An operating asset

The most useful fact for a 2026 buyer is that the resort is open. Radisson Hotel Group announced the launch on 1 April 2026, and its live hotel page confirms the 222-room operation and the core guest facilities. That reduces uncertainty around whether the physical scheme will be delivered, but it does not remove investment risk. Due diligence can now move from renderings and forecasts to operating evidence: current management documents, owner statements, actual charges and, where available, hotel performance.

Title versus operation

Ownership and hotel operation are separate layers. The condominium title defines the real estate interest; the management agreement determines how that room participates in the hotel, how income and expenses are allocated, what personal-use rights exist and what happens if the operating arrangement changes. A resale buyer should establish whether the current agreement follows the unit automatically, requires a new signature or can be terminated, because those answers can materially affect both use and resale.

The brand has limits

The Radisson name is commercially meaningful, but the original brochure is unusually clear about the boundary. Thai-Chinese Property Holdings was responsible for development, marketing and sale, while Radisson was the appointed hotel manager and brand provider. The brochure also disclaims Radisson responsibility for developer sales statements, including expected or guaranteed rental returns, and says the brand-management relationship is not perpetual. The investment case should therefore stand on the unit documents and operating economics, not on an assumption that the hotel flag guarantees them.

Foreign quota matters

Historic sales material described foreign freehold as available, but a foreign buyer still needs quota capacity at the time of transfer. Thai government guidance states that foreign ownership in a condominium may not exceed 49% of the aggregate unit area in each condominium building. A resale listing marked 'freehold' is therefore only a starting point. The condominium juristic person should confirm the selected unit’s status and the remaining quota before the buyer commits funds.

Mai Khao is specific

Mai Khao is a northern resort market rather than a substitute for every other Phuket beach district. The airport is close, the shoreline is quiet and the hotel can function as a self-contained destination. The trade-off is distance from the island’s denser nightlife, retail and everyday urban services. For an income-led purchase, it is more useful to examine this resort’s own post-opening demand, seasonality and owner net receipts than to apply headline rental assumptions from Bang Tao, Kamala or Patong.

About the project

Radisson Phuket Mai Khao Beach is not a conventional Phuket condominium with a hotel-style lobby added on top. It was structured as a commercial condominium inside a fully operated resort: the development has 222 hotel rooms and suites, while the developer’s sales material identified 110 units for private ownership. The same physical property is now operating as Radisson Blu Resort, Phuket Mai Khao Beach, which Radisson Hotel Group officially opened on 1 April 2026. That changes the due-diligence question. A buyer is no longer taking primary construction risk; the more important issues are the title of the particular resale unit, the live hotel-management arrangement and the rights that actually pass to a new owner.

The original development documents describe an eight-building low-rise scheme on 7,872 square metres of land. Buildings are up to four storeys, and the ownership inventory was divided into six layouts ranging from 41 to 127 square metres. That ownership inventory totals 110 units, while the resort itself has 222 keys. The distinction matters because today’s hotel website uses its own guest-room categories, which do not map one-for-one to the names used when the property was sold as real estate. For a purchase, the condominium title, sale contract and unit-specific records are therefore more important than the current room label shown to hotel guests.

The operating resort gives the project a clear, verifiable location rather than a broad 'Mai Khao' marketing tag. Radisson lists the address as 126/10 Soi Mai Khao 7, Moo 4, Mai Khao, Phuket, with direct access to Mai Khao Beach. The group describes the airport as roughly a 15-minute drive and places the hotel beside Mai Khao Temple, close to Sirinat National Park and other northern-Phuket attractions. This is a resort-led location: quiet beachfront access and airport convenience are the strengths, while buyers who expect the walkability, restaurant density or nightlife of Phuket’s busier western and central districts should treat the setting as a different proposition.

The amenity story can now be checked in operation. Radisson’s 2026 opening announcement lists an 80-metre beachfront infinity pool, a rooftop pool, a children’s pool, spa, fitness facilities, a kids’ club, two dining concepts, a rooftop bar and three meeting rooms. For an owner, however, a functioning resort and an attractive facility list do not by themselves define private-use rights. The historic sales fact sheet referred to limited annual owner stays and hotel services, but those were sales-era terms. A resale buyer needs the current management agreement and condominium rules to know what personal occupancy, hotel services, charges and booking procedures apply today.

Thai-Chinese Property Holdings Co., Ltd. is the developer and project owner named in the primary sales documents. Thailand’s Smart EIA database lists the same company registration number, 0835561019719, and shows the entity as active. Radisson’s role is different. The project brochure states that the developer, not the Radisson parties, was responsible for development, marketing and unit sales; it also says Radisson did not warrant sales claims such as expected or guaranteed rental returns and that the hotel-management and brand arrangement was not perpetual. The brand is therefore commercially relevant, but it should not be treated as a substitute for legal or financial due diligence on the unit.

There is visible resale supply. A 41-square-metre unit was offered at THB 8.88 million on Kinnara when checked on 17 September 2026, and a 47-square-metre listing on Nestopa showed THB 10.0516 million with a 12 May 2026 update date. These are listing prices, not evidence of achieved resale values. Historic project marketing also promoted a guaranteed-return period and a later revenue-sharing model. Those statements are useful for understanding how the investment product was originally sold, but they are not enough to establish what a buyer receives in 2026. The live contract for the selected unit should show the management term, revenue and cost allocation, owner-use rules, termination rights, arrears and whether the agreement transfers to a new owner.

Ownership format

The project was marketed as a commercial condominium with freehold units. A foreign buyer can hold condominium freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area of each condominium building. Quota availability and the exact title of the selected resale unit need to be confirmed before transfer.

The developer fact sheet lists 30 units of this type, making it the smallest ownership layout. A 41 sqm unit also appears in current resale supply, although the exact layout, view and title of any listing should be checked against its own documents.

This was the largest part of the ownership inventory, with 56 units in the developer schedule. Because the pool-access version is also 47 sqm, resale comparisons should distinguish the two rather than relying on area alone.
