Why this project is worth a look
A distinctive natural setting
Private pools and the river-valley landscape offer a different experience from a street-front Ubud home. The same forest environment brings insects, humidity and a greater need to plan transport.
Hospitality already exists
Reservations, villa services and an on-site restaurant are visible through the operator. The partial-opening notice is equally important: some facilities remain limited and building work continues.
More than one layout
The sales material covers one- and two-bedroom villas, while the hotel presents larger configurations as well. Buyers should not confuse a bookable room category with a unit currently offered for sale.
Personal use plus letting
The operating format may suit a buyer hoping to stay occasionally and rent at other times. The value of that flexibility depends on written owner-use rules, charges and the actual management contract.
About the project
Hideaway Village Ubud is a collection of private-pool villas rather than an apartment scheme. The name also appears in the hospitality market as Hideaway Villas Bali – Ubud, while Kanaan Land advertises villas for sale under that same Ubud development. The distinction matters. Guests are already staying at the property, yet the developer is still promoting newly built or build-to-order homes. Evidence that a resort is welcoming visitors is not, on its own, evidence that an advertised villa is completed, transferable or ready for its new owner.

The strongest starting point is the developer’s own portfolio. Kanaan Land describes 23 private villas in its Ubud project and markets one- and two-bedroom pool villas. The accommodation website meanwhile offers several guest configurations, including a three-bedroom signature villa. Those categories do not establish that all layouts are available to purchase, nor do they tell us how the published total is divided between sold homes, guest accommodation and future construction. A current numbered site plan would be far more useful than a generic inventory figure.
This is not central Ubud in the walk-everywhere sense. Both the developer and the hospitality business give Jl. Raya Keliki in Gianyar as the address, and independent location records place the property around the Keliki–Kelusa area. The appeal is the wooded river-valley setting and the separation from Ubud’s busier streets. That also makes mobility a practical consideration: sightseeing, restaurants and routine errands usually involve arranging a ride rather than stepping out into the town centre. Claims about short driving times are route and traffic dependent, not a guarantee attached to the property.
There is real evidence of hospitality operations. The operator takes reservations and provides detailed descriptions of its one-, two- and three-bedroom villas. Its own guest notice, however, explicitly describes a partial opening, restricted areas and daytime building work. Spa treatments are offered within the villas while a dedicated wellness facility remains in development; a restaurant is operating on site. This is a more nuanced picture than either a fully completed residential estate or a project existing only as drawings.
The March 2026 two-bedroom listing on Kanaan Land illustrates why unit-level status is decisive. It offers 143 square metres of building area on 199 square metres of land at IDR 5.7 billion and states that construction begins after the purchase agreement. A purchaser of that product could therefore be entering a different construction timetable from a guest staying in an already operating villa. Some agents describe units as ready to occupy, but those statements cannot be applied across the development without identifying the particular villa and checking delivery records.
A build-to-order purchase changes the allocation of risk. The buyer needs a construction schedule linked to the exact plot, a clear specification of what will be delivered, and an agreed mechanism for inspecting the finished villa before final payment. Shared infrastructure deserves equal attention: an operating resort may have working access, water and waste systems for its present guest rooms without establishing the exact service arrangements for a future building. The published developer sale card does not supply a complete executed construction contract, a payment-milestone schedule or remedies for late handover. These are open deal terms rather than grounds for assuming that a new home will be delivered on the same basis as an existing guest villa.
For one-bedroom villas, several brokers publish a 120-square-metre land parcel and approximately 80 square metres of building area. The market advertisements are not aligned on price: an IDR 2.85 billion listing remained visible when checked, while other adverts quote IDR 3.25 billion. Listings may overlap, carry old prices or refer to different individual units. It would be misleading to treat the lowest advertisement as a live developer offer or assume a price trend from two unrelated listing dates. An identified unit and an up-to-date written quotation are needed before budgeting the purchase.
The two sets of areas in the listings describe different things. A one-bedroom advertisement presents 120 sqm of land and an 80 sqm building, while the developer uses 199 sqm of land and 143 sqm of building area for its two-bedroom offer. Neither set establishes verified usable interior area. Terraces, circulation space, pools and landscaped portions of a plot may be treated differently in plans and sales descriptions. Likewise, the furnishing of a room currently operated by the hotel is not necessarily the furniture package attached to a new purchase. A buyer should be able to match the quoted dimensions and fit-out to the numbered villa, rather than assuming that every room type shares the same specifications.
The proposed legal interest requires equal care. Some sale advertisements use SHM, the Indonesian abbreviation for Hak Milik land title, while the developer’s two-bedroom page mentions both freehold and leasehold options. Neither wording establishes what an international buyer can legally hold in their own name. Indonesian land rules distinguish ownership title from eligible use rights and from private contractual leases. The land certificate, title holder, proposed transfer or lease, and buyer’s eligibility need to line up; the existence of SHM somewhere in the chain is not a substitute for that analysis.
Rental management sounds straightforward when a functioning resort sits alongside the villas, and Kanaan Land does advertise management services. But the material available to prospective investors leaves important commercial terms unanswered. There is no verified schedule showing management charges, owner-use restrictions, responsibility for pool and grounds maintenance, replacement reserves or the way rental proceeds would be distributed. Nor is there independently verified net income for a named villa. A hospitality brand and a credible-looking booking page can demonstrate operating activity without proving an investment return.
A future owner would also need to know precisely how the accommodation business treats privately owned inventory. Are nights sold under a shared booking system? Can the owner block peak-season dates for personal stays, or does doing so change the management fee? Who bears the cost of replacing linens, maintaining a swimming pool or repairing damage between bookings? None of those answers can be inferred from the fact that hotel guests can reserve a room online. Published room rates, even where visible, are gross guest-facing prices rather than net proceeds paid to an owner. The economics depend on a signed operating agreement and the costs charged to that individual villa.
Construction and licensing questions are particularly relevant to this hillside site. We could not review a plot-specific land record, the building approval known as PBG, the certificate of building fitness known as SLF, or authoritative land-use permissions for the sale units. That does not show the permissions are absent. It means the public sources are insufficient to make claims about compliance or complete handover. The purchase decision ultimately turns on the identity of the contracting seller, the legal interest in the exact parcel, the specified villa, its completion obligations and the management agreement, if any.
Home types & sizes
A compact private-pool villa intended mainly for a couple or solo resident. The hotel offers this room type, and brokers separately advertise an 80 sqm building on a 120 sqm plot. The land dimension is a listing claim, not a checked cadastral measurement. Price and availability depend on the specific numbered villa.
Get floor plans and current pricesKanaan Land’s sale page describes two bedrooms, two bathrooms, a private pool and a 143 sqm building. It also says construction begins after the purchase agreement, making the delivery schedule particularly significant. The published dimensions are specific to this offer and should not be assumed for every two-bedroom hospitality unit.
Get floor plans and current pricesThe hospitality business advertises this larger format for parties of up to six guests. Its 243 sqm size comes from the accommodation website, not a developer sales specification. No confirmed sale listing or title package for a three-bedroom villa was found.

Location
- The published road address is Jl. Raya Keliki in Gianyar, outside central Ubud. “Ubud” is a sensible market-area label here rather than a verified statement about the plot’s administrative subdistrict.
- Keliki and Kelusa are neighbouring villages but fall under different districts. Public hotel and property addresses use them inconsistently, so the precise desa and kecamatan should come from the land record.
- The forest and river setting shapes the guest experience, but views, accessibility and proximity to the water can differ from villa to villa.

Best for: Couples and smaller families drawn to a private pool, foliage and a quiet retreat rather than walkable access to central Ubud.; Buyers comfortable distinguishing a working guest operation from a potentially unfinished or build-to-order sale villa.; Owners interested in occasional personal stays and managed guest accommodation, provided written contracts support both uses.; Purchasers prepared to examine a numbered plot, legal title and realistic operating costs before relying on rental projections.; may not suit: Someone requiring a fully handed-over, independently certified property with no further construction activity.; A foreign individual assuming SHM land ownership can be transferred into their own name without a lawful alternative structure.; An investor whose decision depends on independently verified net returns, a fixed rental guarantee or a confirmed completion date for every villa..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- Kanaan Land still markets new development and says the advertised two-bedroom villa is built after agreement, whereas the hospitality operation is hosting guests during a partial opening. Unit-specific completion and handover dates remain unverified.
- Brokers mention SHM land title while the developer’s sale page offers more than one ownership or lease option. The plot certificate, contracting seller, legal entity and lawful structure for a particular foreign buyer were not established from public documents.
- Kanaan Land quotes 23 villas, an older agency catalogue presents a different breakdown, and the operating resort also advertises a three-bedroom category. No authoritative current site plan or available-for-sale unit register was found.
