Why this project is worth a look
Six homes, not a resort
The proposal is deliberately small, with individual pools and courtyards rather than a large shared amenity programme. This favours privacy, but also gives each owner a very direct interest in maintenance quality.
A usable two-bedroom plan
A second-floor office configuration is mentioned alongside the standard bedroom format. That may help buyers planning longer stays, provided the chosen unit drawing confirms what will actually be built.
A quieter Ubud base
Lodtunduh offers a different daily rhythm from living among the central cafes and studios. The advantage is a more private setting; the compromise is relying more on road journeys.
An identifiable specification
Public sources agree on the six-villa scale, two levels, private pools and a 2027 delivery target. These are useful starting facts, while lease enforceability, approvals and handover protection still need documentary work.
About the project
Kamrita Citrine is a small off-plan villa development in Lodtunduh, within Ubud district in Gianyar, Bali. Six two-storey homes are being marketed, each with two bedrooms and a private swimming pool. The proposed handover window is the final quarter of 2027. That makes this a decision about a future home and a contract, rather than an opportunity to inspect a finished property, test its services and see how the neighbourhood feels once all six houses are occupied. Buyers should think of the scheme as a compact collection of private residences. There is no verified evidence of the extensive shared facilities normally associated with a resort.

The distinction matters when comparing Citrine with other Ubud property. A private pool offers more control over the space than a shared apartment pool, yet the owner also bears the practical consequences of that privacy: water treatment, servicing, equipment replacement and access for maintenance. The marketing material mentions furnished interiors, an equipped kitchen, a terrace, parking and landscaping. Those are useful elements of the proposed specification, not a substitute for a signed inventory. Two homes can both be sold as fully furnished and still differ significantly in kitchen appliances, mattress quality, air-conditioning, storage and the small details that make a villa comfortable after several months of daily use.
Lodtunduh is a real village within Ubud subdistrict, not simply a brand name for a broad section of central Ubud. The local village authority identifies its administrative home as Kecamatan Ubud, Kabupaten Gianyar. Listings place Citrine among rice-field scenery and quote roughly ten minutes to the busier parts of Ubud. That journey time is promotional guidance, not a measured guarantee. For someone working remotely or staying for long periods, road access may matter more than the headline distance: the route used for groceries, medical appointments, restaurants and evening trips should work when traffic is slow and in wet weather. The pin supplied in listings helps identify an approximate location, but does not establish legal land boundaries.
The public material describes a 109.4-square-metre building and about 86 square metres of living area, set on plots ranging from 97 to 120 square metres. They should not be treated as interchangeable measurements. One figure concerns the building, another the living accommodation, and the plot size varies by unit. Some portal listings place different floor-area figures into their standard listing fields. A meaningful comparison requires the architect's plan for the exact villa: internal room dimensions, covered exterior areas, stairs, pool footprint and the amount of outdoor space left once everything is built. A large-sounding number is of little help if the second bedroom, working space or dining area does not actually suit the household.
The scheme is centred on one principal villa format: two bedrooms over two levels. Broker material also describes a possible office configuration in place of a more conventional bedroom arrangement. This is worth understanding before any reservation because a buyer who needs an independent workroom may have different priorities from a family planning to host visitors. A second floor can help separate living and sleeping, but may be inconvenient for anyone who needs step-free everyday access. The brochure-level descriptions do not establish which alterations remain available, which walls are fixed or whether an optional room is an additional room in every unit. Those distinctions belong on the selected unit's drawing and specification, not in a general assumption about all six villas.
The surrounding landscape is another part of the appeal, but it calls for precise expectations. The listings repeatedly refer to rice-field or nature views. Such wording can describe the current outlook without ensuring that a particular living-room window or pool will always face an unobstructed field. What is visible today depends on the unit's orientation and the neighbouring parcels. What remains visible later depends on land use outside the project. The same is true of privacy: six villas may be a quiet community, yet overlooking between terraces, staff access for servicing and neighbouring development can affect how secluded the spaces feel. A site plan and a visit to the actual plot answer different questions from a sales rendering.
There is clear agreement among several property portals about the proposed completion period, but agreement is not the same as documentary progress evidence. Some state December 2027; others say Q4 2027. The property is advertised as off-plan, while certain translated catalogue pages use language closer to under construction. We did not identify an independently verified work schedule, dated construction inspection or contractual handover milestone. For a buyer, this shifts attention toward the delivery terms: what counts as practical completion, when the furniture and pool must be ready, what happens after delays, who certifies the work and whether any final retention or remedy survives handover. A marketing completion month answers only part of that question.
The publicly advertised entry price is USD 159,000 as checked on 17 October 2026. It should not be mistaken for a permanent price list. One listing explicitly presents that figure as a promotion affecting a limited number of lots, while portals display five sale offers against the six-unit total. Five advertisements do not prove that five independently selectable villas remain unreserved, or that all are available on identical terms. Some Indonesian portals display a rupiah figure that fluctuates between snapshots; there is no reason to regard an automatically displayed conversion as a separate firm vendor quotation. Before comparing Citrine with a different home, buyers need one written quote identifying the villa, included furnishings, applicable taxes, professional fees and contractual payment currency.
Kamrita is the name attached to the scheme across several sources. Bali.RealEstate uses the seller name Kamrita Invest; an AsiaVillas development page identifies PT Kamrita Real Estate Investments as developer. A private Indonesian corporate directory also has an entry bearing that legal name. These findings help identify the commercial group, but they do not prove which entity holds rights to the underlying land or which entity is authorised to sign the eventual agreement. The seller, land-right holder, building contractor and rental operator can be different parties without that being inherently wrong. Their roles, however, must be traceable on paper before money moves. A brand's past projects are context, not proof of a clean title or a protected payment route for this new scheme.
Ownership is presented as a lease arrangement. The headline is 29 years with a possible further 30-year extension, and the word possible carries most of the legal weight. The public sources do not give the executed lease, the commencement date, the extension price or the landowner's enforceable obligations. An owner with a fixed contractual right to extend on pre-agreed terms is in a different position from one who must negotiate a new lease at a future market price. Nor is a contract for use of a villa equivalent to obtaining Indonesian land ownership. Under Indonesia's framework for land rights, the buyer needs to know the underlying title and the precise interest being granted, especially if the contract may later be assigned to another buyer.
The remaining length of a lease also changes a resale decision. An incoming purchaser will look not just at the building but at how many years of legally usable time remain, whether a renewal is actually obtainable and what consent is needed to transfer the arrangement. This is why an attractive asking price should never be judged without the tenancy documents. It may be reasonable for a buyer prioritising enjoyment and shorter-term flexibility, or much less appealing to someone expecting a perpetual asset for children to inherit. National rules, the terms of the land title and the actual contracting structure all matter; a portal's single “leasehold” label does not answer them.
Construction permissions and lawful use have separate roles. Promotional sources describe the project as having PBG approval and acceptable zoning, with one referring to a residential R-3 zone and another to a KKPR-type land-use approval. We did not review the actual approvals or a site-specific government record. PBG concerns approval of a building proposal; an SLF concerns suitability for occupation after completion. Neither a completion forecast nor an agency's approval claim establishes that an SLF has been issued. It is also unsafe to infer permission for nightly holiday accommodation merely from residential zoning. A buyer intending to operate short stays needs an answer that connects this exact site, building and proposed activity, not a generic statement about tourism in Ubud.
The investment presentation goes further and refers to a modelled return of up to 15.9%. That is a forecast attributed to the management side, not demonstrated performance by completed Citrine villas. There are no operating results for the promised six homes in the sources reviewed. Even a well-run rental depends on the seasonal nightly rate, distribution channels, occupied nights, guest reviews and maintenance downtime. Gross booking revenue is not what the owner takes home. Platform fees, operator compensation, cleaning, utilities, insurance where applicable, repairs, pool care, furniture renewal, local taxes and empty periods all sit between the two. The right test is a month-by-month cash-flow model with clearly identified assumptions, not the promotional percentage printed beside the purchase price.
Management is marketed as part of the project's intended investment use, but an in-house management team is only useful if its obligations are understood. Will the operator collect payments on the owner's behalf? Can the owner see booking records? Is there a minimum operating commitment, an exclusivity clause, a reserve for maintenance or a separate charge for marketing? Can an owner occupy the property during desirable rental dates? Those are not theoretical details. They determine whether a villa that looks attractive as an occasional personal home can also work as a rental asset. No project-specific management contract or audited forecast was available for this dossier, so the appropriate conclusion is uncertainty about net income, not an implied endorsement of the advertised figures.
A compact pool villa near Ubud can suit a buyer who values independence, a predictable two-bedroom layout and a quieter base away from central streets. The trade-off is that much of the certainty still lies ahead: the finished building, land documents, lease language, the scope of furnishings, permission for the intended use and actual operating costs. Someone looking for a move-in-ready house or a documented income stream should see this as a future-build proposition, not a substitute for a completed asset. Citrine has enough publicly consistent details to merit a proper review, but those details alone are not sufficient to recommend signing or transferring funds.
Ownership format
Marketed as a contractual 29-year lease with a possible further 30-year extension. The underlying lease, start date, renewal pricing and enforceability have not been reviewed; the offer should not be confused with ownership of the land.
Home types & sizes
Private pool and courtyard with a terrace; furnished interiors and an equipped kitchen are advertised. An office variation is mentioned, but configuration and inclusions must be agreed for the chosen villa.

Best for: A reasonable candidate for someone seeking a compact private home in the quieter Ubud area, with a personal pool and no immediate need to move in before the stated 2027 handover window.; Worth investigating for longer personal stays or a two-bedroom rental concept, particularly if a workable office layout can be specified and the buyer understands the servicing demands of a private pool.; Potentially relevant to buyers comfortable analysing a contractual lease, its renewal economics, transfer rights and the legality of their planned use rather than treating the villa as permanent land ownership.; may not suit: Not a substitute for an inspected, completed villa for anyone who needs immediate occupancy or evidence of the finished building and its operational certification.; Unsuitable for a buyer who requires perpetual land title or assumes the advertised extension is an automatic, cost-free right lasting a combined 59 years.; Too early for someone whose purchase depends on demonstrated rental cash flow, a binding guaranteed yield or an already audited management arrangement..
