Why this project is worth a look
A distinct second site
The twelve B-numbered plots belong to this offering, while the eight-villa first phase is a separate reference project. That separation prevents construction progress or permits for the earlier homes being mistaken for evidence about the new land.
A broad villa range
Published options run from a 48 sqm mini villa to a four-bedroom home of 200 sqm. Plot dimensions, views and living arrangements vary enough that unit selection matters more than the advertised starting price.
An inland hillside setting
The proposed cascading site sits near a river in Penestanan. Its natural outlook is a meaningful part of the appeal, but road access, privacy and the permanence of a view are plot-specific questions.
Wellness beyond the villa
The planned spa, sauna, yoga areas and reception could add value to longer stays and managed rentals. Their delivery, access rights and running costs have not been established by the marketing description alone.
Milestone-based payments
The project's own material links instalments to construction stages rather than only calendar dates. A buyer still needs an agreed inspection mechanism, refund terms and clear responsibility for delay.
About the project
Re:Imagined Villas Ubud 2 is a second villa site in the Penestanan area of Ubud, not a fresh name for the original eight homes. Its dedicated website shows twelve numbered plots, B1 through B12, and uses the earlier development as an example of the design the team intends to repeat. That distinction matters more than it might appear. Construction photographs and finishing updates for the first group of villas cannot establish the progress of a separate plot of land. The new site is presented as a small collection of private-pool villas on descending terrain close to a river, with its own sales inventory and an additional wellness concept. The focus here is exclusively on that twelve-plot offering.

This is a villa product rather than an apartment or a hotel room sold in a larger building. The advertised homes range from a compact 48-square-metre mini villa to layouts with four bedrooms and 200 square metres of villa space. A couple interested in occasional stays would assess the smaller options very differently from a family wanting separate bedrooms, more storage and a place to spend several months each year. Plot dimensions are not uniform, either. The sales material gives individual plot areas, and the marketing describes a descending landscape with varying outlooks. A buyer should expect the actual experience to depend on the selected plot: how close it sits to the entrance, what overlooks its pool, and whether the view is across trees, another villa or the river corridor.
Penestanan provides a particular version of Bali living. It is inland, within the Sayan administrative village of Ubud in Gianyar Regency, and its appeal is bound up with cafés, creative businesses, wellness studios and access to Ubud's cultural activities rather than beach clubs. The project's marketing places the homes within that wider neighbourhood. It does not, however, establish a dependable parcel address in the accessible materials. An appealing neighbourhood description says very little about the last few hundred metres of the journey. Road width, slope, foot access, after-dark lighting and where a vehicle can turn around have practical consequences for residents and for guests arriving with luggage. Those features should be judged at the actual entrance, not inferred from a map pin for the district.
The proposed architecture brings a recognisably Balinese roof profile into a more contemporary arrangement of glazing, open living space and natural finishes. The developer highlights large windows, warm plaster tones and carved timber features, borrowing the visual language of the first Re:Imagined development. None of those renderings settles the specification of a delivered home. Buyers need to know what is included in the agreed floor area, what furniture and appliances are supplied, how air conditioning and ventilation work, and who takes responsibility for water ingress or faults after handover. On a humid tropical site, waterproofing, drainage and maintenance access can determine whether the villa is pleasant to live in long after its first photographs have been taken.
The feature that gives this second site its own personality is the proposed wellness programme. The public concept includes a sauna, cold plunges, heated water areas, yoga and relaxation spaces, massage services and a café looking out towards the landscape. Reception around the clock, golf-cart assistance and professional villa management are also advertised. These could make a private villa easier to operate as guest accommodation: someone would be there to welcome late arrivals, deal with common requests and coordinate the wider guest experience. But they are still developer proposals rather than verified operating facilities. Access rules, service charges, the management contract and the conditions under which the facilities must be delivered are as important as their inclusion in a marketing brochure.
One particularly striking element should be treated with care. The developer proposes a suspended pedestrian bridge across the river, linking the estate to a padel area, and explicitly says that the bridge depends on approvals. It is not sensible to price that future amenity as if it already existed. The same caution applies to the promise of jungle panoramas. Sloping land may create beautiful views, but the durability of those views depends on vegetation, neighbouring rights and future building activity. Residents may also have different preferences for a hillside location. Some will value seclusion and an outlook above everything else; others will be more concerned about stairs, wet-season access, drainage and a safe route home after dinner.
Pricing is easier to understand when the dated offers are kept separate. In a developer-attributed update on 2 July 2026, the mini villa was listed at US$145,000 for 48 square metres of villa area and a 140-square-metre plot. A 77-square-metre one-bedroom villa appeared at US$159,000, or US$169,000 with the marketed jungle-view option. Two bedrooms were quoted at US$219,000 for 112 square metres, three bedrooms at US$289,000 for 150 square metres, and four bedrooms at US$389,000 for 200 square metres. These are historic asking prices for configurations, not confirmed inventory today. The project's own older webpage still carries a US$129,000 mini-villa entry on a 100-square-metre plot, while a more recent listing uses another starting price. The revised plot size helps explain part of the difference, but only a current plot-specific offer can establish what a buyer would actually pay.
Conflicting inventory counts are another reason not to treat every property portal as a primary record. The dedicated second-phase plan identifies twelve plots, and independent catalogue entries also describe a twelve-villa development. One broker profile instead lists twenty units; another page refers to eight. The different counts may reflect confusion between the first and second sites, but the available material does not establish why the listings diverge. The most defensible working scope is the twelve plots shown by the project's own material. The critical purchase document would identify the chosen plot and villa, its site plan and the party granting the land lease, leaving no room for a first-phase reference to slip into second-phase paperwork.
BaliBenefit is the name directly associated with the site and its commercial materials. It is reasonable to identify it as the developer brand, though that is not the same as identifying the company legally responsible for a transaction. An older BaliBenefit corporate site carries one company name in its footer, while a property portal credits another company name as developer. Neither proves which entity owns or controls the land used for Re:Imagined Villas Ubud 2. That question becomes important as soon as money moves: the entity receiving a payment, the entity promising to build the villa and the owner granting the land lease may not be the same. The documentation needs to show how their roles are connected. A completed villa at an earlier BaliBenefit project provides useful evidence of experience, not a substitute for this chain of legal rights.
The advertised tenure is a contractual land lease of thirty years, with a preferential opportunity to extend for another twenty-five. It is a different legal arrangement from holding Indonesian freehold title to land. The Indonesian framework distinguishes Hak Milik, a form of land ownership not directly available to a foreign individual, from other registered land rights and private contractual leases. This particular marketing material describes a lease arrangement; it does not demonstrate that an individual buyer will be issued a Hak Pakai title. The start date of the thirty-year period, the landowner's authority to lease, what exactly is renewed, the formula for any renewal payment and whether the lease can be assigned on resale are all questions for the actual agreement. The words 'priority extension' alone do not guarantee an additional twenty-five years at a known price.
Payment terms present a second contractual issue. The developer website advertises a US$2,000 refundable reservation deposit that opens access to a document pack and due diligence. If the checks are satisfactory, it describes a 30% payment under preliminary lease and construction agreements, followed by 30% after foundation works, 30% after structural work and 10% at finishing and execution of the main lease and management documents. A broker listing uses a different five-instalment split of 20%, 20%, 30%, 20% and 10%. It would be misleading to present both as one coherent plan. The signed contract needs to establish which sequence applies, what a milestone means, who certifies completion and which sums are recoverable if the buyer withdraws or delivery is delayed. A deposit described as refundable on a website still needs a clear, enforceable refund clause.
The original second-site materials point to the fourth quarter of 2027 for completion, a date echoed by some directories. A listing updated in October 2026 describes delivery in the first quarter of 2028. Sales pages also disagree on how far work has progressed. A broker marks the second development as under construction, with an estimated percentage, but publicly accessible evidence has not established the stage of every home on the twelve-plot site. Meanwhile, a 13 October report about glazing and interior finishing expressly concerns the first phase. For an owner, the difference between these dates affects far more than travel plans: it changes when final capital is due, when furniture or snagging work can be completed and when a management company can realistically begin earning rental income. Contractual handover conditions are therefore more useful than a target quarter copied between portals.
Building compliance and the right to trade as tourist accommodation cannot be assumed from the sales concept. The earlier phase is described as having a PBG, Indonesia's building approval, but that statement should not be applied to the second plot. The broker record for this site indicates that a PBG application is in progress; no project-specific approval document was independently reviewed. An SLF is the separate certificate concerning fitness of a completed building for its intended use, and the relevant business permissions for short-stay accommodation must also fit the operator and activity. The developer's reference to commercially suitable zoning is a claim that should ultimately be matched to official land-use records for the actual parcel. A well-designed villa with a pool is not automatically a legally operating holiday rental.
The promised management and wellness offer needs to be understood as a business arrangement as well as a lifestyle perk. The operator may manage bookings, cleaning and guest experience, while the owner carries some costs and is exposed to periods without guests. Net income depends on nightly rates actually achieved, occupancy, platform fees, management commissions, pool and garden care, utilities, repairs, replacements, taxes and any share of estate facilities. Developer return projections are not a substitute for this cost picture. A small one-bedroom villa may attract a different guest profile from a four-bedroom home and may face different operating demands. When selling later, a buyer will also be offering the remaining years of the lease, not a perpetual land title. Renewal uncertainty can therefore matter just as much as the condition of the building.
Sales information remained active in October. A July release reported five of twelve plots reserved, and an 18 October news headline described a revised master plan with three plots available. Neither figure is a live, independently audited availability statement, and a reservation is not a completed sale. The practical next step is to compare an identified plot number with its latest plan, proposed villa layout, lease documentation, access arrangements, building approval and signed price schedule. Re:Imagined Villas Ubud 2 could suit someone who wants an inland Bali villa with a private pool and a managed wellness environment. What turns that concept into a sound individual purchase is not an advertised yield or the most attractive rendering; it is the evidence attached to the specific home and the obligations the seller is willing to sign.
