Why this project is worth a look
A compact private home
The best-described type pairs a 60-square-metre building with a 116-square-metre plot. Its appeal lies in manageable scale and an individual outdoor area, rather than expansive accommodation. The approved site plan will show how much usable yard remains once the house, pool and parking are accounted for.
Pool potential, not a promise
A specific Ungasan seller advertises a private pool, while the development catalogue lists a swimming pool among the amenities. That is a useful lead for a buyer seeking a villa rather than a conventional house, but pool dimensions, equipment and inclusion in the sale remain to be established for the selected lot.
Two price-and-space choices
The portal distinguishes a two-bedroom home from a larger two-storey, three-bedroom design on a similarly sized plot. They represent different spatial trade-offs, not merely different price tags. The larger design still needs a verified address before it can be presented as an available option on the same Ungasan parcel.
A specific part of Bukit
The location clues consistently point to Ungasan in southern Badung, with Melasti used as the local area reference. That is more meaningful than a generic “Bali villa” description. However, the advertised streets do not match, so access, neighbourhood noise and actual journey times should not be inferred from a broad location label.
About the project
Majestic Hidden Villa is best approached as a small-home purchase in Ungasan, rather than as a fully documented resort development. The clearest offer is a two-bedroom, two-bathroom house with 60 square metres of built space on a 116-square-metre plot. A separate seller describes a private pool, garden and carport. That combination could appeal to someone looking for a self-contained home with outdoor space, but the phrase “villa” is a marketing description, not evidence that the property is complete, serviced or licensed for holiday letting.

The first issue is knowing which property is actually being sold. Rumah123 presents five home types under the Majestic Hidden Villa name, yet some individual entries give addresses in Sesetan or Nusa Dua. Those are not alternative room layouts on the same Ungasan plot. This dossier therefore uses the Ungasan/Melasti offer as its reference point and excludes the lower-priced, differently located entries from the property's pricing and location conclusions. The number five describes entries in the online catalogue, not a verified count of villas or configurations at one address.
For the two-bedroom model, the marketing record is reasonably specific about internal scale. The development listing records two bathrooms, 60 square metres of building area, 116 square metres of land and a 3,500-watt electricity supply. The independent Ungasan advertisement names a kitchen, family room, garden, carport and private swimming pool. It also suggests some customisation may be possible when the property is ordered. A buyer should not treat that wording as a commitment to deliver every listed feature, or as permission to alter the approved design. The sale specification is what would determine inclusions.
A larger option is advertised as “MAJESTIC 2 Lantai”, a two-level house with three bedrooms and three bathrooms. Its listed building area is 100 square metres, again on a 116-square-metre plot. The shared development name and plot area make it a plausible companion offer to the two-bedroom villa. They do not establish its exact plot, however. The individual three-bedroom listing has not supplied a separately verified Ungasan street address, and the broader catalogue has already shown that unrelated locations can be grouped together. The larger model is therefore presented as an advertised option, not a physically verified neighbouring villa.
The location picture is similarly useful but incomplete. The developer-side two-bedroom entry names Jl. Puri Indah Kapuk Residence, in the Ungasan/Melasti area of Kuta Selatan, Badung. Pinhome identifies the same named project, with matching building and plot sizes, on Jl. Pemecutan in Ungasan. Both descriptions support the general area; they do not establish one cadastral parcel. Until the seller provides a site plan, plot number or verifiable map pin, there is no defensible project coordinate to publish. A generic pin in Ungasan would risk placing the project on someone else's land.
Ungasan is part of Bali's Bukit Peninsula, where a short distance on a map is not necessarily an easy daily journey. Access roads, gradients, water supply arrangements and the last turn into a villa compound can shape the experience more than a generic claim about being close to Melasti Beach. None of the available material establishes a reliable driving time from the actual plot to the airport, shops or the beach. Those journeys should be assessed from a verified site entrance, not borrowed from another development's map or an advertising estimate.
The asking prices need to be read in their original contexts. The independent Ungasan advert displayed IDR 2.1 billion for the two-bedroom, 60/116-square-metre home when reviewed on 21 October 2026, although it did not state when the offer had last been updated. The development's own portal entry, dated 25 July 2025, quoted IDR 2.55 billion for a comparable two-bedroom type. The three-bedroom, 100/116-square-metre type was listed at IDR 2.85 billion. These are not simultaneous, verified offers from one sales office, and differences in specification, seller and timing may matter.
The apparent IDR 1.29 billion starting price on the development landing page deserves particular caution. The same page includes homes tied to addresses outside Ungasan. Treating its lowest figure as the entry price for a private-pool villa near Melasti would be misleading. There is no confirmed stock list for October 2026 and no independently checked contract price. Taxes, transfer costs, furnishing, the pool's specification and any construction-stage payments could all change the amount a purchaser actually needs, while the legal form of the sale may change what that payment buys.
The development brand can be traced beyond the advertising portal, but only to a point. Rumah123 names Shankara Pro Utama as developer. Indonesia's government SiKumbang housing database records PT Shankara Pro Utama as the developer of other housing projects in Bali, with a sales-office address matching the portal's contact details. That establishes a meaningful corporate trail. It does not prove that the same PT owns the Ungasan land, is the counterparty to a sale agreement, has funded construction or holds the relevant approvals. Those are project-specific claims requiring project-specific documents.
Rumah123 displays December 2026 as the planned completion date for the umbrella listing. Because its catalogue mixes more than one location, that date cannot be assigned confidently to the Ungasan plot. No site-level progress report, handover record or building completion certificate for this villa was located. A separate advertisement even describes building to order, which may reflect an early marketing phase or simply an old listing. Neither that wording nor the projected date establishes whether construction has started, whether a model house exists or whether a particular villa could be handed over on time.
Two seemingly minor inconsistencies illustrate why a written specification matters. The portal describes a borehole water source for the two-bedroom type and 3,500 watts of electricity. The independent offer mentions a municipal water connection and 2,200 watts instead. Both could reflect different configurations, or one may simply be wrong. Either way, a household's actual running costs and convenience will depend on the water source, pumping equipment, capacity for air-conditioning and pool maintenance. These are practical differences, not cosmetic details that can be settled by a generic list of development amenities.
Land rights create an even more consequential distinction. The independent advertisement uses the term Sertifikat Hak Milik (SHM), referring to a land ownership certificate, but no certificate number, registered owner or land search was available. A foreign individual cannot simply take Indonesian Hak Milik land title in their own name. Indonesian rules provide a possible Hak Pakai route for qualifying foreign residential buyers, subject to the purchaser and property's eligibility. It is a different right with its own requirements. Nothing obtained for Majestic Hidden Villa confirms that a lawful foreign-buyer structure is presently being offered.
There is also a minimum-price rule that materially affects foreign buyers. Ministerial Decision 1241/SK-HK.02/IX/2022, shown as in force in the land ministry's legal register, sets a general IDR 5 billion minimum for landed homes acquired by foreigners in Bali under the applicable residential ownership framework. The advertised Majestic Hidden Villa figures are below that threshold. This does not establish that every conceivable transaction is impossible, but it does mean the listed asking price cannot be treated as evidence of eligibility for direct individual residential ownership. A nominee arrangement is not a sound substitute for legal rights.
Construction approval and occupation documents should also be kept separate. A private listing mentions IMB/PBG, but no permit was produced for inspection. In Indonesia, PBG concerns building approval, while SLF addresses a building's fitness for use. A future handover date, a finished-looking property and an agent's assurance do not establish either document's status. Anyone considering holiday rentals would face another question: whether that actual land parcel and operation may lawfully be used for the intended accommodation business. Neither tourism zoning evidence nor an approved rental-management arrangement has been verified here.
Finally, payment language in advertisements is not an agreed payment schedule. The independent seller describes a 20% down payment and claims some transaction expenses are covered; the development portal promotes cash-purchase incentives. Mortgage examples shown by a property platform are yet another thing. None of these provides an executed sales agreement, identified recipient account, construction milestones, cancellation protection or tax allocation. Until those details are clear, the differences between a completed-home purchase, an off-plan obligation and a brokered resale remain unresolved.
The usable conclusion is fairly narrow but valuable. Majestic Hidden Villa has a recognisable Ungasan offering, meaningful published dimensions and a developer brand with a separate public record. That is enough to assess whether the format is worth investigating. It is not enough to call the property completed, legally cleared, suitable for an overseas purchaser or investment-ready. The decision will turn on the exact plot, contractual seller, registered land rights, building approvals, delivered specifications and the terms for paying and receiving the home.
Home types & sizes
The strongest Ungasan match has two bedrooms and two bathrooms on a 116 sqm plot. A separate listing describes a kitchen, family room, garden, carport and private pool. Water and electricity details differ across the advertisements. This is an advertised layout and amenity set, not a signed construction specification or a guarantee that the same fittings are included in every sale.
Get floor plans and current pricesThe development page markets this as a larger, two-level model with three bedrooms and three bathrooms. The published land area matches the smaller design. An independent Ungasan address for this particular option has not been established, however, so its price and floor area should not be treated as proof that a completed or available three-bedroom house stands next to the two-bedroom offering.

Location
- Ungasan is a desa in Kuta Selatan, Badung, on Bali’s Bukit Peninsula. This identifies the general market area without suggesting that the precise parcel or street access has been established.
- The development-side two-bedroom listing names Jl. Puri Indah Kapuk Residence in the Ungasan/Melasti area. It is the most specific project-associated location clue found, not a verified plot boundary or surveyed site entrance.
- Pinhome places an offer bearing the same project name and matching dimensions on Jl. Pemecutan, also in Ungasan. This difference needs resolution through land records, the site plan or an unambiguous map location.
- Melasti Beach is a useful regional reference, but no verified travel time, measured route or exact distance from the villa has been established. Practical access should be judged from the final parcel, not from the centre of the neighbourhood.

Best for: A buyer looking for a relatively small home in southern Badung, with an individual garden and a possible private pool rather than the communal facilities of a large managed resort. The two-bedroom model is the clearest product to investigate; actual day-to-day comfort will depend on the floor plan, remaining yard area and specification.; A household willing to investigate an unverified completion stage instead of assuming it is buying a finished, handed-over villa. The advertising provides useful dimensions and a prospective configuration, but the sale would need its own construction scope, payment milestones and completion obligations.; Someone whose circumstances allow a lawful purchase of the particular land or building right after document review. The name of a developer with an existing public record is a starting point, not a substitute for confirming the owner, the seller’s authority and the right being transferred.; A personal-use purchaser who is not relying on promised rental income. The project has no verified management programme, net-yield history or authorised short-stay operation in the materials reviewed. Owners would need to establish the practical maintenance and use arrangements themselves.; may not suit: A foreign individual assuming the advertised SHM title can be transferred directly into their name. The source materials do not establish an eligible foreign-buyer route, and the quoted prices are below the prevailing general minimum for foreign acquisition of a landed home in Bali under the relevant residential framework.; Anyone who requires a completed, legally documented, handover-ready home on a precisely identified parcel before considering an offer. The site-specific construction stage, occupation certification and street address remain unresolved. It is also a weak basis for a yield-led purchase because no rental-management terms or operating evidence have been verified..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The exact parcel, site layout and unit count are not established. The development-side two-bedroom entry gives Jl. Puri Indah Kapuk Residence; a separate seller gives Jl. Pemecutan. Other entries under the same catalogue heading name Sesetan and Nusa Dua. No verified site plan, plot coordinates or Ungasan location for the three-bedroom design was found.
- A third-party seller asserts Hak Milik (SHM) and IMB/PBG, but no land certificate, registered owner, authorised sale counterparty, building approval or SLF document was examined. Government records identify PT Shankara Pro Utama on other developments only; its precise legal role and land rights for this villa remain unverified.
- Current stock, construction progress and a site-specific handover date have not been substantiated as of 21 October 2026. The catalogue shows December 2026 for a page containing multiple addresses. Prices, water and electricity arrangements, pool inclusions, payment terms and any legal short-stay rental use require a lot-specific written record.
