Why this project is worth a look
Low-density setting
The later project configuration is 68 residences on roughly 40 rai of land. That is a materially different environment from a several-hundred-unit resort condominium, with more space allocated across the site and a stronger sense of separation between homes.
Resort service layer
The residences are tied to Meliá-branded hotel management and resort facilities rather than relying only on a standard condominium amenity deck. The value of that proposition depends on the current management agreement and owner-access rules, which should be verified rather than assumed from launch marketing.
Larger condo layouts
The core condominium plans of 56.4 sqm for one bedroom and 88.5 sqm for two bedrooms are spacious by current Phuket resort standards. They may suit longer stays and owner occupation better than compact holiday-condo formats, although larger areas also mean higher absolute purchase and service costs.
Two ownership profiles
Condominiums and villas share the same destination and branding but not the same legal route for a foreign buyer. A qualifying condo may be available in foreign freehold quota, while the land under a villa cannot be directly owned by a foreign individual. That difference should shape the shortlist from the start.
Inspectable today
Because the project is completed, buyers can assess the real view, finish, access, common areas and management standard before committing. The decision no longer has to rely mainly on renderings and projected delivery promises.
About the project
Meliá Phuket Karon Residences is a hillside resort-residential development in Karon that combines low-rise condominium homes, private-pool villas and hotel-style amenities associated with the Meliá brand. That mix matters more than the branding alone. A one-bedroom condominium and a large pool villa sit inside the same project name, but they carry very different ownership questions, operating costs, buyer pools and resale dynamics. The development therefore makes more sense when treated as a collection of residence types within one resort environment rather than as a conventional single-format condo project.
The strongest later-stage evidence points to 68 residential units across a site of roughly 40 rai, or about 64,000 square metres. Thai launch coverage from 2024 breaks the residential component into 52 low-rise condominium residences and 16 pool villas. Current FazWaz and Dot Property project headers also show 68 units, two floors and a 2025 completion. Older descriptions still circulate with 63 units — 49 condominiums and 14 villas — while another legacy version states 73 units — 59 residences and 14 villas. Those figures should not be blended. The project specification appears to have evolved, so this dossier uses the later 68-unit configuration and flags the older counts as unresolved historical metadata.

The condominium layouts are relatively generous for a Phuket resort product. A one-bedroom residence is consistently listed at 56.4 sqm and a two-bedroom at 88.5 sqm. The villa schedule is less stable across time. The 2024 launch material describes three- and four-bedroom pool villas from roughly 320 to 490 sqm, while current market listings also show a two-bedroom villa at 179 sqm and three-bedroom stock around 300–320 sqm. A buyer should therefore work from the documents and floor plan of the actual property being offered rather than assume that every current listing matches the original launch matrix.
The address is 404/9 Patak Road, Karon, Mueang Phuket, Phuket 83100. This is a hillside setting rather than direct beachfront frontage. FazWaz places Karon Beach at roughly 1.1 km, while older project descriptions more often used about 1.5 km and referred to a beach shuttle. That distinction affects daily use. The location can appeal to buyers who value greenery, separation from the busiest beachfront strip and potential sea views, but it is not the same proposition as stepping directly from a lobby onto the beach. The gradient and the practical route to local shops and restaurants are worth testing in person.
The resort-service layer is central to the project. Launch coverage names Meliá Hotels International as the management partner for the residences and describes access to facilities including swimming pools, restaurants and bars, a beach club and an approximately 800 sqm forest spa. Project directories also list fitness areas, gardens, a clubhouse or lounge, children's facilities, parking, reception, security and CCTV, with some sources mentioning a rooftop pool and shuttle service. For a completed property, the useful question is not whether an amenity appeared in a brochure but which facilities are operating now, which are contractually available to residence owners and what charges apply to each service.
Developer attribution requires a careful reading of the sources. Thailand-Property and several specialist portals identify Lavender Residential Co., Ltd. as the local developer and describe it as the Thai arm of a Hong Kong-based property development group with a long history in the UK and Hong Kong. Thai launch articles in 2024 instead credit Mishari Group Ltd. as the development group working with Meliá Hotels International. A number of property aggregators simplify the relationship further and put Meliá itself in the developer field. These descriptions are not equivalent. Before purchase, the sale contract, title documents and management agreement should make clear which legal entity owns or sells the property and which entity operates the branded services.
As of 5 September 2026, this is a completed project trading through resale and remaining inventory rather than an early off-plan launch. FazWaz shows a lower asking-price anchor of about THB 8.37 million, with PropertyHub carrying similar one-bedroom stock and villas stretching to much higher price points. The 2024 launch price of THB 8.5 million is now historical context only. A current comparison should be unit-specific and should account for view, condition, furniture, floor, tenure, access to the resort programme and any ongoing fees rather than rely on a single project-wide price-per-square-metre figure.
Completion changes the due-diligence priorities. Construction delivery risk becomes less important than physical inspection, title and quota verification, the quality of management, the operating rules of the residence and the real cost of ownership. A buyer considering the project today should inspect the actual unit, confirm the legal tenure, review the juristic-person or management documents, understand which Meliá services are included, and verify whether any rental programme or hotel-use arrangement is still available on the same terms originally marketed. The concept is distinctive; the investment case still depends on the exact property and contract.

Ownership format
For condominium units, foreign freehold is legally possible within the 49% foreign-ownership quota of a registered condominium, subject to quota availability for the selected unit. Project portals currently show conflicting freehold and leasehold labels, so the actual contract and title position must be checked. Foreigners cannot directly own the land under a villa, so the land and building structure requires separate review.
Home types & sizes
The smallest core residence type, although 56.4 sqm is still generous for a Phuket resort one-bedroom. Current listings make this the clearest entry point into the condominium component.
A more family-oriented plan at almost 90 sqm. Current stock is marketed with different outlooks, so the actual view and floor should be confirmed for the selected unit.
This format appears in current resale inventory even though it was not part of the most visible 2024 launch schedule. The specific villa plan, land structure and title documents therefore deserve a direct check.
Three-bedroom villas were part of the core launch offer. Current portals show several nearby sizes, so the contracted area should be taken from the documents for the particular villa rather than a project-wide brochure.
The largest confirmed residential format in the development. Its budget and buyer pool place it in a different resale segment from the condominiums, so project-wide yield or liquidity assumptions are not very meaningful for this type.
The unit schedule has changed across source generations. April 2024 launch coverage describes 52 one- and two-bedroom condominiums plus 16 three- and four-bedroom villas, while current listings also show a 179 sqm two-bedroom villa and more than one three-bedroom villa size. Use the floor plan and registered or contracted area of the actual property rather than an older project-wide matrix.
