Why this project is worth a look
A genuine choice of scale
There is a meaningful progression from a double-height one-bedroom home to a full family-sized villa. Choosing between them is a lifestyle and guest-profile decision, not merely a price comparison.
Private outdoor living
Each design includes a pool and the concept gives villas their own plots rather than shared walls. The legal plot boundaries and pool-maintenance obligations still need to be tied to the chosen lot.
More than individual houses
The proposed park, spa, café and riverside promenade could add real everyday value. Their legal status, delivery date and upkeep arrangements will matter as much as the architectural concept.
Optional personal use
The brand says owners may occupy their homes without mandatory rental periods and advertises professional management. The flexibility sounds appealing, but must be supported by the operating agreement and valid use permissions.
About the project
MOONO Villas is a proposed community of 22 detached pool villas in the Batuan area of Gianyar, Bali. It is sold under a southern Ubud identity, although Batuan falls within Sukawati district rather than Ubud’s administrative district. The project website describes a 10,000-square-metre estate with landscaped communal space and three house designs. The planned handover is the first quarter of 2027. For a buyer, that means a home in a development still taking shape, not a completed villa with established operating accounts or a live, fully functioning resort around it.

The choice of homes is unusually clear at concept level: a one-bedroom Loft, a two-bedroom Residence and a three-bedroom Estate. MOONO quotes 65, 170 and 210 square metres respectively, with private pools as part of the design. These are not interchangeable investments with different bedroom counts. A one-bedroom double-height loft serves a different pattern of living and guests from a full two-bedroom villa, while the larger Estate promises a private sauna and more separation between sleeping and gathering areas. The useful question is how each plan works when fully furnished, occupied and maintained, not which facade looks most dramatic.
Floor-area definitions remain less clear than those three headline numbers suggest. The developer describes the Loft as 65 square metres; another sales site identifies 65 square metres of living area within a 75-square-metre total. Both descriptions may refer to the same layout using different counting rules. For the Estate, MOONO’s own materials mention a 350-square-metre plot in the product table but 300 square metres in the descriptive copy. None of that calls for inventing a reconciled figure. A lot-specific plan, a schedule of enclosed and open areas, and the boundaries of the leased land would settle what a buyer is actually paying for.
Location is the biggest part of the pitch, and also the part that needs the most careful reading. MOONO advertises views across the Ayung River valley, while an Ownery description names the Peka River. Both listings otherwise refer to the same project, but they do not establish a surveyed river frontage for a particular villa. Nor have public materials yielded a cadastral plot reference or a reliable gate coordinate. The land’s slope, flood drainage, riverside setbacks and access rights matter before anyone can treat a river view or riverside path as a permanent asset. A marketing photograph or a pin for the surrounding district cannot resolve those questions.
The project's website prints Jl. Sekar Menuh, Batuan, Sukawati, Gianyar in its company contact details. That is a useful geographic lead, not proof that the villas' entrance is at the same address. Elsewhere the sales material describes Ubud centre as roughly a fifteen-minute journey. Travel time depends on the actual gate, route and traffic, and no accurate gate location has been verified. Buyers planning to live here should be thinking in terms of weekday school trips, grocery access, healthcare and routine travel rather than a single optimistic drive-to-Ubud claim. This is inland Bali, not a beachside option.
The communal plan gives MOONO much of its character. A riverside walkway, park, café, sports area, parking and a spa with sauna all appear in the developer's proposal; around 5,000 square metres are described as shared amenities. If delivered and maintained, that gives an owner more than a standalone villa behind a gate. Yet buyers will eventually need to know who owns and manages those spaces, whether every owner and renter can use them, what rules apply, and how running costs are divided. A green area shown on a master plan is not necessarily an independently protected amenity under the documents for each house.
MOONO promotes a furnished, ready-to-use handover with appliances. It also offers changes while a home's foundation is still unpoured, plus optional pool enlargement, automation and solar equipment. The value of that flexibility depends on whether the chosen house has reached the stage at which modifications can still be made. More importantly, 'fully furnished' needs to become an itemised finish and equipment schedule: air-conditioning, kitchen fittings, pool machinery, electrical capacity, plumbing, outdoor furniture and warranties. Without an agreed specification, two people can sign up to very different interpretations of the same turnkey promise.
A local construction company, Asenta Project, lists MOONO among its ongoing Ubud jobs. That is stronger evidence of activity than renderings alone. It is not, however, a dated independent certification of progress across the full 22-villa scheme. The MOONO website's construction section still highlights April to July 2025, and no publicly accessible lot-by-lot handover schedule was established. One property directory claims an earlier batch of ten villas was completed in February 2025, while other sources continue to label the project under construction. Without verified handover documents, the sensible status for the wider project is ongoing construction.
MOONO is the visible project brand. Its own website identifies PT International Music Temple and prints an Indonesian tax number, while property listings shorten the name to PT IMT. The contractor, the marketing brand, the company signing a buyer's agreement and the party holding the land can have distinct responsibilities. The public information does not establish that those roles all sit with the same entity. That distinction matters if building work is delayed, defects emerge or an extension of land tenure is disputed: the person to contact and the party legally obliged to remedy the problem must be identified in the documents, not inferred from a website footer.
The sale is described as a contractual long-term lease, Hak Sewa. Buyers should not confuse it with Hak Milik ownership of land. Even the public lease term is inconsistent: a headline presents 26 years plus a proposed 30-year extension, while MOONO's FAQ refers to 27 years plus 30. The developer calls the extension guaranteed, but no executed master lease, signed buyer agreement or verified renewal-price provision was available to test that claim. The start date, whether consent from the landowner is needed, how much renewal costs and what happens on resale could materially change the usable life and value of the villa.
Indonesian property law is more nuanced than the statement on MOONO's FAQ that leasing is the only lawful ownership route for any foreigner. There are circumstances in which a qualifying foreign resident may hold Hak Pakai rights, and companies may hold other forms of land rights under the applicable rules. None of those general possibilities proves that they are available at this particular site. What matters here is the existing land title, the identity and authority of the lessor, any underlying master lease, and the right that a foreign buyer can enforce against the correct parties. A residential villa purchase should not be made to depend on a nominee arrangement.
Building and rental permissions are another unresolved part of the picture. MOONO's FAQ states that its permits are in place, including a reference labelled PBJ-512401-17072024-01, an SLF number and a Pondok Wisata rental authorisation. A separate sales page describes PBG application PBG-510401-17072024-01 as still under review and expects the SLF at handover. That is not a small editorial discrepancy. PBG concerns construction approval, while SLF certifies suitability for use, and the ability to operate short stays also depends on the permitted activity and the entity conducting it. The actual documents and their plot or building scope have not been independently examined.
MOONO presents a management company as part of the package and says owners should be able to stay in their villas without mandatory rental periods. Those are potentially useful features for an owner who spends part of the year away. Yet an operator's name, binding fee schedule, owner-use rules, reporting method, reserves for replacements and exit provisions have not been verified in a management contract. The developer also advertises a 12.7% annual return and an attractive payback period. Neither should be read as expected net income. Occupancy, nightly rates, platform charges, manager fees, utilities, maintenance, taxes and empty periods decide what is left after revenue reaches the owner's account.
Published prices are a useful orientation, not a price list that can be relied on for a contract. Ownery’s listings dated 22 September 2026 show USD 150,000 for a one-bedroom unit, USD 260,000 for two bedrooms and USD 380,000 for three. Other websites still carry lower introductory figures, particularly for the smaller homes, while a separate agent quotes rupiah amounts based on its own stated conversion convention. These are different publication contexts, not evidence that the cheapest figure is presently bookable. Confirm the named lot, currency of payment, taxes, legal costs, furnishings, service obligations and any extension payment before comparing the total cash commitment.
One agency markets an instalment arrangement beginning with 35% on signing and a balance linked to construction milestones; the developer's public website does not provide a signed, current payment schedule for an individual villa. Funds paid early have a very different risk profile from money paid against inspected progress and delivered paperwork. The same applies to warranty claims: MOONO advertises periods for structure, waterproofing and mechanical systems, but the responsible company, start date and exclusions belong in enforceable terms. If those terms are clear, the project may suit buyers drawn to a private inland home with shared amenities. Without them, the attractive design is not enough to establish a secure purchase.
Ownership format
Offered as a contractual long-term lease (Hak Sewa), not freehold land ownership. MOONO’s own site alternates between 26+30 and 27+30 years. The lease commencement date, enforceable renewal terms, renewal cost and counterparty have not been established from an executed unit agreement.
Home types & sizes
A compact pool villa arranged around a tall living space and private outdoor area. Another agent describes 75 sqm total and 65 sqm of living area, so the scope of the quoted size needs clarification. Storage and separation between sleeping and living spaces deserve a close look.
Get floor plans and current pricesTwo bedrooms, a substantial shared living area, large windows and a private pool. The layout may work for a family or guests travelling together, subject to room configuration. A riverside outlook should be verified against the position of the particular villa rather than assumed for the whole type.
Get floor plans and current pricesThe largest design adds a third bedroom, private sauna, pool and garden. It offers more room for longer stays or several guests but also brings greater maintenance commitments. MOONO’s product table and descriptive copy give different plot areas, so the site plan must govern.

Best for: A couple or family who want a self-contained Bali home, with a pool and a defined private footprint, rather than an apartment within an operator-led hotel product.; Buyers attracted to the green Gianyar setting who are comfortable driving for everyday errands and value space and calm over walking out into central Ubud.; Owners planning mixed personal and rental use, provided the management agreement makes owner stays, operating costs and exit options explicit and the intended rentals are authorised.; Experienced off-plan purchasers willing to make title, permitting, staged payments, builder progress and the handover specification conditions of commitment rather than treating sales copy as contractual protection.; may not suit: Anyone seeking a fully operational villa with audited occupancy, a stable manager and realised rental returns rather than assumptions about a future launch.; Buyers who require freehold land ownership in their own name, or who cannot accept uncertainty around a long lease and its eventual renewal.; People whose routine depends on beach access or genuinely walkable central-Ubud amenities without regular transport..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The project plot and entrance remain unlocated: Jl. Sekar Menuh is published as a contact address, not a cadastral reference. MOONO names the Ayung River, while Ownery names the Peka River. The parcel boundary, outlook and river setbacks cannot be confirmed from those claims.
- MOONO’s website quotes 26+30 years on its landing page but 27+30 in the FAQ. No executed master lease or unit lease was available to establish the start date, price, enforceability and conditions of renewal.
- The brand publishes PBJ-512401-17072024-01 and SLF-510401-03072024-01 and claims Pondok Wisata approval. Another agent reports a PBG-510401-17072024-01 application still under review and SLF only at handover. Original permits, zoning records and project-specific scope have not been examined.
