Why this project is worth a look

Central Karon setting

The site sits in Karon’s resort core beside the public park and lake rather than on a remote hillside. That makes the project more practical for buyers who want the beach, restaurants, local markets and the seafront to form part of an ordinary day instead of requiring a vehicle for every short trip.

Construction is active

The official update dated 22 August 2026 showed groundwork and structural progress at 9%, with EIA approval and the building permit already in place. Off-plan risk remains, but buyers now have a real construction site and recurring progress updates to compare with the promised payment milestones.

Clear core layouts

The project itself publishes a 28 sqm studio, a 34 sqm one-bedroom and a 62 sqm two-bedroom as its core unit types. They cover the main resort-use cases without an overly complicated catalogue, while current inventories also show some larger or smaller variations for buyers who need more flexibility.

Amenity-rich common areas

Three pools, rooftop leisure areas, a gym, coworking, restaurant, café and lobby create a property that can support work and leisure on site. The trade-off is operational: owners should pay as much attention to future management quality and common-area costs as they do to the amenity list itself.

Milestone-based payments

After reservation and the first contract payment, the remaining price is spread across defined construction stages through handover. This can make cash-flow planning easier than an immediate full payment, provided the buyer reads how each milestone is evidenced and when the next instalment legally becomes due.

About the project

Vibe Residence Karon is an under-construction condominium in central Karon on Phuket’s west coast. The project sits within ESM’s property group: the official project website presents ESM Group as the developer, while the group’s own development page lists Vibe Residence Karon among the active schemes handled by ESM Development. That distinction helps explain why ESM Construction also appears on construction-site material. Development, contracting and hospitality operations are separate functions inside the same group. It also prevents a common identity mix-up: Vibe Downtown Karon is a different ESM project, announced separately at roughly 200 units. This dossier covers only Vibe Residence Karon, the 309-unit project now under construction near Karon’s public lake and beach area.

The scheme is substantial rather than boutique. It is arranged across three buildings: Building A has five floors, while Buildings B and C rise to eight floors. Public project material consistently gives a total of 309 residences, and several current sales sources also report 173 car and motorcycle parking spaces. A project of this size can support a broader amenity package and on-site staffing more easily than a small forty-unit block, but buyers should also expect busier shared spaces during peak periods. Someone looking for a quiet, highly private low-density residence may prefer a smaller development. Someone who values a staffed lobby, multiple pools, work space and several social areas may find the larger operating base more practical.

The location is best understood from the project map rather than from competing beach-distance claims. The developer’s map pins the site in Karon beside the public park and lake, on the Patak Road side of the resort centre, with access toward Karon Beach. Commercial sources quote anything from roughly 180 to 400 metres to the beach, so it would be misleading to turn one of those numbers into a precise promise. The useful point is that this is central Karon rather than a hillside address deeper inland. For personal use, that supports a day-to-day routine built around the beach, restaurants, local markets and the seafront area without requiring a car for every short trip, while road access still connects north toward Patong and south toward the rest of Karon and Chalong.

The apartment mix is deliberately compact and resort-oriented. The official project page shows three core layouts: a 28 sqm studio, a 34 sqm one-bedroom and a 62 sqm two-bedroom. Broker inventories add further variations, with some one-bedroom units around 30 to 50 sqm and two-bedroom units roughly 54 to 72 sqm, depending on building and position. That means the bedroom label alone does not tell the full story. Two one-bedroom apartments can differ materially in floor area, outlook, circulation and price. The unit cards below therefore use the three layouts published by the project itself, while any larger or smaller variations should be checked against the current unit schedule before a buyer compares value between specific apartments.

The amenity programme is closer to a resort complex than a basic residential block. Across the official and current project material, the recurring elements are three pools, including rooftop water areas, landscaped roof decks, a fitness centre, coworking space, restaurant, café or pool bar, lobby and lounge areas, plus children’s and garden spaces. Parking, reception, 24-hour security and CCTV are also listed by major project platforms. The practical value depends on how the apartment will be used. A part-time owner can work, exercise and spend much of a day inside the property without relying on external facilities. A full-time owner should focus equally on the future operating budget and management quality, because a complex amenity package only remains attractive when pools, roofs, planting and mechanical systems are maintained consistently after handover.

Construction is no longer just a launch promise. The official progress page states that the Environmental Impact Assessment has been approved and the building permit has been granted. As of 22 August 2026, groundwork and structural progress was shown at 9%, while architecture, building systems, interiors and external works were still at zero. The published site updates show excavation and earth removal around the building zones. This is still an early point in the construction cycle, so an off-plan buyer remains exposed to normal delivery and specification risk. The advantage is that progress can now be tracked against visible site activity rather than a proposed start date, which matters because several instalments are tied to construction milestones.

Most current sources point to a Q4 2028 target for completion. FazWaz gives October 2028, while other sales pages use November or December; one broker instead shows Q2 2029. The sensible interpretation is that late 2028 is the current target, not an unconditional date. A buyer who needs the unit for a fixed school year, relocation date or business launch should allow time for slippage and read the delay, notice and remedy clauses in the contract. A buyer with a more flexible horizon can focus on whether construction progress remains consistent as the project approaches the larger payment milestones. In either case, the signed agreement matters more than a date repeated across advertisements.

The payment structure spreads the purchase price across construction. The reservation amount is THB 200,000. A 35% payment follows within 30 days at contract signing, with the reservation credited toward it, followed by four 15% instalments linked to construction start, foundation completion, structural completion and completion of tiling works. The final 5% is due at unit completion and handover. This reduces the amount of cash required on day one but creates a clear liquidity schedule that buyers need to plan for in advance. The milestone definitions also deserve close reading: the contract should explain what evidence triggers each payment, how the buyer is notified and what happens if either side is late.

Public pricing is currently fragmented. The official project homepage advertises a headline starting figure of 2.99M, but the indexed page does not identify the exact unit or conditions behind that number. Meanwhile, recent public offers repeatedly show a 34 sqm one-bedroom at THB 5.066M, with large property platforms generally listing higher entry points. For that reason, this record uses THB 5.066M as the lowest recent price that can be tied to a specific live-style unit offer, rather than treating the headline figure as confirmed stock. Before paying a reservation, a buyer should obtain an itemised availability sheet showing unit number, building, floor, view, area, ownership form, base price and every mandatory additional charge.

Ownership needs to be settled before reservation, particularly for a non-Thai buyer. Current Vibe Residence Karon sales material shows both leasehold and foreign freehold structures. Foreign freehold is direct ownership of the condominium unit, but Thai condominium law limits foreign ownership to 49% of the total registered condominium area, so remaining quota has to be confirmed for the chosen apartment. If foreign freehold is not available, a leasehold structure may be offered instead. A lease is not the same as freehold: the first registrable term is generally up to 30 years, and later renewals depend on the contractual mechanism rather than being an already registered ninety-year title. The selected structure, quota status and any ownership premium should therefore be written into the transaction documents before the buyer commits funds.

Ownership format

Current sales materials show both leasehold and foreign freehold options. Foreign freehold is only possible within the statutory 49% foreign-ownership quota of the registered condominium area, so quota availability must be checked for the selected unit before reservation. For leasehold, the first registrable term is generally up to 30 years, while any further renewals depend on the contract.

Unit types & sizes

Studio
28 sqm
1 bathroom

The smallest layout published by the project. It is best suited to one person or a couple who value the Karon location and shared facilities more than a separate bedroom. At 28 sqm, long stays will depend on efficient storage and furniture placement, while shorter personal-use periods are easier to accommodate. Availability needs checking carefully because several current broker sources already show studios as sold out or absent from active stock.

1 bedroom
34 sqm
1 bathroom

The standard one-bedroom adds a proper sleeping room while keeping the overall footprint compact. It works for a couple, a single longer-stay owner or anyone who wants the bedroom separated from the living area. The 34 sqm version is also the clearest current pricing reference in public listings, with repeated offers around THB 5.066M. Building, floor, view and ownership structure can still move the final price materially, so this should be treated as a comparison anchor rather than a universal project price.

Reference from THB 5.066M
2 bedrooms
62 sqm
2 bathrooms

The official two-bedroom type is a more realistic fit for a family, two adults travelling with a child, or an owner who wants a separate office or guest room. Two bathrooms make the 62 sqm layout easier to share during longer stays. Broker inventories also show two-bedroom variants roughly between 54 and 72 sqm, so buyers should compare more than size alone: room arrangement, orientation, floor level and proximity to common facilities may matter more for personal use than a small difference in headline price per square metre.

The project’s official page shows three core types at 28, 34 and 62 sqm. Current sales inventories also contain additional one- and two-bedroom variations; their sizes and availability vary by building and unit number, so the expanded mix should be checked against the latest unit list.

The 22 August 2026 update gives a concrete 9% progress baseline after EIA and building-permit approval, rather than only a late-2028 promise. The project advertises “from THB 2.99M”, yet the lowest recent unit-specific reference is about THB 5.066M for 34 sqm, so any reservation should be tied to a numbered building, floor and view. The next major instalment should be checked against a new dated report showing measurable progress beyond the recorded 9% baseline.

Before purchase in Vibe Residence Karon, the seller's authority, apartment status and payment mechanics need their own review.
