Lower active asking prices were around THB 2.9–3.0M in October 2026. That is a useful entry point for a completed high-rise beside rail, but it is not a project-wide price. The selected unit's floor, outlook, fit-out, condition and ownership quota can materially change value.

Large portals carry dozens of sale and rental listings, giving buyers a real evidence base for comparison. The same depth also means internal competition: an owner later renting or selling a standard one-bedroom may be competing directly with several near-identical apartments in the same tower.

Most layouts fall between 21.5 and 34.5 sqm, making the project naturally suited to singles, couples and tenants who value transport access over private floor area. Buyers planning long-term family occupation should focus on the roughly 60 sqm two-bedroom units or compare alternatives with a deeper family-unit mix.

About the project

CIELA Sripatum is a completed high-rise condominium on Phahonyothin Road in Lat Yao, Chatuchak. Developed by Grand Unity Development, it consists of one 28-storey residential tower with 900 apartments, a separate parking structure and a small commercial component. The project is best understood as a transit-oriented Bangkok residence rather than a boutique or resort-style development. Units are compact, the building is relatively dense, and the location beside the rail line does much of the heavy lifting for everyday convenience.

The most consequential feature is the Bang Bua BTS station immediately beside the project. Older launch material often calls the stop Sripatum because that was the working station name at the time, which explains why both names appear across historical sources. For residents who commute along the Green Line, this removes the usual first-mile problem of getting from a condominium to rail transport. The trade-off is equally clear: Phahonyothin is a major urban road. Floor level, window orientation and whether a unit faces the traffic corridor can materially affect noise and the character of the apartment.

This is now an established building rather than a delivery story. Grand Unity said in July 2019 that it was preparing unit inspections and ownership transfers for August, while the main property databases record completion in 2019. Thailand's Smart EIA system lists CIELA Sripatum as approved and already operating. A buyer therefore has the benefit of inspecting the actual asset: the specific view, lift traffic, corridor condition, parking pressure, pool maintenance, management standards and the way residents use the building after several years of occupation.

The scale deserves attention. There are 900 residential units. Some historical project descriptions show 903 because they include three commercial units in the total project count; the residential inventory itself is consistently reported as 900. A building of this size can support a broader facility programme and creates a meaningful resale and rental market, but it also means shared infrastructure serves a large population. For a buyer, the useful question is not whether a brochure lists a pool or co-working room, but how those spaces perform at 7 p.m. on a weekday or on a busy weekend.

The unit mix is geared toward compact city living. Studios start around 21.5 sqm. The standard one-bedroom is about 26.5 sqm, followed by a 31.5 sqm one-bedroom-plus format and larger one-bedroom suites around 33.5–34.5 sqm. The largest confirmed standard layout is a two-bedroom apartment of about 60 sqm. Singles and couples have several workable choices, while households needing two proper bedrooms, substantial storage and a more generous living room should focus on the larger format rather than assuming a 'plus' label translates into family-sized space.

Shared facilities are spread between the ground level, parking structure and upper levels. Independent project databases consistently reference a lobby, landscaped areas and jogging space, co-working and meeting rooms, laundry facilities, a rooftop or sky-level pool with a children's section, fitness facilities, a lounge and security systems. Those amenities can be valuable in a compact-unit project because they extend usable space beyond the apartment. Their current condition matters more than their original marketing names, so a serious viewing should include the common areas rather than only the unit itself.

The pricing story has moved entirely into the resale market. Grand Unity later described CIELA Sripatum as sold out, so launch prices from 2018 or promotional prices from 2020 are no longer a useful representation of what a buyer can purchase today. When checked on 7 October 2026, DDproperty showed active asking prices starting around THB 2.9M, with other large portals clustering close to THB 3M at the lower end. That figure is only a market anchor. Floor, view, fit-out, furniture, ownership quota, unit condition and seller motivation can easily make two apartments with similar floor areas very different transactions.

For an investor, the advantage of a mature project is observable evidence. Major portals currently carry numerous resale and rental listings, while some databases also show previous transactions. That gives a buyer a better view of competition within the building than an off-plan rental forecast ever could. The same data also introduces a caution: abundant listings may mean choice for today's buyer, but they also represent competing stock when the owner later wants to rent or sell. Unit selection therefore matters — a generic small one-bedroom on an ordinary floor competes differently from a well-positioned apartment with a clear view and sensible interior condition.

Foreign ownership is possible because CIELA Sripatum is a registered condominium. Under Thailand's condominium rules, foreign buyers may hold qualifying units on a freehold basis provided total foreign ownership stays within the statutory 49% area quota for the building and the other transfer requirements are met. An advertisement describing one apartment as foreign quota does not prove quota is available for every apartment. Before paying a deposit, the buyer should obtain current confirmation from the condominium juristic person for the exact unit, then check the seller's title, any outstanding common-area debt and the transfer documentation.

Running costs are part of the ownership decision as well. FazWaz and PropertyHub list the common-area fee at THB 55 per sqm per month, while FazWaz also records a historical sinking-fund contribution of THB 500 per sqm. A resale buyer should treat those figures as reference points and obtain the current statement from the condominium juristic person, including any outstanding balance attached to the seller and the rules now in force. Parking deserves the same practical check. Original project specifications describe a separate six-storey parking building with capacity equivalent to roughly 40% of the residential units, excluding tandem parking. That ratio may be perfectly acceptable for residents who primarily use BTS, but a car owner should inspect evening occupancy, access rules and whether tenants receive the same parking rights as owners. In a station-adjacent building, transport convenience can reduce the need for a car, yet parking availability can still affect everyday usability and the resale appeal of a particular unit.

As a place to live, the project has a specific value proposition rather than universal appeal. It works best for people who are comfortable with smaller apartments and want direct rail access, universities and the broader Chatuchak–northern Bangkok corridor close at hand. Sripatum University is nearby, Kasetsart University is within the wider district, and everyday retail and markets are well established along Phahonyothin. Buyers seeking a quiet low-density street, large private interiors or a boutique building with few neighbours are looking for a different product, even if the headline price at CIELA Sripatum appears attractive.

A foreign buyer may own a registered condominium unit on a freehold basis within the statutory foreign quota. Foreign ownership may not exceed 49% of the aggregate unit area in the condominium building.
