Why this project is worth a look
A compact villa estate
Eleven homes make the concept easier to understand than a sprawling mixed-use development. They also mean that shared facilities need a credible budget and a transparent way of allocating costs.
A genuinely varied mix
Single-storey two-bedroom villas sit alongside much larger houses with four or five bedrooms. Buyers can focus on how they will use the rooms, provided they compare the same area definitions and the plans of actual units.
Pool privacy plus services
The individual pool and planned shared spa offer two different kinds of space. Operational standards, access rules and the line between included and chargeable services have yet to be substantiated by an agreement.
An identified management team
Eco Management is named as the group’s operating division rather than a hypothetical future provider. That is a useful party to question about staffing, costs and reporting, but it does not establish rental performance.
About the project
The first thing to know about Minori is that the headline name is not its legal or geographical definition. Listings call it Minori Boutique Complex, the developer markets Minori Luxury Seminyak, and some agencies simply say Minori. They point to the same eleven-villa scheme backed by the Eco Invest Group brand. This is an estate of individual homes with private pools, not an apartment block or a collection of unrelated new-build villas. Buyers are being offered a house-like living experience alongside shared reception, leisure facilities and a management operation. Whether that combination works well will depend less on the luxury language used in brochures than on how the individual villa, shared spaces and service agreements function once the site is occupied.

Its position needs more care than the name suggests. Minori is promoted under Seminyak, an easily recognised destination, but property listings place it on Jalan Sri Rejeki in Legian, within Kuta district, Badung Regency. Those are neighbouring areas, not interchangeable administrative addresses. The published Eco Invest Group map pin and another project map agree closely on the location, making the position more credible than the Denpasar address shown on a corporate contact page. No land parcel plan was available to connect that marker conclusively to the legally described property, however. The branded Minori website gives approximately 1.6 kilometres to Double Six Beach. That is useful orientation, not proof of a particular walking route or school-run time. Anyone intending to live here regularly should assess the access road and everyday journeys rather than rely on the broad Seminyak label.
The villa mix is unusually varied for a development with only eleven homes. Published layouts include a one-bedroom entry product, single-storey two-bedroom villas and substantially larger four- and five-bedroom houses. Eco Invest Group shows total areas of 139–187 square metres for the two-bedroom layouts, 339–427 for the four-bedroom selection and 503 for the five-bedroom house. Four-bedroom villas have two storeys while the five-bedroom version rises over three. The developer lists a 100-square-metre one-bedroom product, whereas a separate branded site uses 103 square metres. The discrepancy is small but worth retaining rather than inventing an exact combined figure. The brochure also presents living-area figures distinct from total areas, so a 503-square-metre villa should not be mistaken for 503 square metres of enclosed usable living space.
For actual occupation, layout may matter more than total size. A single-level two-bedroom home offers a simple connection between bedrooms, living space and the pool, which could suit a couple or a smaller family. The four-bedroom houses offer five bathrooms and more separation between social and sleeping areas, though the individual floor plans differ. The three-level five-bedroom residence includes six bathrooms and more interior space but also introduces stairs and more rooms to furnish and maintain. The master plan publishes pool dimensions for several numbered villas, another reason to compare actual unit plans rather than generic drawings. Even for buyers attracted by rental potential, the relationship between bedrooms, bathrooms, circulation and privacy is more useful than a price-per-square-metre figure that may use a different definition of area.
The estate is designed around services as much as its buildings. Marketing materials show private pools for the villas and shared spaces including a swimming pool, reception, spa facilities, landscaped circulation and parking. The developer's master plan identifies a two-storey reception-and-spa building with 695 square metres of total area. Family-oriented additions are advertised too: childcare, shuttle arrangements, food delivery and concierge assistance. Those descriptions should be read as a proposed operating model, not as an itemised contract of free services. Someone using Minori as a full-time home will want to know whether visitors may use the communal pool, which facilities are charged separately, how staff access private gardens, and how work is scheduled around residents. In a group of eleven villas, common-area spending could be material even when daily operations are efficiently handled.
Eco Invest Group describes a vertically integrated structure: Eco Building for construction, Eco Engineering for technical production and equipment, and Eco Management for hospitality services and lettings. It also refers to operating properties in Ubud. This gives the intended service arrangement a named organisation, which is more informative than a promise that management will be arranged later. Still, a portfolio track record is not evidence that this particular villa will achieve a particular occupancy, nightly rate or return. The company PT ECO PARK INVESTMENT appears in the contact details of the group's website, together with an address in Denpasar. That does not establish which company owns the plot, is authorised to grant the lease, accepts the purchase funds or assumes responsibility for construction defects. Those roles need to appear consistently in the transaction documents.
Pricing illustrates how easy it is to confuse an advertised entry figure with an available home. The developer's prominent IDR 3.4 billion starting figure relates to the one-bedroom format, which the detailed project page labels sold. The published two-bedroom category starts from IDR 5.4 billion, the four-bedroom category from IDR 9.2 billion and the five-bedroom option from IDR 12.1 billion. Impala Real Estate reported seven released, unsold homes with two to five bedrooms when its data was checked on 8 October 2026; that catalogue is denominated in AED. No foreign-currency conversion is needed to see the issue: an apparent difference between listings may reflect the stock being advertised, the area measure used or a broker's update date. These figures are context for a budget, not a confirmed offer for a numbered villa, and say nothing by themselves about taxes or legal costs.
The amount and timing of payments merit the same attention. A 30% initial instalment appears consistently across the marketing. The Minori-branded website then proposes 55% in six monthly instalments and 15% after construction. Elsewhere the group advertises a zero-interest twelve-month plan, while another agency describes a 30% payment followed by 70% over twelve months. These are materially different cash-flow schedules, particularly for a project whose previously advertised completion date has already passed. A buyer needs the version that will actually be signed, including consequences for missed construction milestones, conditions for the final payment, refund rights and the identity of the receiving account. The availability of instalments does not, on its own, establish that instalments are held in a protected account.
Status reporting is one of the clearest unresolved issues. The developer's construction timetable put handover in the third quarter of 2026. By 17 October that target was in the past, but independently verified completion or commissioning evidence was not available. Impala's listing, last checked on 8 October, still described Minori as under construction and 65% built. Balinsky showed approximately 72%, while the developer's project page displayed 80% without a comparable update date. These percentages are not measurements from a common survey, so combining them into a new readiness figure would be misleading. There is also a practical difference between finishes inside a villa, completed shared facilities, formal handover and permission to operate. Until those distinctions are resolved, Minori should be treated as a construction-stage purchase rather than a completed, income-producing property.
The developer uses the term Hak Sewa for the proposed holding structure. This is a contractual lease arrangement, not an unrestricted foreign freehold title to the underlying land. Its public material claims a sixty-year duration, whereas some agent listings show twenty-five years. One local listing even labels the certificate Hak Pakai, a different right altogether. None of those descriptions is a substitute for the current land record and the actual agreement granting rights to the purchaser. Indonesia's land rules distinguish title ownership, registered rights of use and private contractual leasing, with foreign ownership of landed homes subject to specific requirements. The outcome for one purchaser may therefore differ from another's depending on nationality, immigration documents, contracting entity and the land's existing title. Renewal should be valued only to the extent that the agreement makes its terms enforceable.
The same documentary distinction applies to permissions. Eco Invest Group says that PBG building approval has been obtained and agents refer to tourism zoning. Yet no project-specific approval number, approved building plans, zoning decision or SLF certificate for lawful building use was publicly verifiable in the reviewed material. This is not evidence that any approval is absent; it means marketing cannot stand in for the documents themselves. The intended rental activity deserves special attention, because marketing a private home for short stays does not settle whether a particular operation is licensed or consistent with the plot's permitted use. The management agreement should also show rental distribution, owner-stay restrictions if any, maintenance reserves, operator fees, cancellation rules and the procedure for selling a remaining lease term. None of this can be inferred from claimed returns.
As a purchasing proposition, Minori sits between a self-managed private villa and a fully serviced hospitality property. Its scale and layouts may make it attractive to families who want a home with help close at hand, as well as buyers who are comfortable outsourcing guest services. The trade-off is that the customer takes both construction-stage and contract-structure risk until the supporting paperwork is reviewed. The next meaningful comparison is not a promised annual yield against a rival developer's promise. It is the actual cost of a specific villa, what remains of its enforceable lease, the conditions under which it can be occupied or rented, the expense of its shared services, and the evidence that each commitment can be delivered. A clear answer on those points is more valuable than another rendering or projected income table.
Ownership format
Marketed as contractual long-term leasing (Hak Sewa), not direct foreign ownership of the land. The brand site advertises 60 years while some agents state 25 years. Neither the executed lease nor its start date, renewal provisions or granting party has been verified.

Location
- Seminyak is the project’s marketing geography. Listings locate Jalan Sri Rejeki in Legian, Kuta district, Badung Regency; the distinction matters for legal addresses and everyday access.
- The branded site states approximately 1.6 km to Double Six Beach. Walking and driving times should be assessed from the actual entrance, not inferred from promotional travel estimates.
- An Eco Invest Group map pin closely matches a point displayed by a separate project catalogue. A cadastral drawing or legally identified parcel was not published for confirmation.
- The Jl. Tukad Mawa address in Denpasar appears in PT ECO PARK INVESTMENT contact details and should not be substituted for the development site.

Best for: A family seeking a house with its own pool while retaining access to reception, shared leisure space and potential help with daily household arrangements. The value depends on the actual service budget.; A purchaser choosing between a simpler two-bedroom, single-level home and a larger multi-storey villa. Numbered plans and measured interior area will matter more than the generic scheme description.; An owner who wants professionally administered short stays but understands that occupancy, tax, repairs and operator fees determine net income. Clear use permissions and a transparent management contract are prerequisites.; A buyer comfortable taking construction-stage risk only where milestones, handover rights and payment protections can be established in the documents.; may not suit: Anyone who requires a completed, lawfully commissioned villa ready for immediate occupation: verified handover and operating documentation were not available as of 17 October 2026.; Buyers expecting unrestricted personal freehold of the land or an automatic lease extension based solely on advertising.; Investors whose purchase case works only if promotional returns are achieved without downtime, management costs or shared-facility spending..
