Metris District Ladprao is a completed 45-storey condominium by Major Development on the opening stretch of Lat Phrao Road in Chom Phon, Chatuchak. It consists of one residential tower with 741 homes plus three commercial units at the lower level. It should not be confused with the neighbouring Metris Ladprao, which is a separate, smaller and lower project. The distinction matters because the two names appear together in search results and on maps. For this project, the construction-stage question is largely behind the buyer: Major Development reported completion and the start of title transfers in October 2025, and by early 2026 it was publishing a walkthrough of the finished building and operating common areas. Due diligence therefore shifts from promised delivery dates to the exact unit — its title, seller, condition, view, floor, furniture package and any outstanding charges.

The building is substantial rather than boutique: 741 apartments over 45 floors on roughly 3-2-14.3 rai of land. The layout range is deliberately compact. Studios run from 23.7 to 24.8 sqm; standard one-bedrooms from 28 to 31.8 sqm; one-bedroom-plus layouts from 34.1 to 34.7 sqm; two-bedrooms with one bathroom from 42 to 42.6 sqm; and the two-bedroom, two-bathroom plan is 49.6 sqm. That makes the project a more natural fit for singles, couples, small households and rental-oriented buyers than for families seeking large three-bedroom homes. Launch-era materials described units as fully furnished and equipped with home-automation features. In a completed building with an emerging resale market, however, the inventory now has to be checked unit by unit because owners can change furniture, appliances and finishes after transfer.

The location is strongest for people who genuinely use rail transit. Major Development states that MRT Phahon Yothin is about 230 metres away. The Ha Yaek Lat Phrao interchange area also connects the neighbourhood to the BTS Green Line, while Union Mall, Central Ladprao, Lotus’s, Big C and a large concentration of offices and everyday services sit around the same urban node. This is existing infrastructure, not a future-line story. It works particularly well for commuters moving along Phahon Yothin, Chatuchak and Ratchada, or those who need straightforward links towards Asok and central Bangkok. The trade-off is equally real: Lat Phrao is a busy arterial road and the junction is active for much of the day. Buyers who are sensitive to traffic noise should inspect the exact orientation and visit at peak hours rather than assuming that a high floor automatically solves the issue.

By 2026 the project had moved into a mature sales-and-transfer phase. Major Development's 2026 AGM minutes state that 478 of the 741 units had been sold and 294 had completed transfer by 31 March 2026. Those figures are more informative than a generic 'ready to move' label because they show a building already entering normal owner occupancy. They also explain why current listings need to be classified carefully. A buyer may encounter remaining developer stock, assignments, investor-owned units or registered resales, and those routes can carry different payment timing, taxes, fees and foreign-quota status. On 30 August 2026, FazWaz displayed 18 units for sale with a lowest asking level of THB 2.75 million. We use that only as a lower market anchor. Availability, seller identity, unit condition and the final negotiated price must be confirmed for the individual property.

The amenity programme is unusually broad and spread vertically through the building. The ground level combines the main lobby, co-working areas, gardens and pet-oriented space. A separate garden appears on the eighth floor. The upper levels add a sky pool, kids' pool, jacuzzi, panoramic gym and weight-training facilities, followed by a sky lounge and observation deck, with the top level used for a rooftop garden, urban farm and social deck. This is useful if the resident actually wants to work, exercise and spend downtime within the building rather than treating amenities as brochure decoration. The cost side should be kept in view as well. FazWaz lists a common-area fee of THB 55 per sqm per month and a sinking fund of THB 500 per sqm. Those figures should be reconfirmed against the current juristic-person statement before signing because operating budgets can change once a project is fully handed over.

Pet-friendly design is one of the project's genuine differentiators. Major Development has consistently presented Metris District Ladprao as a residence where pets are part of the intended living model, with dedicated facilities including a pet park, Cat Haus and a multi-pet room. That is materially different from a building that merely tolerates animals informally. Still, the headline should not be treated as the whole rulebook. Detailed limits on species, number, weight, registration and circulation through common areas are governed by the condominium's current rules, and public sources do not describe those limits consistently. A buyer with a pet should obtain the latest juristic-person regulations before paying a reservation or deposit. A buyer without pets should also inspect the building in operation, paying attention to lifts, pet routes, cleaning and how the shared environment is managed.

Parking is another area where the headline numbers need a practical reading. Market profiles commonly report 339 spaces, around 46% of the residential unit count when tandem spaces are included, together with four passenger lifts and one service lift. For an MRT-focused resident this may be perfectly workable because the project is designed around a strong transit location. For a household with two cars, it may be one of the decisive constraints. The useful questions are operational: how resident stickers are allocated, how tandem parking works, whether guest parking is available and what the garage feels like in the evening. The same applies to lifts. With 741 units, it is worth seeing actual waiting times during commuting hours. Because the building is finished, these are observable facts rather than assumptions that have to be made from a plan.

For a foreign buyer, ownership must be checked at the unit level. Thai condominium law allows foreign nationals to hold condominium freehold in their own name within the building's foreign quota, capped at 49% of the total saleable area. The fact that Metris District Ladprao is a condominium does not mean that foreign quota is available for every unit today. With hundreds of transfers already completed, the remaining quota can change as titles move between Thai and foreign owners. Before funds are committed, the buyer should confirm the current quota position with the condominium juristic person, inspect the title of the selected unit, verify the seller and ensure that the money-transfer documentation required for registration is handled correctly. If a listing cannot be transferred as foreign freehold, leasehold is a common alternative on the Thai market, but the exact legal structure should be reviewed separately rather than assumed from the marketing description.

The strongest case for Metris District Ladprao is therefore practical: a completed high-rise, a short stated walk to MRT Phahon Yothin, a compact and easy-to-understand unit mix, and unusually serious pet infrastructure in a dense Bangkok location. Its compromises are just as visible — high unit density, no large family layouts in the published mix, parking below one space per home, and a live market where developer stock and secondary inventory can sit side by side. That makes the project a good candidate for a unit-specific decision rather than a brand-level decision. The right question is not simply whether the project is 'good'; it is whether a particular unit gives the buyer the right combination of rail access, pet policy, usable area, view, noise exposure, ownership form and all-in transaction cost. A completed building makes most of those points verifiable before purchase.
