Overview of Melasti — Complex 8 in city to be confirmed

From $109,000October 2026. Current price list, layouts and availability — discussed one-to-one with a project specialist

Why this project is worth a look

One site, different homes

The development combines 21 studios with 30 villas. That makes the choice broader than a typical villa-only launch, while raising practical questions about shared service charges and house rules.

About the project

Melasti — Complex 8 sits in the Ungasan area of southern Bali, where the Bukit Peninsula's cliff-top landscape attracts both holiday visitors and longer-stay residents. Alex Villas Group presents it as a 51-unit development on a 4,710 sqm site. Despite the villa-led marketing, the plan is not a neighbourhood of identical private houses. Studios form part of the same development, alongside two-, three- and four-bedroom villas. That distinction matters before price or projected rental income enters the conversation: an owner choosing a 33 sqm studio is buying into a different living arrangement, service model and maintenance burden from someone considering a family-sized villa.

Several property portals separate the product into Complex 8 Villas and Complex 8 Apartments. The project website, however, brings both under Melasti — Complex 8, and the unit schedule accounts for the same 51 homes. There is no reliable basis to treat the two marketing categories as independent construction phases with separate timelines or land titles. The villas account for 30 of the planned homes, while 21 are studios. Prospective buyers should therefore view the development as mixed residential accommodation rather than assuming that every listing headed 'Complex 8 Villas' describes the entire site. Shared circulation, services and management rules may affect the two groups differently.

The floor-plan range is useful because these are genuinely different products, not cosmetic alternatives. The studios are described at 33 sqm. The two-bedroom villa type has 95 sqm, while the two three-bedroom formats are listed at 176 and 178 sqm. One of those three-bedroom designs is marketed with an ocean-view rooftop, a feature worth checking against the location and approved drawings of the exact home. At the top of the range is a 263 sqm four-bedroom villa. These published measurements are not certified net internal areas. A rooftop, terrace, pool space or stairwell may be counted differently in two developments, so the floor plan and the contractual area schedule should govern any serious comparison.

The decisive current issue is delivery. Alex Villas Group now says it will not publish a completion date until the Building Permit, known as PBG in Indonesia, has been issued and project financing finalised. Its portfolio page calls Melasti — Complex 8 a planned development. That is a more consequential statement than the lifestyle images or language about sales on the dedicated project page. It leaves buyers without a confirmed handover month and without independently demonstrated construction progress. A booking should not be evaluated as though a completed villa will soon be ready simply because the brochure shows furnished rooms or names a property manager.

Older distribution channels still display conflicting completion windows. Q2 2026 appears in one property database; Q3 2026 is repeated by other portals, and another listing refers to Q4 2026. By 16 October 2026, the first two windows had already passed. None of those entries supplies evidence of a completed handover or supersedes the developer's express dependency on permitting and funding. A buyer planning personal use during a particular holiday season, or assuming that rental income will begin on a modelled date, should treat that timeline as unconfirmed. Delivery milestones become useful only when they are defined in the actual agreement and matched to enforceable remedies for delay.

There is also an awkward difference between a unit's appearance in a catalogue and its actual availability. The developer's page still shows initial prices for the different designs and labels some two-bedroom villas 'available for resale'. Meanwhile an apartment-specific listing marks the studio product sold out, and another marketplace refers to a very small remaining allocation. These statements can coexist only if they refer to different dates, transaction types or inventories. More importantly, 'resale' is not proof of physical completion or a registered individual title. It may involve the assignment of rights under an earlier purchase or lease agreement. The identity of the seller and the rights being transferred are as important as the advertised amount.

The address printed on Bali.RealEstate is Jl. Belimbing Sari I No. 109, Ungasan, Kuta Selatan, Badung. The developer also embeds a location map for the Melasti area. Together they identify a plausible local setting, but neither is a substitute for a parcel plan and matching land certificate. Some marketing descriptions put the ocean roughly 800–850 metres away. That is a useful sense of neighbourhood, not a promise of an 800-metre walk to the sand. Access roads on the southern peninsula can bend around cliffs, private plots and steep terrain. The more revealing site visit would begin at the actual entrance and follow the route a resident or guest would use.

For day-to-day life, the planned amenities may be as relevant as the bedroom count. The project's own description lists a pool, gym, spa, mini cinema, restaurant, security and parking. Third-party materials expand the list to include a rooftop bar, a second pool and play or sports areas. Those extras cannot yet be treated as an agreed specification. Even the amenities on the official page are planned facilities, not services verified as operational. Owners will eventually need to know what sits within the shared operating budget, how costs are apportioned between villas and studios, and whether access or service hours can be changed by the management company.

Alex Villas Management is named as the intended operator. This makes the development more structured in presentation than a stand-alone villa whose owner must organise every aspect of maintenance and guest turnover. It does not establish the economics of an individual unit. No executed management contract for a selected villa or studio was available to review, so the management fee, cleaning charges, distribution frequency, maintenance reserve, insurance arrangements and owner's personal-use restrictions remain open. A projection based on nightly rates is especially fragile without those details. Different unit types can also incur quite different repair bills, leaving the headline revenue comparison misleading.

Buyers should separate the operator's role from the legal party accepting their money. A brand can design, sell and manage a development while a specific Indonesian company holds the land and another company signs the customer contract. The public pages establish Alex Villas Group as the project brand; they do not identify and verify every relevant legal entity for Complex 8. The correct question is not whether the group has an attractive portfolio, but which entity promises delivery, which entity can convey the contractual interest, and how those promises relate to the underlying land right. Those links should be visible in documentation rather than inferred from shared branding.

Ownership terminology is inconsistent across the sources. Alex Villas' own project page uses 'leasehold', indicating a contractual long-term lease rather than direct land ownership. Alnair describes a 41-year lease with a possible additional 19 years, giving different April 2066 end dates for the apartment and villa listings. Another portal labels the villas 'freehold'. Without the parcel's title, the proposed agreement and the precise buyer structure, these are not interchangeable descriptions of the same legal interest. A renewal right is particularly important: an advertised '41+19' formula does not by itself explain the price, conditions or enforceability of the additional term.

Indonesian law distinguishes contractual leases from registered land rights. Hak Milik is a form of land ownership that foreign individuals cannot simply register in their own names. Hak Pakai is a right of use that can be relevant to qualifying foreign residential ownership, while Hak Guna Bangunan concerns building rights held by eligible parties; a company's HGB does not grant a foreign customer personal land ownership. Those distinctions are not a theoretical complication for this project. They determine the asset that could eventually be resold, the years remaining when the buyer exits, and whether the buyer's expectations survive changes in the operator or developer. Any investment calculation that ignores the actual right acquired is incomplete.

The group’s portfolio page now asks buyers to enquire about pricing, while its detailed Complex 8 page still lists a starting figure of USD 109,000 for studios and higher initial amounts for villas. At the same time, public listings show a lower two-bedroom villa asking price than the developer's own initial figure and changing prices on specific three- and four-bedroom listings. That does not automatically make either listing a bargain or an error; they may concern a different vendor, contractual interest, date or availability. It does mean that the entry figure is only a published reference, not a verified offer for a unit that can be reserved today. A buyer should also establish which taxes, transfer fees, furniture items, shared maintenance obligations and intermediary charges sit outside the advertised amount.

One advisory portal mentions a 20% booking payment followed by instalments. The project site's publicly accessible material does not confirm that schedule as binding for the unit now being offered. Given the developer's stated permit and financing dependencies, payment timing deserves unusually careful attention. It should be possible to identify the recipient's company and bank account, the exact milestone that releases each payment, and what happens if an approval is delayed or denied. A staged payment plan and an escrow arrangement are not equivalent, and neither should be assumed from a short marketing description. Refund rights and termination provisions need to appear in the signed documents.

The broad choice of homes is a real aspect of the proposal, but it is not evidence of investment performance. Studios may appeal to couples or individual travellers, yet their ongoing fees can take a larger share of revenue. Two-bedroom villas offer more privacy and a wider family-use scenario, while three- and four-bedroom homes require substantially more capital and may serve a narrower renter pool. Resale exposure also changes with the remaining lease term and the depth of demand for each format. Published developer yield figures or claims about neighbourhood growth cannot establish net future returns for any of these homes. Evidence from actual comparable rentals, with expenses included, would be needed for that discussion.

Complex 8 is therefore best approached as a documented concept with substantial open conditions, not as an immediately usable finished home. Its clearly described unit programme and management brand make it possible to compare lifestyles and indicative budgets. The unresolved completion timetable, contradictory ownership labels and uncertain live inventory prevent a confident recommendation on a particular unit. The next meaningful evidence is specific: the land-title chain, permitting status, the legal seller, a dated offer for the chosen property, approved plans, operating documents and a contract that allocates delay and payment risks. Until those documents agree with one another, a polished sales presentation should not decide the purchase.

Unit types & sizes

Studio apartment

This is the smallest and lowest-priced design shown on the project page, but it should not be mistaken for an available offer. A separate marketplace marks the apartment inventory sold out. Compare internal layout, shared charges and the status of the actual unit before using the published price for a budget.

Get floor plans and current prices
Two-bedroom villa

The smallest villa layout gives guests more separation than a studio without committing to the largest formats. A lower asking price appears in a separate listing, but its seller, tenure and inclusions must be matched to the developer's description before making a comparison.

Get floor plans and current prices
Three-bedroom villa with rooftop

The 178 sqm configuration includes a rooftop element without the specific ocean-view wording attached to the other three-bedroom type. Its circulation, stairs and exposure to weather are as relevant to comfort as the overall stated area.

Get floor plans and current prices
Three-bedroom villa with ocean-view rooftop

The marketing highlights an ocean-view rooftop. The view should be checked from the specific plot and documented where it materially affects the price; a generic rendering or an unprotected outlook is not a substitute.

Get floor plans and current prices
Four-bedroom villa

The largest advertised design needs more capital and a clearer understanding of occupancy rules, utilities and maintenance. Its size alone does not justify higher net returns: larger-group demand and the total cost of running the property would have to support the investment case.

Best for: A buyer whose priority is a compact base in southern Bali and who is comfortable with apartment-style shared facilities rather than a private plot. Service charges and true availability should determine whether the studio entry point is meaningful.; A family or regular visitor considering a villa for personal stays, with enough time to examine the site plan and the usability of each floor rather than relying on bedroom count alone.; An overseas owner willing to compare a managed rental arrangement against self-management using contractual fees, upkeep reserves and reporting standards, instead of assuming passive income from a marketing slide.; A buyer with a flexible start date who can keep a proposed transaction conditional on satisfactory land, permit, seller and payment documentation.; Anyone depending on a firm move-in or rental-launch date: the developer has withheld a completion schedule pending permits and financing.; Foreign buyers seeking straightforward personal freehold title to Indonesian land; the listings do not substantiate that outcome.; Purchasers who need a verified all-in price and a proven income history before they can commit funds.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Delivery and progress: the developer makes the schedule conditional on PBG issuance and financing, whereas third-party listings still give Q2, Q3 or Q4 2026. The permit, funding confirmation and handover evidence were not available for review. Tenure and contracting party: the developer says leasehold, Alnair advertises 41 years plus a possible 19-year extension, and Bali.RealEstate labels villas freehold. No verified parcel title, unit-specific lease, renewal clause or legal seller identification was obtained. Live inventory and price: USD 109,000 remains the developer's published studio anchor, but another platform marks those apartments sold out and villa asking prices vary across portals. There is no confirmed current offer or developer-approved instalment schedule for a chosen unit.
