about 300 metres away, while Knight Frank Thailand gives roughly 650 metres to Ha Yaek Lat Phrao BTS. Central Ladprao, Union Mall, Chatuchak Park and Wachirabenchathat Park are also identified by the project as important nearby destinations. This gives residents several realistic daily options: underground rail, elevated rail, large retail centres and major green spaces are concentrated in the same northern Bangkok node. The trade-off is equally obvious: Lat Phrao and Vibhavadi are major urban roads, so road traffic remains part of the location.
Sources do not agree perfectly on the completion year. FazWaz and DDproperty place completion in 2017, while several other profiles use 2018; a DDproperty review written in 2016 still showed an expected completion date in the fourth quarter of 2018. For a 2026 buyer, the central fact is not in dispute: the buildings are complete, occupied and actively traded on the resale market. Rather than manufacture precision, the structured record keeps the construction status as completed and leaves the exact year as a documented discrepancy that can be resolved from condominium registration or handover records if it becomes material to a transaction.
The developer identity is well supported. Both The Saint Residences project site and Salan Development's own website identify Salan Development Co., Ltd. as the developer. A 2016 DDproperty review also described Salan Development as a company established by Saint John Holding for its real-estate activities. What is less clear from the current public corporate material is a broad, independently verified residential track record beyond this project; Salan's present website is heavily centred on The Saint Residences. For a resale buyer, that does not prevent due diligence. It shifts attention toward the condition of the completed buildings, the condominium juristic person, current management, outstanding charges and the documentation of the unit actually being purchased.
Foreign buyers also face a practical verification step that can easily get lost behind listing photos and asking prices. Thailand.go.th states that the condominium juristic person must certify compliance with the foreign ownership quota for a foreign freehold transfer, and that confirmation is used in the Land Department transfer process. A seller's statement that a unit is “available to foreigners” is therefore not enough on its own. Before a substantial payment, the buyer should connect the exact unit number, current owner, registered ownership form and available quota into one consistent document trail. In a completed project, this is usually more relevant than launch-era marketing: the buyer is acquiring an existing property with its own ownership, fee and transaction history.
The project site still publishes a common-area fee of THB 50 per sqm per month and a sinking fund of THB 600 per sqm, described as payable once on transfer. Those figures are useful project-level references, but a resale buyer should not assume that the final amount due today is identical to the original developer schedule. Current juristic-person charges, any unit arrears and transfer-related obligations need to be checked for the selected property. The same unit-specific approach applies to foreign ownership. Thai law allows foreign freehold ownership within the condominium's 49% foreign quota, but the project name and an online advertisement do not confirm that quota is available for a particular resale unit.

A foreign buyer can register a condominium unit in freehold only within the foreign quota, capped at 49% of the condominium's total unit area. The quota available for a specific resale unit must be confirmed with the condominium juristic person; if no foreign quota is available, any leasehold structure depends on the seller and contract and is not automatic.
