Why this project is worth a look
A compact private setting
Sixteen villas and a two-storey profile suggest a relatively contained residential scheme rather than a large leisure campus. Smaller scale does not automatically mean quieter living, however; privacy will still depend on plot separation, access roads, neighbouring construction and how other owners use their homes.
Three ways to use it
The one-bedroom layout may suit a couple, the two-bedroom adds flexibility for occasional guests, and the larger three-bedroom option can handle longer family stays. Internal areas are published, but land allocations and room-by-room plans remain essential for a proper comparison.
Private amenities, separate costs
The concept centres on a private pool and domestic living spaces. Owners may appreciate that independence, although pool equipment, water quality, cleaning and garden care then become practical management responsibilities rather than incidental hotel services.
Milestone-based instalments
The advertised 30/20/30/20 payment sequence spreads the price across construction events. Its value to the buyer rests on defined milestones, inspection rights and delay protections, none of which has been demonstrated in a signed document.
Room for proper diligence
The named contracting company, verified site, lease renewal mechanics and building approvals remain unresolved. This is not a verdict on eventual quality; it is a reason to make the documentation, rather than projected rental returns, the deciding factor.
About the project
Meraki Villas is a proposed collection of private homes in Ungasan, South Bali, rather than a serviced resort or an apartment complex. The most detailed property inventory describes 16 villas, buildings of up to two storeys and a development site of 2,550 square metres. One-, two- and three-bedroom layouts are advertised. That small-scale format is the starting point for understanding the purchase: residents would have their own living space and pool, while the published shared facilities are limited. Anyone expecting a hotel reception, gym or rental programme should not assume those are included simply because the villas are marketed to holiday buyers.

A useful first comparison is between the three actual floor areas, not between lifestyle photographs. The one-bedroom home is listed at 100 square metres of internal area, the two-bedroom at 114 square metres and the three-bedroom at 203 square metres. These are building interiors, not plot sizes. The relatively small difference between the first two configurations makes the floor plan particularly important: a second bedroom may be useful, but it can also leave less room for circulation, storage or a generous living space. The larger three-bedroom option changes the scale of the home more materially, though its outdoor dimensions have not been established.
The architectural presentation favours bright Mediterranean-inspired spaces adapted to tropical living. Published descriptions mention private swimming pools, indoor-outdoor seating, kitchen islands, walk-in storage and bathrooms receiving daylight from above. Some homes are said to offer a balcony or roof terrace. These details are useful clues about the intended finish, not a substitute for signed drawings and an inventory of what the seller must deliver. Individual sales records do not supply an itemised furniture list, even though the development marketing describes a furnished, ready-to-use product. A buyer needs those two versions of the offer reconciled for the chosen villa.
The Ungasan address matters more than the loose label Uluwatu. Ungasan is a village within South Kuta in Badung Regency, while Pecatu and the well-known western surf beaches are distinct places on the same Bukit Peninsula. Travel advertisements commonly use Uluwatu to cover a much larger destination. For Meraki Villas, Ungasan is the consistently recorded project area. One syndicated sales advertisement specifies Jalan Toyaning, which is more useful than a neighbourhood-only label, but the plot boundary, gate position and coordinates have not been independently confirmed. It would be premature to place the villas beside a particular beach or roadside landmark.
The location can still make sense for someone who wants to explore several parts of southern Bali by road. Pandawa Beach appears as a nearby reference in the property inventory, while marketing copy also invokes Bingin, Dreamland and Padang Padang. The short driving times attached to those names should be treated cautiously. Without a verified site entrance and route, a beach named in a brochure is not a dependable commuting estimate. Owners who plan to stay for months rather than weekends should pay just as much attention to supermarket access, the condition of the approach road, drainage, delivery services and the practical availability of transport at night.
The published financial entry point is around IDR 2.59 billion for a one-bedroom listing. The same inventory shows approximately IDR 3.58 billion for two bedrooms and IDR 4.47 billion for three. These are asking prices for advertised configurations, not a current developer quotation or a confirmed all-in transaction cost. A separate project profile gives a materially different dollar-denominated range and different floor areas. Currency, the actual villa identifier, included furnishings, taxes and legal costs therefore need to be established in one dated offer before the prices can support a purchase comparison. The cheapest advertised unit may no longer be available.
The instalment schedule is another part of the appeal, with payments shown as 30% initially, 20% at the start of construction, 30% halfway through and 20% at completion. It sounds more balanced than paying the entire price upfront, but the percentages say nothing about where the funds are held or who decides that a stage has been reached. There is no reviewed sale agreement setting out inspection rights, refund provisions, delay remedies or the bank account receiving money. With an off-plan purchase, those details can be more important than a nominal saving in the list price.
The public record does not resolve the project's delivery status. Property advertisements still describe Meraki Villas as off-plan, whereas another database assigns a 2025 completion year. Marketing material refers to eight to fourteen months of construction, but no dated contractual handover obligation accompanies that claim. A past completion date on a website is not proof that anyone has moved in, just as a live listing is not proof construction has never started. A site visit, dated construction evidence and the completion terms for the exact villa are needed before describing this as either completed inventory or a project with a dependable delivery date.
The underlying right being sold is described as a contractual lease rather than direct land ownership. Advertisements refer to an initial 25-year term with an option for another 20 years. That possible extension is not the same as a documented, unconditional additional term. The buyer needs to know when the initial lease begins, who holds the underlying land right, who signs the lease, what must be paid on renewal and what happens if consent is refused. Indonesian land ownership under Hak Milik is not something a foreign individual can simply acquire directly. Other legal structures exist under Indonesian rules, but none should be assumed to apply to Meraki Villas without the actual instruments.
Who stands behind the project is a separate open question. The main listings identify the development but do not establish a named developer company, landholding entity or contracting seller. A listing field that says a unit was posted by a developer is not enough to identify the party liable for delivery. A buyer's money, the construction obligation, the lease right and any defect warranty may sit with different parties. Understanding those relationships is what turns a floor plan and payment schedule into an enforceable agreement. Publicly available material has not yet supplied that chain.
The advertised facilities are quite restrained: parking, security coverage and CCTV, together with the pools and domestic amenities within individual villas. There is no substantiated on-site restaurant, managed reception or named hospitality operator. This may be a sensible arrangement for someone who values privacy and is happy to organise services independently. It is a different proposition for an owner abroad who expects a single organisation to handle guest arrivals, pool upkeep, repairs, bookings and complaints. Even if a rental manager can be hired later, fees and service standards would have to be agreed separately.
Rental potential should be viewed as a business question rather than a feature of the architecture. The brochure's yield language is not backed by verified operating history from these villas. Nightly rates and guest demand, even if supported by local comparables, are only the revenue side of the calculation. Cleaning, marketing, platform fees, utilities, pool maintenance, insurance, replacement furniture, tax and periods without guests all affect what remains with the owner. The legality of the intended short-stay activity is also property-specific. A residential building, a compliant building and a licensed accommodation operation are not automatically the same thing.
For the building itself, Indonesia distinguishes construction approval, known as PBG, from the certificate of functional suitability, SLF, relevant before use. Neither project-specific document was available for review, and no verified land-use decision or accommodation business permission was found. That does not prove the approvals are absent. It does mean the published evidence falls short of showing what can legally be built and operated on this land. Construction photographs, a marketing timetable and a salesperson's statement cannot settle those questions.
There is a real product here to investigate: a named villa collection, three advertised sizes, a recognisable design concept and an instalment schedule. But the disclosed commercial detail runs ahead of the verified legal and construction record. Meraki Villas is easier to shortlist than to underwrite from a distance. Before accepting a reservation or transfer request, the buyer should be able to connect a specific villa to the site, the seller, the land right, the approved plans, a credible completion obligation and a complete price. That is the threshold between an interesting listing and a transaction that can be evaluated on its merits.
Ownership format
Listings market a 25-year contractual lease with an option to extend for another 20 years. The land title, commencement date and enforceability of any extension have not been evidenced; this is not direct ownership of the land.
Home types & sizes
The smallest advertised layout is geared towards a couple or a compact guest stay. The land parcel, outside space and itemised furniture specification have not been published.
Get floor plans and current pricesA second bedroom adds flexibility without a large increase in advertised internal floor space. Room placement, bathroom access and outdoor separation matter more than the bedroom count alone.
Get floor plans and current pricesThe largest published configuration offers substantially more indoor space for family stays or groups. Plot dimensions, parking allocation and the exact floor-by-floor arrangement still need unit-level confirmation.

Location
- Ungasan lies in the South Kuta administrative district of Badung on the Bukit Peninsula. Its official village identity is more precise than the Uluwatu area label used in tourism-focused property advertising.
- Jalan Toyaning appears in a syndicated listing for a three-bedroom Meraki Villas home. It provides a street-level lead, but neither a plot number nor verified project coordinates are available to establish the exact entrance.
- Pandawa Beach is the main geographical reference in the project inventory; other promotional descriptions mention Bingin, Dreamland and Padang Padang. The quoted travel times are not verified from a confirmed project pin and should not be used as a dependable journey forecast.
- The practical test of the address is a real journey at different times of day, including the final access road. Long-stay residents may care as much about food shopping, water supply and getting home during rain as about access to the beaches.

Best for: Couples and occasional Bali visitors who prefer a self-contained villa to a managed hotel residence. The private pool and living area offer flexibility, provided the owner is willing to arrange upkeep and is comfortable with the legal terms of the selected unit.; Families who want to choose between the more compact two-bedroom plan and the substantially larger three-bedroom home. An actual layout, the outdoor footprint and nearby building positions should decide the choice, not the number of bedrooms in a catalogue filter.; Buyers exploring a professionally managed holiday rental only if the management business can be built on verified permissions and transparent operating costs. The published project material does not establish guaranteed yields, a signed management agreement or a proven track record for these specific villas.; Purchasers comfortable researching an off-plan offer in depth, inspecting the site and commissioning independent review of the land and company documents. The scheme is sufficiently identifiable to investigate, but the public information is not sufficient to waive that diligence.; may not suit: Anyone who needs immediate occupation or a reliably contracted handover date. Public sources disagree about completion, and no project-specific occupancy or handover document has been reviewed.; Foreign buyers seeking direct freehold ownership of the underlying land or a legally unconditional 45-year term. The marketed 25-plus-20-year arrangement cannot be treated as either without the signed legal instruments.; Hands-off investors requiring an identified developer, an established rental operator and audited performance data before making a commitment. Those elements have not been substantiated for this development..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Scale and completion conflict: the main sales inventory describes 16 off-plan villas, while another project database shows 20 homes and a 2025 completion year. No current approved master plan or completed handover record has resolved the difference.
- Developer and tenure: the legal developer, underlying landholder and contracting seller remain unidentified; the initial 25-year lease and advertised 20-year renewal have not been checked against an executed agreement.
- Site and permits: Jalan Toyaning appears in a broker's listing but the exact parcel and coordinates remain unverified. Project-specific PBG, SLF, land-use and accommodation permits have not been reviewed.
