Why this project is worth a look
A genuinely small scheme
With 14 individual villas, the experience is shaped by the plot and the immediate neighbours rather than by a large common-area programme. Choosing the right home within the compound matters more than choosing a generic unit type.
Outdoor living on two levels
A garden pool and a rooftop plunge pool create distinct places to spend time. They are also separate maintenance commitments, which makes their condition and operating costs part of the purchase decision.
A useful Umalas base
The Bumbak address places the homes in Kerobokan Kelod rather than in central beachfront Canggu. It may suit residents who prefer a quieter home setting while regularly travelling between nearby districts.
Furnished homes advertised
The public specification includes furnishings and household equipment, which could simplify moving in or preparing a rental. A plot-specific inventory is still necessary before treating any item as included in the deal.
Management is a choice
Rental management is advertised as an optional service. That leaves room for different ownership strategies, provided the buyer can see the actual contract, charges and rules for personal use.
About the project
El Agua Villas is a 14-home villa development in Umalas, marketed by The Anwa Collection for private use and rental investment. The proposition is quite specific: an individual home with its own garden, two pools and an upper-level entertaining space, rather than a residence dependent on a shared resort pool. That makes the scheme worth considering for a family or a group-oriented holiday rental. It also changes the operating economics. Two bodies of water, exterior surfaces and landscaped areas require maintenance whether a guest is staying or not, so the appeal of the design should be considered alongside its running costs.

The location is best understood as Umalas in Kerobokan Kelod, North Kuta, Badung Regency. Sales listings for individual villas give Jl. Bumbak No.80 as the address; the precise parcel needs to be matched to the land documentation. Some property portals classify the scheme under Canggu, a much broader search label. It would be misleading to read that as a Batu Bolong beach address. The appeal of this part of Umalas lies in having access to both the Canggu and Seminyak sides of south Bali while living in a more residential setting. Driving times remain sensitive to congestion and should be checked from the actual gate, not taken from a promotional brochure.
What, exactly, is being sold under that name? The developer's site describes 14 villas on land plots ranging from 106 to 155 square metres, with villa areas of 152 to 189 square metres. Those figures measure different things. A land parcel is not the same as usable interior space, and the advertised villa area does not by itself tell you whether a terrace, stairwell or rooftop zone is included. Other sales platforms advertise 138 and 164 square metres of indoor area for three- and four-bedroom listings. A buyer comparing two price quotes therefore needs plans with labelled measurements; choosing the larger number from each source would make the comparison meaningless.
Bedroom counts are less consistent than the marketing headline suggests. The summary panel on the official page refers to two- and three-bedroom homes, while its descriptive copy discusses three and four bedrooms. Independent listings actively describe three- and four-bedroom villas, including examples associated with 152 and 189 square metres of built area respectively. These are sufficiently specific to describe as advertised configurations, not sufficient to establish the final master-plan mix. The distinction matters for a purchaser who needs a particular bedroom on the ground level, a dedicated workspace, or bathrooms that can be used without walking through another bedroom. The contract drawings for the selected plot should resolve the issue.
The design puts outdoor living at the centre of the product. A ground-level pool sits by the private garden; a second, smaller pool is presented beside the rooftop lounge and kitchenette. The official specification also mentions bedroom balconies, outdoor showers, a recessed seating area, furnishings, appliances, water filtration, private parking and 24-hour security. These details help explain why the homes may suit longer group stays as well as occasional owner use. But a scheme-wide feature list is not a handover schedule. For a particular plot, the buyer still needs to know which equipment is installed, the quality of the pool waterproofing and access for maintenance, and whether rooftop sightlines compromise the privacy of neighbouring homes.
The tenure is a more consequential question than the architecture. El Agua Villas is advertised on a contractual leasehold basis, with an initial 29-year term and an option described as a further 30 years. That language should not be read as 59 years already secured. The underlying land title, the identity of the lessor, the commencement date, the mechanism for setting the renewal price and the conditions under which an extension can be refused all matter. In Indonesia, a private lease agreement is distinct from registered land rights. Terms such as Hak Milik, the ownership title, and Hak Guna Bangunan, a form of building right, identify interests held over land; neither should be confused with what a foreign individual is necessarily receiving under a villa lease.
The public pricing also needs context. On the developer's website, the entry figure is IDR 5 billion. A large property portal displays sale listings from about IDR 5.72 billion, while a separately published three-bedroom listing updated in October 2026 shows USD 289,000. These are advertisements at different points in time, not an independently validated price schedule. They may relate to different plots and different commercial terms. It would be unwise to rank them by converting currencies and assuming the cheapest quotation includes the same rights, furniture and delivery condition. A useful offer should identify the plot number, all taxes and transaction charges, the date through which the quotation is valid, and who is paid at every stage.
A further complication is the evidence of use on the ground. Some development portals continue to label El Agua Villas off-plan and show no reliable completion date. Two individual sales listings refer to an April 2026 delivery target, which has already passed. Yet rental-platform pages for named plots, including Plot 8, show a three-bedroom holiday villa offered to guests, with reviews visible. This is stronger evidence that at least an individual home is being marketed for actual stays than an undated construction rendering would be. It is not evidence that every one of the 14 villas has been finished, formally handed over or certified as fit for use. Completion must be established plot by plot.
The developer identity is clear at the brand level and incomplete at the legal level. The Anwa Collection has its own project page and describes a broader Bali portfolio. Its site presents the background of its management and consulting team, but does not disclose, in the public material reviewed, the specific Indonesian entity that holds or controls the site and will sign each buyer's contract. That distinction shapes remedies if construction, title or handover arrangements go wrong. The same applies to local permissions. Indonesia uses PBG for building approval and SLF for certification of fitness for use. No project-specific copies were available in the material reviewed, and a sales advertisement's unsubstantiated mention of a 'red zone' cannot establish the permitted land use.
Investors should separate a villa capable of being rented from a rental operation that is documented and legally supportable. The brand offers optional management and publishes ambitious return illustrations, but these are marketing scenarios, not audited trading accounts for the development. A guest-night estimate means little without expenses, downtime and the manager's share. The contract also needs to specify control of booking-platform accounts, guest payments, maintenance reserves, owner-use dates and early termination. In a property with private and rooftop pools, long-term equipment replacement and waterproofing deserve a place in the cash-flow model rather than being left as surprises after purchase.
For an owner-occupier, the sensible comparison is between actual villa layouts, daylight, road noise, privacy and the everyday cost of keeping the property in good condition. For an investment buyer, saleability at the end of a shorter remaining lease term may be more relevant than a glossy first-year projection. El Agua Villas has tangible attractions: a defined, small-scale product, multiple outdoor spaces and a Umalas location with reach across south Bali. What is not yet established publicly is just as decision-relevant: the legal seller, the underlying land documentation, plot-specific completion status and the enforceable form of any renewal. Those are the details that turn an interesting development into a transaction a buyer can understand.

Home types & sizes
A 106 sqm plot is described in a separate sales listing. Pool access, stairs and the rooftop space make the labelled floor plan essential to understanding the practical interior layout.
Get floor plans and current pricesA separate listing describes a 135 sqm plot for this layout. Bathroom counts differ between advertisements, so buyers should use the actual plot drawings rather than assume all four-bedroom villas are identical.

Best for: Families looking for a self-contained villa with several bedrooms and outdoor space, who are willing to inspect pool access, stair safety, sightlines and the individual floor plan rather than rely on photographs of the wider development.; Part-time Bali residents who want a furnished base for their own stays and may use a separate rental manager when away. This works only if the lease and management terms permit the intended pattern of use.; Lifestyle buyers comparing small compounds around Umalas. The quality of a particular plot, road access, privacy and construction finish will matter more than a single development-wide adjective such as 'luxury'.; Investors comfortable testing occupancy, operating costs, ownership restrictions and eventual lease assignment under less favourable scenarios. The remaining contractual term at resale is a central part of that calculation.; may not suit: Buyers whose non-negotiable requirement is personally registered freehold land ownership. The published offer is contractual leasehold, not a direct land-ownership title for a foreign purchaser.; Anyone who needs certainty that whichever villa they choose is already handed over. Rental activity at individual plots does not establish completion across the entire development.; Yield buyers who require a guaranteed income stream, a fixed renewal price or documentary proof of tourist-use permissions before they will consider a project. Those assurances are not established by the public record reviewed..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The official summary says two- and three-bedroom villas, while its descriptive copy and third-party listings describe three- and four-bedroom homes. Differences between advertised villa area and indoor area also require plot-specific drawings to resolve.
- Portals still describe the compound as off-plan, although individual plots appear in guest accommodation listings and have reviews. An April 2026 target in sales advertisements has passed; completion documents and plot-specific SLF certificates have not been reviewed.
- The land title, executed 29-year lease, enforceable terms of the further 30-year option, Indonesian contracting entity and PBG approval have not been disclosed in the reviewed sources. An agent's reference to a 'red zone' has not been verified against official land-use documentation.
