Why this project is worth a look

A roof with a purpose

The rooftop is designed for more than an occasional view: Jacuzzi, barbecue, sun deck and exercise space make it another place to spend time. Outdoor water and electrical installations, however, need a realistic maintenance budget.

About the project

Mare Nostrum Villas sits in the Nyang Nyang part of southern Bali, close to the approach to the beach rather than in the middle of a busy resort strip. The proposition is straightforward: a compact two-bedroom villa with a private pool at ground level and another outdoor living area on the roof. Alpha Villas publishes a 158 sqm building area, a 125 sqm plot and an IDR 4.3 billion asking figure. Those numbers describe a specific product, not a completed purchase. A buyer still has to establish the contracting company, the usable term of the property lease and the date a particular home can actually be occupied.

The project has a recognisable design: illuminated wave patterns on the exterior, a pool terrace beside the living space and a rooftop fitted out for entertaining. Listings from several agencies appear to describe that same scheme. A naming trap deserves attention, though. Alpha Villas also markets a separate, sold-out development called simply Nyang Nyang, described as five two-bedroom houses without Mare Nostrum's distinctive rooftop programme. These are not interchangeable names for a single release. Figures taken from the five-home scheme should not be used to fill gaps in the nine-home Mare Nostrum record.

Nine villas is the total reported across project directories and specialist listings. The available material points to a single main layout, not a menu of different bedroom counts: two bedrooms, three bathrooms, 158 sqm of building area and 125 sqm of land. This uniformity is useful when comparing advertised prices because the underlying product is broadly similar. It does not mean every villa will have the same orientation, remaining lease term, stage of completion or inventory package. There is no publicly verified schedule identifying each of the nine plots and their individual contract terms. A buyer is choosing one numbered property, not an average of the development.

The ground floor gives the house its day-to-day character. The living and dining areas sit alongside the kitchen and open toward a terrace and private swimming pool. Alpha Villas states a 13 sqm pool and a 23 sqm terrace. Those measurements suggest a place to cool off, host a few friends and spend time outdoors, rather than a villa with extensive gardens or a pool designed for serious lap swimming. For a couple or a small family, having the kitchen and main social spaces on one level makes the house easy to use. For holiday guests it also keeps the indoor and outdoor areas connected.

Privacy is arranged upstairs. Each of the two bedrooms has its own bathroom, and both connect with a shared balcony looking toward greenery. A third bathroom serves visitors. The roof, meanwhile, is a separate leisure setting with a Jacuzzi, barbecue space, sun deck and a small exercise area. The published specification calls this two floors plus rooftop; treating it as three enclosed residential storeys would misrepresent the property. It is an appealing layout for two couples travelling together, although the open rooftop will be exposed to the weather in a way an indoor lounge never is.

That distinction matters beyond design. Pools, rooftop water features, exposed decking, waterproofing and outdoor fittings all create recurrent maintenance requirements. Salt-laden air, intense sun and heavy rain can shorten maintenance intervals for equipment and finishes. None of that is peculiar to this project, and none of it proves a defect. It does mean an owner planning holiday rentals should budget for upkeep before relying on a forecast profit figure. The same feature that attracts a guest in a listing can become an operating cost when a pump, tile or roof seal needs attention.

The proposed handover is partly furnished, according to Alpha Villas. The listing also specifies three air-conditioning units, PDAM water supply, open parking and electrical capacity of up to 13,200 VA. That is a meaningful starting specification, but a description such as “semi-furnished” does not say whether beds, kitchen appliances, rooftop seating, tableware or linen will be delivered. Nor does a quoted electricity allowance prove that a particular completed villa has been connected and tested. These items belong in a signed handover inventory. They are also relevant to comparing a seemingly cheaper villa with one advertised as ready to rent.

Location is another area where the marketing phrase needs a little unpacking. Nyang Nyang is on the southern Bukit Peninsula, within Pecatu, Kuta Selatan and Badung Regency. The appeal is its coastal landscape and a quieter setting than Bali's restaurant-heavy neighbourhoods. The developer describes the development as being near the beach entrance, while different agencies quote different distances to the sand. One says 200 metres; another says 360 metres. A surveyable site plan and a clearly identified access route would be needed to decide what either number means for an individual villa. On this coastline, a short line on a map does not always translate into an easy walk to the water.

The immediate surroundings also shape the guest experience. A private pool and roof deck allow visitors to spend much of the day at the villa, but shops, medical services, restaurants and routine errands may require transport. An agency places a unit on Jalan Nyangnyang Sari, yet a registered parcel address and a site boundary have not been established from the public documents. Alpha Villas mentions a future commercial centre near the main beach approach; that is a proposed amenity, not a facility buyers can use today. The developer's stated outlook is toward greenery, so an uninterrupted ocean view should not be assumed.

Construction information is more substantial than a generic off-plan label. In an update dated 8 September 2026, Alpha Villas reported that site preparation, foundations, walls and roofs were complete, while pool systems stood at 95 percent. Interior finishing was stated as 90 percent for villa one and 75 percent for villas two and three; landscaping was still scheduled. This is an unusually detailed published progress snapshot, but it remains a company report rather than an independent inspection or a certificate of readiness. It also does not identify the construction condition of all nine villas. A report saying that one part of the development is progressing cannot be substituted for acceptance of the exact home under contract.

Handover timing remains unsettled. Some agents quote December 2026, others August 2027, and another source gives a handover window spanning those months. Alpha Villas uses 2025 as the construction year in its basic specifications; that is not evidence that the nine homes were delivered in 2025. Staggered completion is plausible for a small villa scheme, but no signed unit-by-unit delivery timetable is publicly available. Anyone buying around a planned move, a first holiday rental season or a fixed financing date should treat the relevant delivery milestone as a contractual matter rather than a prediction based on current site progress.

On price, the clearest direct source is the Alpha Villas project page, which displays IDR 4.3 billion. It is the published price reference checked on 16 October 2026, not a verified offer for a particular available villa. Agency listings also show approximately IDR 4.25 billion and IDR 4.36 billion, sometimes alongside US-dollar equivalents calculated with their own exchange assumptions. A sensible comparison keeps the transaction in rupiah and separates the base villa amount from any furnishings, legal fees, taxes, maintenance contributions and other closing costs. Availability needs the same caution: some directories show one available home, others two, while none offers a dated and signed inventory ledger.

The rights being marketed are contractual long-term lease rights, not direct foreign ownership of the underlying land. Alpha Villas advertises 28 years with an extension at market price. Another agent cites 27 years. The distinction cannot be settled from a summary sheet: the landowner, the commencement date, the parent land title, renewal mechanism and treatment of resale all have to be clear in the actual documents. An extension offered at a future market price is not the same as a fixed, unconditional extra term. Indonesian land law also distinguishes contractual leasing from registered land rights such as Hak Pakai, a regulated right of use; those concepts should never be collapsed into the word “ownership”.

For foreign buyers, the wider legal context explains why this matters. Hak Milik is a form of land title that a foreign individual cannot simply acquire on the same basis as an Indonesian citizen. Other rights, including Hak Pakai and Hak Guna Bangunan in appropriate structures, operate under their own conditions. The documents available for Mare Nostrum do not establish the title holder of the relevant plots or prove which registered rights sit beneath a proposed lease. It would therefore be misleading to claim that a purchaser receives land ownership, a guaranteed renewal or a universally available ownership structure without knowing the individual buyer and the contracting arrangement.

There is a corporate identity issue, too, though it should not be overstated. Alpha Villas publishes the project, its specifications and construction updates, making it the confirmed public-facing project brand. A legal notice on its website names PT Alpha Indo Projects as the website's company. FazWaz, by contrast, attributes Mare Nostrum to PT ADUA PROYEK INDONESIA. A brand, a contractor, a website operator, a land-right holder and a selling company need not be the same legal entity. What is missing is a reliable document linking the named parties to their actual obligations on this development. Until that is available, neither company should be presented as the proven contractual developer and recipient of a buyer's funds.

The villa's rental appeal is easy to understand without borrowing a return forecast from a brochure. Two bedrooms with private bathrooms work for a small group, a pool is part of the expected Bali holiday experience, and the rooftop gives the property an extra activity space. But there is no verified operating history for Mare Nostrum from which to infer a stable rental yield. Developer income projections rest on assumptions about rates, occupancy and expenses. Legal operation of short-term accommodation also depends on the permitted use of the site and the operator's applicable approvals; calling the area “tourist-oriented” is not proof that every rental plan is authorised.

Taken together, this is a fairly well-defined physical product with several unresolved parts of the transaction. It may work for an owner who wants a private two-bedroom base on the Bukit, or for someone prepared to set up a properly licensed holiday rental after handover. It is not yet documented as a completed, immediately rentable property with an established income stream. The decision is less about whether the rooftop looks attractive and more about whether the specific villa's remaining lease, completion obligations, permits and full acquisition cost fit the buyer's plans.

Best for: Couples, friends or smaller families looking for two independent bedrooms and a self-contained pool villa rather than hotel-style common facilities. The upstairs suites and rooftop leisure area offer flexibility for visitors.; Buyers who deliberately want the southern Bukit atmosphere and are comfortable using transport for shopping, restaurants and everyday errands instead of expecting everything within a short walk.; Future holiday-rental owners willing to budget for pool and rooftop maintenance, furnishing, staffing and management, with the understanding that lawful short-stay operations need to be established for the site and operator.; Purchasers who can tolerate construction and handover uncertainty while obtaining a properly documented lease, stage-payment schedule and clear remedies for delay before committing funds.; Anyone requiring a completed, independently inspected home with confirmed immediate occupation and no construction exposure.; Buyers seeking direct foreign land ownership, a free guaranteed lease extension or an established rental income history.; People who need step-free living, an easily walkable dining district or a contractually confirmed ocean view.; may not suit: .
