The trade-off is that refurbishment, furnishing and recurring common costs can be materially higher in absolute terms, so the condition of the exact unit matters as much as the project name.
Karon on foot
The official address sits on Karon Road opposite the beach area. Centara gives roughly 100 metres to Karon Beach, 500 metres to Karon centre and 1 kilometre to Kata centre, placing day-to-day dining, convenience retail and resort services within a practical walking radius. A viewing is still essential because traffic noise, orientation and the quality of the sea view vary sharply by floor and side of the tower.
An active operator remains
Waterfront Suites Phuket by Centara is still an operating serviced residence, with 39 suites and a live set of amenities and services rather than an archived management story. That makes the building easier to assess operationally than many older condominiums. The limit is contractual: a private resale buyer should not assume that Centara management, housekeeping or rental distribution automatically attaches to every privately owned unit without checking the specific owner agreement.
A thin resale market
As of 9 September 2026, the public market shows only one sale listing: THB 24.9M for a 117 sqm two-bedroom unit on the 16th floor, marked Foreign Quota. With so little visible sale stock, a single asking price is not a reliable project-wide valuation benchmark. View, renovation quality, floor, title status and seller motivation can create a wide spread, so recent closed sales and direct comparable units in Karon are more useful than a headline asking price per square metre.
Due diligence shifts
Because the building dates from 1998, construction-completion risk has disappeared but building-condition and governance risk matter more. The practical file should include the condominium juristic person's financials, confirmation of the foreign quota, a no-debt certificate, major-repair history, lift and building-services condition, and the unit's title documentation. An older building can work very well when those fundamentals are healthy; deferred capital expenditure can just as easily turn an apparently attractive purchase into an expensive ownership experience.
About the project
Waterfront Karon is an unusual Karon resale proposition: an older high-rise with exceptionally large apartments close to the beach. Resale portals market individual units under the name Waterfront Karon, while the current official operating identity is Waterfront Suites Phuket by Centara. The location, 21-storey form, apartment sizes and address cluster line up strongly enough to treat them as the same physical building rather than two separate projects. That distinction matters because online pages often switch between hotel, serviced-apartment and condominium language even though a buyer is acquiring one specific privately held unit.
The building was completed in February 1998. Its age is neither a reason to dismiss it nor a substitute for due diligence; it simply changes what matters. There is no developer instalment plan or construction schedule to assess. A buyer should instead focus on the condition of the selected apartment, lifts and mechanical systems, waterproofing and façade works, the history of major capital repairs, the condominium juristic person's accounts, sinking-fund position and any unpaid common charges attached to the unit. FazWaz and Hipflat currently quote a common-area fee of THB 38 per square metre per month, but that figure should be reconciled with the latest juristic-person invoice rather than treated as final.

Space is the clearest differentiator. Centara's official accommodation inventory describes 39 one- and two-bedroom apartments with kitchens and separate living areas. The standard managed configurations are 103 sqm for a one-bedroom residence and 167 sqm for a two-bedroom residence, both offered in garden- and ocean-view variants. Those dimensions are far larger than the compact layouts common in newer resort condominiums. The private resale market is less uniform: a current sale listing is a 117 sqm two-bedroom apartment, while current rentals include a 180 sqm two-bedroom and a 167 sqm three-bedroom layout. That suggests individual units may have been configured or altered differently over time, so the actual title plan and internal layout matter more than a generic project brochure.
The location is genuinely close to Karon Beach, but the cleanest description is 'across from the beach' rather than implying a private beachfront parcel. Centara gives a distance of about 100 metres to Karon Beach, around 500 metres to Karon centre and roughly 1 kilometre to central Kata. Restaurants, convenience retail and the normal Karon visitor infrastructure sit around the property. For an owner who expects to spend extended periods in Phuket, or who wants a large apartment in a location that tenants can understand immediately, the setting is straightforward rather than dependent on a shuttle or a car for every daily need.
The operating model is another reason the building is different from a conventional ageing condominium. Centara continues to run Waterfront Suites Phuket by Centara as a serviced-residence property with 39 suites, 24-hour operation, a free-form pool, children's pool, sauna, tennis, games room, outdoor parking and supporting services. That is useful evidence that the property still has an active hospitality operation. It does not, however, prove that every privately owned condominium unit automatically participates in the same rental programme or receives identical management services. A resale buyer should read the unit-specific management and letting arrangements instead of assuming that the Centara name transfers automatically with the title.
The main unresolved historical fact is the original developer. Centara is clearly documented as the manager/operator, not as the developer. Phuket Tourist Association associates the property with Tiang Chirathivat Co., Ltd., and a Thai corporate-data source shows Tiang Chirathivat Real Estate Company Limited maintaining a branch at 224/21 Karon Road under the name The Waterfront. That establishes a meaningful corporate connection to the address, but it does not prove who originally developed the building in 1998. For that reason, no developer name is inserted into the registry record. The project is still usable as a resale dossier, but the building's original development history and current condominium juristic-person records should be checked separately if they matter to the buyer's legal review.
