Current Palm & Pine listings include both foreign-quota freehold apartments and leasehold stock. Saying that the condominium is 'available to foreigners' is therefore too broad to be useful. Project directories consistently list a swimming pool, gym, clubhouse, Jacuzzi, playroom or children's area, landscaped common areas, parking, 24-hour security and CCTV. Some also mention reception, restaurant and hotel-style management functions. In a building completed in 2013, the existence of a facility on an old project page is not the same thing as its current standard. A useful inspection should look at waterproofing around pools and terraces, lift operation, water pressure, façade and corridor condition, parking availability, equipment noise and the condominium juristic person's maintenance plan. The same 43 sqm type is even labelled differently across portals on tenure, with one showing freehold and another leasehold. It is a useful reminder that portal labels are not a substitute for title and quota documentation.
One of the freshest confirmed listings is a 109 sqm apartment at THB 6.6M, advertised under the foreign quota; a separate 96.6 sqm two-bedroom is marketed around THB 8.07M. The smaller unit carrying a higher asking price illustrates how strongly individual condition and specification can affect resale pricing. Historic Pine schedules also include two-bedroom homes above 140 sqm, including private-pool formats.
Current inventory includes three-bedroom apartments around 127–146 sqm; a confirmed 146 sqm listing at roughly THB 8.9M was advertised under the foreign quota. The historic schedule separately describes a 326.64 sqm three-bedroom residence with a private Jacuzzi. With that much variation, 'three bedrooms' alone says very little without a floor plan, registered area and physical inspection.
The current resale inventory and the historic project schedule do not form a perfectly matching product matrix.
