Why this project is worth a look
A genuinely small scheme
The published master plan contains 14 villas split across three bedroom formats. That is an understandable scale for buyers seeking a private compound rather than a large residential estate, although current unsold stock has not been verified.
A traceable street address
Goa Gong in Ungasan is more useful for a site visit than the broad Jimbaran label used in sales copy. Buyers can assess the actual inland setting without assuming beachfront access or identical sea views.
Evidence of guest operations
There are live accommodation channels and accounts of guest stays in 2026. The site has moved beyond a brochure-only proposition, but each saleable home still needs its own completion and handover evidence.
Private outdoor living
Individual pools and controlled compound access are recurring features in the project materials. They enhance privacy while creating maintenance obligations that need to be priced into ownership.
Three distinct buyer needs
A one-bedroom retreat, a two-bedroom family villa and a four-bedroom residence should not be judged by the same price or rental assumptions. Their differences in space, operating costs and legal documentation matter more than a shared project name.
About the project
Kono Villas is a small private-pool villa development on Bali’s southern peninsula, rather than an apartment building with interchangeable units. The published scheme contains 14 homes, with one-, two- and four-bedroom options. The spread is unusually wide for a development of this size: the smallest house is a compact personal retreat, while the largest designs target a very different owner and budget. That range is useful, but it also means a buyer cannot treat a general project description as a specification for an individual villa. The address, lot size, delivered finishes and land rights all need to match the particular property being offered.

Property advertisements tend to label the development “Jimbaran”. The operating accommodation business, KONO Villas & Resort, gives a more specific location: Jalan Goa Gong, Ungasan, in Kuta Selatan, Badung. Google’s hotel listing uses the same street and village, while the property’s own booking engine publishes a geographical point. In other words, this is an inland Bukit Peninsula location near the Garuda Wisnu Kencana cultural park, not an address on Jimbaran Bay. That distinction matters for beach access, everyday transport and expectations about the surrounding neighbourhood. The booking location is strong enough to find the complex, though it is not a cadastral survey of each saleable plot.
A company describing its role in the construction, BaliInvest, breaks down the 14 villas into two one-bedroom units, eight two-bedroom units and four four-bedroom houses. This composition helps make sense of the pricing. A couple seeking somewhere private to stay for part of the year is shopping for a fundamentally different product from a family looking for a large house. It also prevents a common mistake when reading real-estate portals: a display of 14 sale listings is not a verified inventory statement. Some listings can be syndicated, duplicated or left online after a change in availability. Only an updated, unit-specific sales schedule could settle that question.
The one-bedroom villas are described across several listings as having approximately 59 square metres of built space and one bathroom. Plot measurements are much less consistent: published figures include 81, 99, 111 and 128 square metres. Those differences might reflect the two separate plots, revisions to the sales information or a listing error, but the evidence does not identify which number belongs to which specific home. Buyers should therefore use the 59-square-metre figure to understand the scale of the building while keeping outdoor space, the pool and the garden open until a unit plan is available. The operating accommodation listing independently describes a one-bedroom villa with a private pool.
The eight two-bedroom homes form the core of the scheme. Advertised built areas cluster around 174.3 to 184.5 square metres, and the sales listings show two bathrooms. Some layouts feature an upper level and an outdoor lounge or terrace. That can work well for a family or for guests who need a separate place to sit without occupying a bedroom. Yet two villas with the same bedroom count may differ in plot dimensions, orientation, equipment or outlook. The rental business even offers different two-bedroom categories, including an ocean-view option with a jacuzzi. Such a guest-room description is evidence that a configuration exists, not a promise that every two-bedroom home sold includes the same fixtures.
The four-bedroom range raises a more technical question. Multiple sellers publish an 844-square-metre building figure alongside plots of roughly 290 to 315 square metres. One specialist seller describes three storeys, whereas a broad project listing labels the development as two floors. A multilevel house may legitimately have much more floor area than its ground footprint, but the public material does not supply an annotated floor plan or an area schedule that reconciles the figures. The advertised 844 square metres should not yet be used as a verified net or gross floor area. It is particularly unsafe to derive a price per square metre from that figure before establishing what has actually been counted.
A private pool is a consistent feature of the project concept and of the villa accommodation now being sold to guests. Kitchens, air-conditioning, furnishing, private outdoor space and parking also appear in the published descriptions. The wider compound is promoted as having a controlled entrance, security and CCTV. These are more meaningful attributes than claims of an exceptional luxury lifestyle: they influence privacy, maintenance duties and the practicality of living on the property. Even so, a generic amenities list cannot establish the exact furniture inventory, water arrangements, backup systems or owners’ access rights. The purchase agreement and handover inventory need to do that work.
Unlike a purely off-plan development, Kono Villas has evidence of real use. KONO Villas & Resort is presented through a direct booking engine and major accommodation platforms, and reviews describe stays during May, June and July 2026. This supports the conclusion that at least part of the compound is operational. It does not establish that every house in the 14-unit master plan has been finished, individually handed over or approved for every proposed use. A potential buyer should resist both extremes: it would be wrong to describe the entire project as merely a rendering, but equally wrong to treat guest stays as a substitute for completion and legal documentation on an individual villa.
Published timelines are not entirely aligned. Earlier sellers said the one- and two-bedroom villas would be handed over in June 2025, with the four-bedroom group scheduled for March 2026. BaliInvest’s project page used September 2025 as its overall target while also identifying March 2026 for the larger homes. FazWaz currently labels the development as completed in April 2026, although some of its individual sale advertisements still carry an off-plan classification. Rather than attempting to average these dates, the practical question is what has been completed and documented for the specific house now being offered. A signed handover, as-built plan and functioning services are more informative than a project-wide completion badge.
There is a public construction and operations trail, but no verified legal developer name. BaliInvest says it handled the project’s design-to-build process and interior completion. Booking.com identifies MMK Property Management as the manager of the guest accommodation. The booking engine uses the KONO Villas and Resort trading name. None of these disclosures proves which registered Indonesian entity owns the land, signed the building contracts, has authority to sell a villa or should receive the purchase funds. A construction partner, the hotel operator and the contractual seller may be three different parties. That is not inherently improper, but their roles must be documented before funds move.
Ownership wording in the sale advertisements deserves equally close attention. Several listings say “freehold” or refer to SHM, the certificate associated with Hak Milik ownership of land. Foreign individuals cannot simply register Hak Milik land in their own names. Indonesia provides other lawful routes, including Hak Pakai rights for qualifying foreign residential buyers, but the applicable route depends on the buyer and the specific property. Under the ministerial price decision currently listed as in force, the minimum qualifying purchase price for a landed house in Bali is IDR 5 billion for that foreign residential route. A one-bedroom villa advertised below that amount should not be assumed eligible for direct foreign ownership merely because a sales page calls it freehold.
That does not tell us what a foreign buyer would actually be offered at Kono Villas. A lawful contract lease, if available, is different from acquiring a registered land title: the initial term, commencement date, renewal conditions and ability to transfer the contract drive its value. A company-based structure would require scrutiny of the company and its underlying land rights. A Hak Pakai arrangement would involve a different documentary pathway and eligibility tests. No executed sample sale agreement, land certificate for a named unit or foreign-buyer documentation package was publicly available in the sources reviewed. Without the lot-specific documents, there is no reliable answer to what ownership interest a buyer would receive.
Asking prices show why shopping only by headline price can be misleading. A 99.co offer reviewed on 17 October 2026 lists a one-bedroom Kono villa at IDR 2.5 billion. FazWaz shows a project-wide starting price of IDR 2.85 billion, while a separate Rumah123 advert last updated in March 2026 quoted IDR 2.41 billion. These are advertisements from different intermediaries, not verified transactions, and they may describe different plots or stale inventory. Two-bedroom listings begin at substantially higher figures, and the four-bedroom range is more expensive again. Tax treatment, legal rights, fit-out, management arrangements and the status of each villa can all change the final cash requirement.
An aggregator describes a 20% initial payment followed by a flexible 18-month payment period. That may have been relevant to the initial sales phase, but it has not been confirmed as a live October 2026 offer. Likewise, projected occupancy and double-digit annual returns in promotional material are not evidence of an owner’s realised income. The operating resort creates a potentially useful reference point for the quality and style of guest management, not a guaranteed business case. Actual net proceeds depend on occupancy, nightly rates, operator fees, cleaning, pool maintenance, repairs, utilities, taxes and the owner’s entitlement to use or withdraw the property from the rental programme.
The planning and building-permit position also remains to be documented. A specialist sales page advertises PBG and SLF permits as selling points, but no certificate tied to the site, villas or relevant legal entity was available for inspection. PBG addresses building approval; SLF addresses fitness for use after construction. Booking platforms may display a lodging licence number, but that number is not by itself a PBG, an SLF or proof of the land’s permitted commercial use. Anyone considering holiday rentals should also establish which business holds the necessary operational rights and what the management agreement permits the owner to do with the property.
Kono Villas is therefore a real, locatable development with a documented mix of villa types and a functioning hospitality operation. Those are meaningful advantages over a project that exists only in sales brochures. The unresolved issues are just as material: the seller’s legal identity, title and buyer eligibility, the area of the larger homes, verified handover across the full scheme, current stock and the cost of management. Once those points are answered for a named villa, its suitability can be judged on living space, intended use and total price. Until then, the public listing should be treated as an invitation to examine a specific property, not as a fully documented investment proposition.
Home types & sizes
The entry format combines a separate bedroom with a private pool. Plot figures vary between 81 and 128 sqm across listings, without a reliable lot-by-lot match. The outdoor area should be verified against the specific villa plan.
Get floor plans and current pricesEight homes make up the main group. Floor plans and plot sizes differ, and some rental configurations promote upper terraces, views or a jacuzzi. Those details must be linked to the particular property being sold, rather than assumed for all two-bedroom homes.
Get floor plans and current pricesFour large homes are described in the project breakdown. Sales material repeatedly claims 844 sqm of built area on roughly 290–315 sqm plots, but floor-count descriptions conflict and no measured floor schedule was found. A measured floor plan and the area calculation are needed to substantiate that figure.

Location
- The specific address used by the operating accommodation is Jl. Goa Gong, Ungasan, Kuta Selatan, Badung. Most sales portals still market the location under Jimbaran, a broader area label.
- Garuda Wisnu Kencana Cultural Park is the most useful nearby landmark. Promotional descriptions mention monument and ocean views, but neither should be assumed for every plot or level.
- Jimbaran Bay and its dining areas lie in one direction; the southern Bukit beaches lie in others. This is an inland location where the practical access road deserves more attention than generic driving-time claims.
- The coordinates come from the property’s direct booking system. They are suitable for locating the operating site, not for defining an individual unit’s legal boundaries.
- Hotel mapping services identify Ungasan as the local village. A land certificate and parcel plan would be needed to establish the legal site description used for a purchase.

Best for: A lifestyle buyer seeking a standalone home and pool, who is comfortable being inland rather than directly on Jimbaran Beach. The appeal depends on the specific villa’s layout, light, privacy and access rather than an advertised return.; Couples or families considering the two-bedroom range and willing to compare the actual floor plan, plot, furniture schedule and recurring costs. The operating resort also gives them a chance to assess services on site.; An experienced Bali purchaser with independent legal support who can inspect the land certificate, contracting parties, building approvals and management economics before committing to a named property.; may not suit: Anyone who requires beachfront living or genuinely walkable beach access. A Jimbaran marketing label does not turn the inland Goa Gong address into a coastal site.; A foreign individual expecting the word “freehold” to mean direct ownership of SHM land. The legal route and applicable minimum-price rules are more restrictive than the sales terminology suggests.; A yield-focused purchaser requiring audited rental performance, guaranteed returns, a named legal developer and clear evidence of completion across all 14 homes before proceeding..
