Why this project is worth a look
Low unit count
A 29-storey tower with only 193 homes is relatively small for a high-rise beside a major Bangkok transport corridor. Typical residential floors carry no more than about 11 units, so the pool, gym and shared work areas serve a limited resident base. The other side of that equation is a compact lift setup: two lifts including the service lift, so buyers should judge peak-time convenience from the building itself rather than assuming that low density solves every circulation issue.
A genuinely walkable station
Major Development quotes roughly 250 metres to Phahon Yothin MRT, putting rail close enough to become the default commute for many residents. That is a meaningful advantage for both owner-occupiers and tenants who work along the Blue Line or need links toward the wider rail network. The same address also exposes some homes to Lat Phrao Road, so orientation and floor level matter: convenience is strongest at the street edge, but so are traffic noise and dust.
Pet policy is built in
METRIS Ladprao is explicitly marketed by the developer as pet-friendly and the completed building includes a pet area plus a service-lift routine for residents with animals. That is more useful than a landlord simply saying pets are accepted because the building itself was organised around the idea. Current juristic-person rules still need to be checked before purchase or tenancy, especially any limits on size, registration, health documents or charges.
The resale market is visible
Because the building has been occupied since 2020, buyers can compare live resale stock rather than depend on launch pricing. In September 2026, one-bedroom asks around 30 sqm were visible from roughly THB 3.8M, while two-bedroom prices spanned a much wider range according to floor, outlook, size and condition. This makes the project easier to benchmark, but it also means that a single headline price is a poor substitute for checking the exact unit.
Urban rather than resort living
The project's strongest proposition is everyday Bangkok utility: a short walk to rail, shopping nearby, several road connections and an established rental pool. Amenities support daily routines rather than trying to mimic a hotel or destination resort. Buyers looking for a quiet compound, expansive landscaped grounds or a hospitality-led ownership product will find a different set of priorities here.
About the project
METRIS Ladprao is a completed Major Development condominium at the inner end of Lat Phrao rather than an off-plan proposition. The building was completed in 2020 and consists of one 29-storey tower with 193 units, a relatively modest unit count for a high-rise in this part of Bangkok. Major Development's project page names Major Development Estate Co., Ltd. as the developer and gives a land area of 1 rai 78.1 square wah. The official unit programme is straightforward: one-bedroom homes of roughly 30–31 sqm, two-bedroom one-bathroom units of about 44–52.5 sqm, and larger two-bedroom two-bathroom layouts of about 51–61 sqm. For a resale buyer, the value of that maturity is practical: the finished building, management routines, resident experience and actual resale stock can all be inspected rather than inferred from a launch brochure.
The site is at the entrance to Soi Lat Phrao 8 in Chom Phon, Chatuchak. Major Development quotes 250 metres to Phahon Yothin MRT; portals and independent reviews show slightly different measurements because they use different start and end points, so the useful takeaway is simply that the station is within a short walk. Union Mall sits in the same immediate corridor and Central Ladprao is a little farther toward the intersection. This location works particularly well for someone who wants a Bangkok home that does not depend on a car every day: rail, buses, shopping and several arterial roads are all close. The trade-off is equally clear. Lat Phrao Road is busy, and lower north-facing homes can be more exposed to traffic noise and dust than units higher up or turned away from the road.

Residential floors begin at level 9. A detailed walk-through of the completed building shows no more than about 11 homes on a typical floor, with private-garden variants appearing on levels 27–29. That low overall density is one of the project's more tangible characteristics, but buyers should look at the circulation plan as well as the headline unit count. Corridors are double-loaded and the building uses two lifts, one of which doubles as the service lift. Published project rules route residents with pets through the service lift. For pet owners, that matters: pet-friendly living here was designed into the building's operation and ground-floor landscape rather than being a grey-area tolerance that depends on a landlord.
Amenities are spread through the tower instead of concentrated in one oversized leisure deck. Ground level includes the lobby, co-working space, recreation area, mail area, barbecue garden, pet area, landscaped space, laundry room and car-wash area. Levels 2–8 contain the automated parking system; independent project reviews put parking at about 58% of units before tandem spaces. The main wellness floor is level 24, with the fitness room, steam and sauna facilities and a saltwater pool of roughly 4 by 20 metres. A roof garden and open-air viewing area sit above the residential floors. The amenity mix is not resort-style, but for a 193-unit city building it is broad enough to be useful without relying on novelty features.
Resale inventory was still active in September 2026. A DDproperty listing published on 25 September offered a 30.8 sqm one-bedroom home at THB 3.8M, while PropertyHub carried a 30 sqm one-bedroom at THB 3.825M around the same period. Two-bedroom asking prices varied much more: recent examples included roughly THB 5.25M for a 47 sqm one-bath layout and THB 10.25M for a larger corner unit of about 61 sqm with two bathrooms. These are asking prices, not recorded transaction evidence. Floor, outlook, interior condition, furniture, an in-place tenant and the seller's timing can all move the number materially, so THB 3.8M should be treated as a dated lower market anchor rather than an expected price for every one-bedroom unit.
The rental side also shows a functioning secondary market. Late-September 2026 listings commonly placed 30 sqm one-bedroom units around THB 17,000–20,000 per month, while 47–48 sqm two-bedroom homes were often marketed around THB 30,000–33,000. That is useful for understanding how the project is positioned with tenants, especially for buyers comparing self-use with a future rental option. It is not enough to claim an investment return. Listing rents do not reveal vacancy, negotiated rent, agent fees, common expenses or maintenance, and they say nothing about how consistently one specific unit has performed.
For a foreign buyer, the legal question is not whether freehold exists at METRIS Ladprao in general; resale listings clearly show freehold units. The question is whether foreign-quota capacity is available for the specific unit at the time of transfer. Thailand's condominium rules cap foreign ownership at 49% of the aggregate unit area of a registered condominium, and the juristic person provides the relevant quota confirmation for transfer. Public sources do not publish the current foreign-quota utilisation of this building. Freehold therefore remains a realistic route for an eligible foreign purchaser, but it should not be assumed from the wording of a listing alone.
One identity check is particularly important here. A newer, much larger project called Metris District Ladprao now sits in the same area and uses very similar branding, and portal data can bleed across the two names. The METRIS Ladprao covered here is the 2020 building with 29 floors, 193 units and an official unit range starting around 30 sqm. Listings describing studios around 24–25 sqm, a tower above 40 floors or several hundred additional units should not be folded into this project without documentary confirmation. For anyone comparing prices online, verifying the building name, unit size, floor count and title documents is the easiest way to avoid benchmarking the wrong asset.
Ownership format
The project is a registered condominium and resale listings are offered on a freehold basis. A foreign buyer can take freehold title only if foreign-quota capacity is available within the statutory 49% cap on the aggregate unit area of the building; quota status must be checked for the specific unit before transfer.
Unit types & sizes
The core layout and the easiest type to benchmark on the resale market. At around 30 sqm it provides a separate bedroom rather than a studio arrangement, but individual stacks differ in kitchen placement, glazing and outlook, so the exact floor plan matters more than the headline area.
A practical two-bedroom option that keeps one bathroom and therefore stays more compact than the larger two-bath layouts. Much of the 2026 resale stock clusters around 47–48 sqm, making this the most useful two-bedroom size for comparing floor, orientation and asking price across listings.
The largest official unit group. A second bathroom is materially more useful for families, two adult occupants or shared long-term tenancy, but the size range is wide and the higher floors include less standard configurations, including homes associated with private outdoor areas.
Major Development's official project page does not list studios; the smallest confirmed type is a one-bedroom from 30 sqm. PropertyHub carried a 2026 listing labelled as a 24 sqm studio under METRIS Ladprao, but because that conflicts with the official unit programme and a similarly named Metris District Ladprao exists nearby, we have not treated the studio listing as a confirmed unit type.
