That primary-source update matters because many portal records still carry October 2026. A buyer should therefore avoid treating the earlier portal date as evidence that a particular villa is nearly ready. The sensible starting point is a fresh construction schedule for the selected house, followed by an on-site check of what has actually been built.

The project is compact, yet its public inventory is not entirely consistent. Phuket9's current project page and agent page state 11 villas and describe three-, four- and five-bedroom pool villas. A Phuket9 price list indexed as updated on 1 February 2026, however, contains 12 numbered entries: a new Type A two-bedroom villa plus B1-B3, C1-C2, D, E, F1-F2 and G1-G2. One of those homes is marked sold and the others are priced or shown as available. The practical interpretation is to use 11 as the current official project count while keeping the twelve-line price sheet in view rather than silently deleting it from the story. Buyers need the latest master plan and a live availability schedule from Phuket9 before reservation. The same issue appears in the size data. The refreshed project page says land starts from 450 sqm and villa area from 515 sqm, while the indexed 2026 price list includes Type A at 225 sqm of land and 325 sqm of building area. That is a material specification conflict, not something to average away.

The villa mix spans several very different scales. Type A is listed with two bedrooms, two bathrooms, a 225 sqm plot, 325 sqm of building area and a THB 16.9M price. Type D is a three-bedroom, three-bathroom 365 sqm villa and is marked sold in the same price sheet. Four-bedroom Types C and G sit around 515-545 sqm of building area on plots of roughly 446-490 sqm. Five-bedroom Types B, E and F are larger again at about 570-600 sqm, with land around 467-572 sqm. Phuket9's sales kit shows multi-level layouts for the larger homes, with living, dining, kitchen, pool and terrace functions on the main level, bedroom accommodation above, and an additional upper terrace level. Both references point to the same hillside pocket behind Karon, but the difference in house number and soi should be reconciled against the sale and land documents. The working coordinate, 7.8508065, 98.3017993, is consistent with this area; the map radius is intentionally broader because it is not being presented as a cadastral pin. Phuket9 describes the beach as roughly one kilometre away and about five minutes by car. Marketing language around walking distance deserves context: the hillside, heat and exact access route may make a daily walk less convenient than a flat one-kilometre map line suggests. In exchange, the elevated setting is part of why the villas can achieve their west-facing sea-view positioning and stay removed from the busiest beachfront strip.

Foreign ownership needs to be handled as a villa-and-land transaction, not through condominium rules. A non-Thai buyer generally cannot own the underlying land directly in Thailand.
