The scheme contains three eight-storey buildings and 555 residential units on roughly 6 rai 65 square wah of land. That matters more than the marketing label “ready to move.” A buyer can inspect the actual building, common areas, corridor condition, lift traffic, views and the exact unit before committing. There is still normal resale or transfer due diligence to do, but the main question is no longer whether the promised building will be delivered as shown in a brochure.
The address is 1059 Soi Krungthep-Nonthaburi 13, Bang Sue Subdistrict, Bang Sue District, Bangkok 10800. The project sits inside the Tao Poon–Bang Pho part of Bang Sue rather than directly on a station forecourt. Current listing data places Bang Pho MRT at about 1.1 km and Tao Poon at about 1.2 km, while other mapping platforms can show slightly different figures depending on the point and measurement method. The practical advantage is network access rather than doorstep rail. Tao Poon links the Blue and Purple lines, Bang Pho is another nearby Blue Line option, and the developer also markets connectivity toward Bang Son. This can work well for residents who accept a short ride or walk to rail; it is less compelling for buyers whose first filter is a two-minute walk to a station entrance.

The apartment mix is deliberately compact. The current developer specification lists one-bedroom homes at 27.0–28.5 sqm, one-bedroom-plus units at 34.0–36.0 sqm and two-bedroom units at 54.0–54.5 sqm. That creates three understandable decisions instead of a maze of layouts. The smallest units suit a single resident or a couple who prioritise price and efficient use of space. The plus format gives more flexibility for a desk, storage or occasional guest use without moving into a full two-bedroom. The two-bedroom type gives proper separation between sleeping rooms but remains compact by family-apartment standards. Anyone expecting a large kitchen, generous dining area or a dedicated home office should judge the actual plan and furniture arrangement, not the bedroom count alone.
Shared amenities focus on everyday use. The current project list includes a lobby, garden, swimming pool, fitness room, co-working space, meeting room, mail area, EV charging and solar-cell systems. Independent project profiles also record lifts, security and CCTV. For 555 homes, this is a useful but not extravagant amenity package: residents can exercise, work away from the apartment, take a meeting and use outdoor space without leaving the compound. Because the development is already occupied, buyers can check what the brochure could never show — how crowded the facilities feel after work, how well equipment has been maintained, whether the co-working area is genuinely usable and what the common spaces sound like on a normal evening.
Pricing now has two distinct layers. SENA continues to list the development as ready to move and is currently promoting five remaining two-bedroom units at THB 2.99 million. At the same time, the secondary market is active. Fresh August 2026 listings include a 27 sqm one-bedroom at THB 1.69 million and a 35 sqm unit at THB 2.55 million, while some two-bedroom resales are priced above the developer’s remaining-stock campaign. A single “project starting price” is therefore misleading unless the seller type is stated. A resale may be cheaper but differ in furnishing, floor, view, parking entitlement, transfer costs or foreign-quota status. A developer unit may have a cleaner handover history but a narrower choice of remaining stacks.
There is also visible rental activity, which is useful evidence that the building functions as an occupied residential product rather than an empty investment brochure. In August 2026, refreshed one-bedroom rental asks for roughly 28–28.5 sqm units were clustered around THB 7,899–9,000 per month. Those figures should not be turned into a promised yield. Asking rent is not achieved rent, and it says nothing by itself about vacancy, agency fees, furnishing replacement, common charges or how different floors and outlooks compete. What it does show is a live pool of landlords and tenants, giving a buyer more real market data than an off-plan project would provide.
Ownership needs unit-level verification for a foreign buyer. The project is a registered condominium and sale listings describe freehold tenure; some current units are specifically marked as being in the foreign quota. Under Thailand’s condominium rules, foreign ownership is capped at 49% of the aggregate unit area in a condominium building. A foreign national can therefore register freehold ownership only when quota remains available for the selected unit at transfer. If the unit is outside that quota, foreign freehold cannot simply be assumed from the project’s general tenure. Any leasehold arrangement would be a separate structure and should be confirmed for the exact transaction rather than inferred from another listing.
The most useful feature of Flexi Taopoon–Interchange in 2026 is the ability to compare three real forms of stock in the same completed complex: remaining developer inventory, ordinary resales and units already circulating in the rental market. That produces better price discovery, but it also makes unit selection more important. Developer stock can have different handover and furnishing terms; a resale may be cheaper, furnished or already occupied, while a rental-oriented unit may come with its own contractual context. Before paying a reservation or deposit, a buyer should match the price to the seller, title, foreign-quota eligibility, outstanding common charges, included furniture, parking rights and actual unit condition. In a completed project, those details are not theoretical. They can be checked against the apartment in front of you, which is where the difference between a low headline price and a genuinely good purchase usually becomes clear.

The largest current official layout provides two separate bedrooms and is the more natural choice for a small family, shared ownership or a dedicated office room. It is still compact, so storage, living-room width and furniture placement should be checked in the exact unit.
