Why this project is worth a look
A genuine format choice
Detached villas and apartments are presented as parts of one development, rather than unrelated projects under a shared marketing label. Each comes with a different balance of privacy, common facilities and ongoing upkeep.
Design details to test
The architectural studio has published a relatively specific concept for both the villas and the apartment block. Those specifications provide something concrete to compare with approved drawings, actual construction and the handover schedule.
Outdoor space, differently delivered
Private pools and accessible villa roofs offer a different experience from shared apartment terraces. Understanding which areas are exclusively owned or leased, and who pays to maintain them, is as important as their appearance.
More than one entry point
Listings span smaller apartments, private villas and a townhouse-style option. The price spread gives buyers choices, but neither the live inventory nor the inclusions are established by the public listings alone.
About the project
The first question about Mango Village is not how far it is from the beach. It is what kind of property you would actually be buying. The name is commonly attached to villas in Uluwatu, yet the architectural studio responsible for the concept presents an apartment building as a continuation of the same development. Agency inventories add townhouse-style homes to the range. A buyer considering a self-contained villa with a plunge pool is looking at a very different proposition from someone choosing a serviced apartment. The two may share an address and amenities, but they do not share the same privacy, maintenance burden, rental audience or cost structure.

There is a useful primary source for understanding the scheme: INTOUCH ARCHITECTS publishes both the villa concept and the apartment-building concept under the Mango Village Bali name. Its villa design covers roughly twenty compact homes arranged along stepped terrain. The drawings describe two architectural forms, one triangular and the other based on paired rectangular units. Each is intended to include a small private pool, outside space and an accessible roof for leisure. The living accommodation itself is planned on a single level, with the roof used separately for a kitchenette, seating and a jacuzzi. The studio also specifies 3D-printed concrete walls and a drainage approach adapted to the site. These details establish design intent, not independently verified construction quality or delivered specifications.
The apartment side of the development has its own planning logic. According to the architect, the four-level building places the entrance, concierge area, lifts and service rooms at ground level, with one- and two-bedroom apartments on the second to fourth levels. Loggias are part of the proposed layouts, while the rooftop is conceived as shared viewing and hospitality space. That distinction matters if you expect a private ocean-view terrace: a communal rooftop is not an extension of an individual apartment, and a panoramic view shown in a rendering need not be available from the particular unit you buy. An apartment owner also needs to know who will control building access, lift maintenance and the fees associated with the common areas.
The development is marketed as Uluwatu, while its administrative location is Pecatu village, Kuta Selatan district, Badung regency. An older property listing places it on Jalan Goa Lempeh. The area is identifiable, but an independently verified plot boundary and exact entrance have not been established from a site plan or land document available publicly. This should temper the usual sales language around beaches and cliffs. On this coast, proximity on a map does not necessarily mean an easy walk, and travel times depend on the actual approach road. Checking a lot number and its position within the compound is more useful than assuming every advertised unit has the same access or outlook.
Public asking prices start at USD 134,370 for a one-bedroom apartment. A two-bedroom apartment is advertised at USD 231,570, while a one-bedroom villa appears at USD 215,000 and a two-bedroom townhouse at USD 300,000 in separate broker inventories. These are listing prices, not a dated developer stock sheet. The cheaper headline figure belongs to an apartment; it should not be presented as the entry price for a private-pool villa. Listings can remain online after a unit is reserved or re-priced. Taxes, service deposits, furnishing scope, legal costs and any charges linked to transferring contractual rights are not reconciled in the available offers. None should be assumed to be included simply because a brochure uses the word turnkey.
Even the stated floor areas need unit-by-unit reconciliation. One source attaches 47.5 square metres to a one-bedroom apartment at the lowest quoted price; another advertises a 44-square-metre apartment at that same price. A one-bedroom villa is shown as 45 square metres in one catalogue and 111 square metres in another. This could reflect different definitions of building area, inclusion of a roof or terrace, or entirely different villas. The public descriptions do not establish which explanation is correct. A separate two-bedroom villa entry carries a lower asking price than the one-bedroom villa, which is another reason not to rank the stock by bedroom count alone. Buyers need a dimensioned plan tied to a specific numbered unit, rather than a marketing range detached from the contract.
Timing is the sharpest inconsistency. Published handover or completion claims have included the fourth quarter of 2025, August 2026, the third quarter of 2026 and the fourth quarter of 2026. By 21 October 2026, several of those dates have already passed. Agency descriptions still vary between off-plan and under construction, while no reliable project-wide handover document was established in this review. An architect portfolio is not a site inspection, and an expired target date is not evidence that keys were delivered. For a buyer planning to move in or start rental operations quickly, the current state of the exact villa or apartment building is more important than the newest completion estimate repeated across websites.
The legal structure must be considered separately from the property design. Several intermediaries market a 28-year lease, sometimes followed by a claimed 25-year extension. Another listing specifies 23 December 2052 as an end date. These descriptions might all refer to contracts that have already started running, but the underlying agreements have not been examined, so an automatic extension cannot be assumed. In Indonesia, a contractual lease is not the same thing as registered ownership of land or a strata-title unit. The national framework distinguishes rights such as Hak Milik, Hak Pakai and Hak Guna Bangunan, with different holders, conditions and implications for a foreign individual. Until the actual land evidence and proposed buyer agreement are available, the appropriate form of ownership for a particular Mango Village unit remains an open question.
Big Bali Group is identified as the development brand in several property directories, and the group has a live corporate website. That makes it a meaningful lead for verifying the project, but it does not establish which legal entity holds the site, which entity is developing each part of the compound or which party would sign a purchaser’s agreement. Its current website prominently describes another development. The brand, landholder, contracting company, payment recipient and eventual property operator should therefore not be collapsed into one name. Where a payment is due before possession, the account beneficiary and its documented relationship to the contracting party are central facts rather than administrative details.
The communal facilities are pitched as a resort-like environment: pools, fitness and spa provision, food and beverage outlets, work areas, children’s spaces and rooftop social areas. The concept could be convenient for residents who would otherwise need to drive for everyday services. Yet amenity lists are not operating contracts. There is no established public schedule showing which facilities are complete, when they open, who maintains them or whether access is included in recurring dues. Nor is there an inspected management agreement showing how short-stay rentals would be handled. Those uncertainties are particularly consequential for an apartment buyer, whose experience may depend more heavily on shared management than that of a self-contained villa owner.
For an owner intending to rent the property, the choice between formats comes before any yield projection. A villa with a pool and roof deck may command a different guest expectation, but both features require cleaning, repairs and routine care regardless of occupancy. Apartments may be simpler to maintain privately while exposing the owner to building charges and shared service standards. Either way, gross rental receipts are not the same as money left after the operator, utilities, insurance, replacement of furnishings, taxes and empty nights. No verified operating history or project-level net income statement was available to support an independent return forecast. Advertised percentages should be read as promotional assumptions, not returns a buyer can bank on.
Mango Village has a distinctive mixed-format design and more architectural detail in the public domain than many smaller Bali developments. It is still not a substitute for transaction evidence. A properly identified unit should have a current plan, specified included areas and finishes, a clear date and condition for delivery, and a contract that explains the buyer’s legal rights and the seller’s obligations. Construction approval under the PBG system and the building fitness certificate known as SLF serve different purposes; the relevant documents for Mango Village have not been inspected here, which is not a claim that they do not exist. Until the legal, physical and service details are linked to the specific property, the available figures are a useful starting point for comparison rather than a completed purchase case.

Get floor plans and current pricesThe architectural concept includes a private pool and roof leisure area. Published area figures of 45 and 111 sqm have not been reconciled to one plan.

Best for: Buyers comparing the privacy of a villa and its pool against an apartment’s shared amenities, while budgeting separately for each ownership and maintenance model.; People drawn to a design-led smaller compound who are prepared to match published concepts to approved plans and actual construction before committing.; Rental-minded purchasers willing to examine the operator agreement, recurring costs, lease term and delivery evidence rather than rely on advertised yields.; may not suit: Anyone needing a demonstrably completed, handover-ready home or a property that can immediately enter a rental programme; documentary delivery has not been established.; Foreign buyers assuming that a villa advertisement conveys unrestricted direct land ownership or an unconditional lease renewal.; Investors expecting a dependable net yield or final all-in acquisition cost from the headline listing alone..
