Why this project is worth a look
A visible resale market
Because the building is established, a buyer can inspect real apartments and operating common areas rather than a future delivery promise. Multiple comparable studios and one-bedroom units appear on the market, making it easier to test asking prices against floor, renovation quality, furniture, tenancy and physical condition.
Transit-led location
Soi Lat Phrao 1 connects into the Phahon Yothin–Ha Yaek Lat Phrao node, with Union Mall and Central Ladprao close by. For a compact city apartment, that everyday connectivity is more important than a very long amenity list: the value proposition is largely about access to rail, retail and established neighbourhood services.
Compact entry sizes
Studios around 23–25 sqm and one-bedroom units around 29–33 sqm keep the absolute purchase price below that of larger formats in the same part of Bangkok. The trade-off is equally clear: storage, furniture layout and renovation quality matter more in a small apartment, and this is not a natural family-home product.
Real rental comparables
The building still has an active rental market in October 2026, with many listings around the 29–30 sqm mark. That gives an investor observable competition rather than a developer forecast. Asking rent is not achieved rent, and gross rent is not net return, so vacancy, agency fees, repairs and recurring condominium costs still need to be modelled for the specific unit.
Age rewards inspection
This is no longer a new-build purchase where units are broadly uniform. One owner may have renovated extensively while another has retained much of the original fit-out. Comparing several apartments in the building and inspecting both the unit and common property is therefore a meaningful part of price discovery.
About the project
Chapter One The Campus Ladprao 1 is an eight-storey, 180-unit condominium in Soi Lat Phrao 1, Chom Phon, Chatuchak, developed by Pruksa Real Estate. The useful way to look at it in 2026 is not as a launch-era product but as a mature resale building. Buyers can compare real apartments, actual common areas and existing management rather than relying on a future completion promise. Major portals still show both sale and rental activity. DDproperty's current project range starts at roughly THB 1.95 million, while PropertyHub has recently shown studios around THB 2.0–2.09 million and higher asking prices for one-bedroom units. Those are asking prices, not a valuation of every apartment in the building, and duplicate agency listings are common. They are best used as a market anchor before checking the exact unit, title, condition, tenancy and seller documentation.
The unit mix is unusually easy to understand. The original project offered studios of roughly 23–25.37 sqm and one-bedroom apartments of roughly 28.54–33.41 sqm, with no larger family formats confirmed in the project material reviewed. That makes the building more naturally suited to a single resident, a couple, or a rental strategy aimed at compact urban apartments. It also helps explain why the rental market remains active. On 6 October 2026, PropertyHub displayed more than twenty rental advertisements, with several fresh one-bedroom listings around 29–30 sqm asking roughly THB 10,990–14,000 per month. These are advertised rents rather than signed contracts, and they say nothing by themselves about vacancy, management fees, repairs or net yield. What they do show is a reasonably deep set of comparable rental stock within the same building.

The common-area programme is straightforward rather than resort-like. A detailed contemporaneous review records the lobby, swimming pool and parking on the first floor. The second floor contains the gym, a laundry area and 24 residential units, while floors three through eight are residential with 26 units per floor. The same source notes two passenger lifts with floor-access control, 24-hour security, access control and CCTV. This is not the type of building where an investor should pay a premium simply for a long amenity list. A better inspection focuses on the current condition of the pool, gym, lifts, corridors, security systems and the condominium's maintenance standards. In a building completed around a decade ago, how the shared property has been managed matters more than what appeared in the original brochure.
Location is the project's strongest practical argument. The building sits inside Soi Lat Phrao 1 rather than directly on the main road. Historical site reviews placed it about 350 metres from the mouth of the soi and Phahon Yothin MRT; current portals quote different walking distances because they measure to different entrances and map points. Union Mall and the Central Ladprao area are close by, and the district now also benefits from the BTS station at Ha Yaek Lat Phrao. This gives the project exposure to more than one demand source: rail commuters, retail and office workers, students and residents who want access to the northern central-Bangkok corridor. The trade-off is that Soi Lat Phrao 1 is a tight urban street. A viewing should include the actual walk, evening noise and car access rather than relying on a single advertised distance.
Building age creates both visibility and risk. The surrounding neighbourhood is established and the condominium has a real resale history, so a buyer can inspect multiple units and see how apartments have aged. At the same time, original fit-out is no longer new. Historical material refers to approximately 2.6-metre ceilings, laminate flooring, built-in furniture and launch-era air-conditioning packages, but a 2026 resale unit may have been fully renovated, partially upgraded or barely changed. Two apartments with the same floor area can therefore require very different post-purchase budgets. Air-conditioning condition, kitchen and bathroom work, windows, built-ins, water staining, electrical upgrades and renovation quality can matter more than a small difference in headline price per square metre.
Tenure is presented by DDproperty as freehold condominium ownership. For a foreign buyer, that does not mean every resale unit can automatically be transferred into foreign ownership. Thai government guidance requires the aggregate foreign-owned area in a registered condominium building to remain within the 49% foreign quota, and the condominium juristic person must provide the relevant confirmation for transfer. On a resale purchase, the buyer should also verify the condominium title deed, seller identity, outstanding common charges and the payment route. Units sold with tenants need an additional review of the lease, deposit, prepaid rent and handover obligations. The legal structure is familiar for Bangkok condominiums, but eligibility belongs to the selected unit and the quota position at the time of transfer, not simply to the project name.
Operating costs deserve the same attention as the purchase price. Completion-era material records a common fee of THB 65 per sqm per month and an original sinking-fund contribution of THB 500 per sqm. Those figures are useful historical context, not an assumption that the 2026 charges are unchanged. Owners' meetings can revise budgets, fees and collection rules. On a resale purchase, the more useful documents are a current statement from the condominium juristic person, confirmation of any arrears attached to the selected unit, and information on planned major works. In a building of this age, future spending on lifts, façades, the pool or building systems can materially affect owners. A cheaper apartment is therefore not automatically the better buy if its condition, unpaid charges or the building's upcoming capital needs are weaker.
Open-source records contain several inconsistencies that matter enough to preserve. The core specifications — one building, eight floors and 180 units — are repeated consistently. Completion is not: DDproperty and PropertyScout use 2014, while PropertyHub, FazWaz and several Thai project databases use 2015. A detailed site visit dated 19 November 2015 said construction was more than 90% complete with finishing work still underway, so 2015 is the more defensible public completion year for this dossier. Street numbering is less tidy: current and historical directories variously show 239/3, 227/4 and 98 Lat Phrao 1. The physical location in Soi Lat Phrao 1 is consistent, and independent historical map coordinates cluster tightly around the same site. For a transaction, the address and identifiers on the selected unit's title deed should override any portal address.
Ownership format
The project is traded as condominium freehold. A foreign buyer can register a unit in their own name only while foreign quota remains available; Thai condominium rules cap foreign ownership at 49% of the aggregate unit area in a registered condominium building. The quota position for the selected unit should be confirmed with the condominium juristic person before transfer.
Unit types & sizes
The smallest original layout family. Resale stock commonly includes units around 23–24 sqm, where storage, kitchen and bathroom condition, and the amount of usable space left after furniture become especially important.
The core format for one resident or a couple. Many 2026 listings sit around 29–30 sqm, giving buyers a useful pool of direct in-building comparables for asking price, renovation, floor level and outlook.
The original size ranges are supported by a detailed completion-era review and several Thai project databases. Resale advertisements sometimes round or slightly vary the floor area; the area on the selected unit's title deed should control the transaction. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms
- Current price: From THB 1.95M in DDproperty's active asking-price range, checked on 7 October 2026. This is a lower secondary-market asking anchor, not a guaranteed transaction price; unit availability, condition, ownership eligibility and final terms need to be confirmed for the selected apartment.
- Completed: 2015
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A buyer looking for a compact apartment in northern central Bangkok with practical walking access to rail transit and major shopping centres.; An investor who prefers an existing rental market and multiple in-building comparables to a developer's projected rent or yield.; A buyer with a relatively limited absolute budget who is comfortable with a studio or small one-bedroom resale unit.; Someone willing to compare several apartments in person and treat unit-specific renovation and maintenance condition as a major part of the purchase decision.; may not suit: A family needing two or more bedrooms; larger original unit types are not confirmed for this project.; A buyer who wants a new building with the larger amenity programmes, co-working space and family facilities common in newer projects.; A multi-car household or anyone for whom a guaranteed parking space is essential; published parking figures conflict and the original parking provision was limited..
What we confirm before booking

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Open directories give different street numbers in Soi Lat Phrao 1: 239/3, 227/4 and 98. The physical project location is consistent, but a transaction should use the address and identifiers on the selected unit's title deed.
- Completion year varies across sources: some portals use 2014 while most other databases use 2015. A detailed visit on 19 November 2015 recorded the project as more than 90% complete with finishing work still underway, so this dossier uses 2015.
- Parking figures conflict. A completion-era review describes about 50 spaces including tandem parking and roughly 40%, while other databases report 58 spaces excluding tandem parking and roughly 32%. Current rules and actual availability should be confirmed with the condominium juristic person.
