Why this project is worth a look
Small, identifiable collection
The architect documents four homes on one development site. That is more tangible than an open-ended resort masterplan, although limited scale should not be mistaken for a guarantee of quiet surroundings or effortless resale.
About the project
Djelantik House is a small collection of four substantial private villas in Dewi Sri, in the Legian–Kuta part of South Bali. It should not be confused with a large managed resort, an apartment investment scheme or any similarly named residence elsewhere on the island. Each house is arranged over three storeys and is marketed with its own water features and extensive interior space. The immediate appeal is easy to see for someone seeking an established home near Bali's commercial and leisure districts: there is room to live, host guests and work without relying on shared hotel facilities. Yet this is a particular style of ownership. A large furnished house with complex equipment is an ongoing responsibility, not a maintenance-free holiday product.

Start with the neighbourhood rather than the promotional description. Agency material identifies Jalan Dewi Sri III, Legian, Kecamatan Kuta, Kabupaten Badung. That places the project in an urban part of southern Bali rather than on a secluded beach or within Ubud's green interior. Restaurants, shopping areas and established road connections are part of the appeal of Dewi Sri, while traffic, surrounding buildings and day-to-day street noise are part of the reality to assess. Some advertisements quote short driving times to beaches and the airport, but those estimates are not reliable promises for a particular journey. Whether this address works depends on how often the owner needs access to the city and how strongly they value a quieter setting.
The clearest first-hand account of the physical project comes from Lumbung Architect. The firm identifies Djelantik House as a four-residence development on a 1,580-square-metre site and describes its own design for three-storey tropical homes. That overall land figure applies to the compound, not to an individual title or garden. The design uses open communal spaces, natural ventilation, generous glazing, vegetation and a more enclosed upper-level arrangement for bedrooms. This is useful context because architectural portfolio pages are usually much better evidence of what was designed than of what has been certified, sold or legally transferred. Buyers still need the final built plans and an inspection of the exact property offered.
There are two recurring sets of advertised dimensions. The smaller specification pairs a 315-square-metre plot with a 553-square-metre building; the larger lists 352 square metres of land and 560 square metres of building. Both are presented as three-bedroom villas. One Rumah123 listing gives 316 square metres of land for the smaller home, creating a difference that should be resolved through the specific land certificate and survey. It would be a mistake to treat these as harmless variations and assume every property has the same boundaries. A building-area number can also be difficult to interpret until the buyer knows which enclosed rooms, terraces, circulation areas and service spaces are included in the seller's approved measurement.
Inside, the project has been conceived more as an expansive private residence than a simple two-bedroom rental villa. The architect places living, dining, kitchen and pool-facing areas at the lower level and bedroom accommodation above. Broker descriptions add a home office, a main suite, domestic-service space and parking. The arrangement may work well when several people share a home but want a measure of separation during the day. It also means that stairs, circulation and lift reliability matter. In a three-level property, a private passenger lift can make the daily experience more comfortable, although it introduces maintenance, servicing and safety requirements that do not exist in a compact ground-floor house.
Water and wellness facilities are prominent in the sales material. Private swimming pools, a shallow pool area and a jacuzzi appear repeatedly; agents also advertise furnished interiors and a fitted kitchen. The second villa type is additionally promoted with a sauna and cold plunge, while some advertisements mention a private gym area. Not every extra can safely be assumed to come with each of the four residences. A buyer should know which systems are actually installed in the selected house, whether they operate independently, who can service them locally and whether warranties transfer on sale. The right comparison is between documented equipment packages, not between photographs that may come from different villas or stages of staging.
The advertising suggests a finished product rather than one still being built. Lumbung Architect dates its project to 2025, and multiple listings circulated during 2026 call the homes ready to occupy and fully furnished. Those are meaningful signs of market readiness, particularly because a completed house can be visited and its condition tested. Nevertheless, 'ready stock' is a commercial description, not the name of an Indonesian occupancy document. A viewing should establish which villa is already available for handover, whether all contracted equipment is present and whether any installation, defect or fit-out items remain unresolved. An occupied-looking house is not, by itself, evidence that every permit or operational approval has been examined.
The price story needs more care than a single prominent figure. IDR 17.8 billion is a recurring starting advertisement for the smaller type, and IDR 19.8 billion appears for the larger one. A September 2026 Rumah123 listing priced the smaller configuration at IDR 18 billion. Another agency page carries conflicting amounts in different sections: IDR 17.8 billion and IDR 18.6 billion for the first type, with IDR 19.8 billion and IDR 20.8 billion for the second. None of this establishes a live developer price list or the amount a seller will accept today. It is better understood as a range of public asking indications; taxes, payment conditions, the exact title and items included in the sale must be tied to a named unit.
Branding is more visible than the corporate structure. Djelantik House has been presented as part of Holywings Collection, the property initiative associated with Holywings Group, and Indonesian business reporting covered the launch in March 2026. Lumbung Architect directly claims this project in its own portfolio and identifies the client in a testimonial. Separate press coverage discusses KantorGG as a design partner to the wider Holywings Collection initiative. Those statements are not necessarily mutually exclusive, but they do not establish the same contractual scope or identify the legal vendor. A recognisable commercial brand does not answer who holds the registered land rights, who signed construction contracts or which entity will receive the purchase money.
The advertised tenure is particularly important for international purchasers. Several sales platforms label the land certificate SHM, short for Hak Milik. This is an Indonesian freehold land title, and an overseas individual cannot simply have an SHM plot registered in their own name under the general rules. There are different rights and transaction structures in Indonesia, including forms of Hak Pakai use rights for eligible foreign homeowners, but their availability depends on the buyer, the asset and legal requirements. A villa offered with an SHM certificate is not automatically being offered to a foreign buyer on those terms. Nor does a sales representative's promise of an easy company or nominee arrangement establish a secure personal ownership right. The actual contracting instrument has to come first.
There is also a gap between references to permits and sight of the permits. One Rumah123 advertisement and a specialist agency page expressly say that the scheme has documents described as IMB, PBG and SLF. IMB belongs to the earlier building-permit framework; PBG covers building approval under the current system, while SLF is the certificate relevant to a building's fitness for use. These are not interchangeable marketing labels. For a high-value three-storey property, a document review needs the issuing details and the precise building or land parcel to which each item relates. We have not independently inspected those documents, so the most accurate statement is that agents report them, not that the permits have been validated.
One attraction of a finished residence is that the buyer can make a thorough physical assessment. Air-conditioning performance, waterproofing, water pressure, pool circulation, roof drainage, external surfaces and the lift should all be tested rather than inferred from a specification sheet. The same goes for the electrical supply and protection systems advertised by agents. Tropical weather gives small workmanship defects a chance to become expensive problems, especially in large houses with several wet areas. Ask for operating manuals, supplier contacts, maintenance records and a list of work still covered by warranty. Furniture can be replaced relatively easily; hidden leaks or inadequate drainage are less forgiving after completion.
Djelantik House may also attract buyers thinking about short stays. That possibility deserves a separate business case rather than a confident income projection. A three-bedroom luxury villa with a lift and multiple water features has an operating cost structure of its own; cleaning, staffing, maintenance, utilities, insurance and management can be substantial, and high asking rates mean little without reliable occupancy data. Public material reviewed for this dossier does not establish a verified rental history, net operating income or return for these exact four homes. Permitted commercial use and the licence framework for the specific parcel would also need to be understood before making a rental plan. A homeowner's right to live there is not the same thing as a blanket licence to run accommodation.
The small number of homes changes both the experience and the resale picture. Four individual residences are not a complex where hundreds of transactions reveal a clear going rate; a future purchaser will judge the particular villa, title, fittings and street conditions. Bespoke amenities may help one buyer and deter another, depending on their budget for running costs. A future foreign purchaser may also need a different route to a legally valid interest than an Indonesian landowner does. In other words, an attractive finished property does not automatically have a broad or liquid resale market. This is not a criticism of the architecture; it is a reason not to borrow appreciation claims from generic Bali property marketing.
It is useful to compare Djelantik House against alternatives with the same intended purpose. For a permanent residence, assess bedroom privacy, workspace, easy access, neighbourhood noise and realistic annual maintenance. For a second home, think about what happens when it sits empty and who will look after the pool, gardens and mechanical systems. For a rental business, begin with the exact permitted use and evidence of attainable net receipts, not the advertised asking price per night for vaguely similar homes. Each purpose places a different value on a private lift, outdoor water features and the central Legian location. Buying purely because the collection has a lifestyle brand attached skips the most consequential distinctions.
The available research is sufficient to identify one real Bali residential development, its architect, the number and general configuration of houses, the selling area and the principal advertised amenities. What is still missing is deal-specific rather than decorative: a clear contract counterparty, registered title for the selected plot, the relevant permission documents, exact inventory and a dated signed price proposal. Once those pieces are available, a buyer can judge whether the property is suitable and legally attainable for them. Until then, Djelantik House is best treated as a well-documented physical offering with important transaction details still open—not as a pre-approved way for foreigners to acquire Indonesian freehold land.

Best for: A family using Bali as a regular home may appreciate the three bedrooms, separate work area and generous shared rooms. The appeal is less about occasional holiday staging and more about having enough space for different routines, although three floors will not suit every household.; Someone who spends much of the week in South Bali could value the Dewi Sri location for access to commercial and practical services. That buyer should weigh the real daily journey and street environment more heavily than advertised travel times to beaches or nightlife districts.; Buyers who prefer completed homes can assess visible workmanship, furnishing quality, roof drainage and equipment before committing. That opportunity only becomes valuable when the seller also provides access to technical systems and coherent property documents.; The project is worth a closer look for an owner specifically seeking a large private villa with extensive leisure equipment and the means to maintain it. A jacuzzi, lift or sauna is a benefit only if its running costs and servicing obligations fit the household budget.; This is unlikely to satisfy a buyer whose first priority is a secluded rural setting, open landscape and a beach or nature trail at the gate. The address belongs to a developed urban neighbourhood.; It is not a ready-made route for a foreign individual to acquire Indonesian Hak Milik land. The advertised SHM title needs a legally appropriate, documented transaction structure rather than a promise that direct ownership will somehow be arranged.; An investor requiring proven net rental returns, audited operating costs and an appointed professional manager does not yet have that evidence from public material. Expensive amenities increase both the guest proposition and the downside of inconsistent maintenance.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Listings advertise Hak Milik (SHM) land title, but the parcel certificates, registered holders, contractual vendor and lawful acquisition route for a foreign buyer have not been independently reviewed. Agents claim IMB/PBG/SLF documentation, yet no document numbers or copies tied to the individual villas were publicly verified. Occupancy approval remains a document-level question. The smaller plot is shown as 315 or 316 sqm, with asking indications of IDR 17.8, 18 and 18.6 billion; the larger type appears at IDR 19.8 or 20.8 billion. Current availability and a binding unit-specific offer remain unconfirmed.
