A buyer can inspect the actual unit and common areas today rather than buying against a future handover. The trade-off is age, so operating condition and current condominium documents matter more than launch materials.

One eight-storey building with 144 apartments is easy to understand compared with a multi-tower resort project. Shared areas sit at the lower level and residential floors above. That simplicity is useful, but it also makes practical issues such as parking availability and the condition of the two lifts worth checking before any deposit.

Soi Paniad Chang connects into the North Pattaya, Pattaya Sai 3 and Sukhumvit road network. The project suits buyers who value moving around the city more than stepping directly onto the beach. The strongest cluster of sources — FazWaz, DDproperty, Dot Property, Lazudi and Pattaya Prestige Properties — describes a single eight-storey building with 144 apartments, completed in 2015. The developer is identified as Thong Thammajak Estate Co., Ltd., and the Thai project archive at Home.co.th links the project to the same company. That gives the building a reasonably clear identity, although the developer itself has a much thinner public track record than Thailand's large listed residential groups.

The project is compact and straightforward. Shared facilities are concentrated at the lower level, while the residential floors run above them; FazWaz floor plans and Pattaya Prestige Properties place the apartments from the second through eighth floors. The published facility set includes a swimming pool, gym, lobby or reception area, parking, CCTV and 24-hour security, with two passenger lifts serving the residential floors. This is a practical urban condominium rather than a resort-scale development. For a resale buyer, the more important question is how those facilities are operating now. Pool condition, lift maintenance, corridors, parking and the general upkeep of common areas should be inspected in person or through a current video inspection rather than judged from launch-era descriptions.

The location is urban rather than beachfront. Na Lanna sits on Soi Paniad Chang with road connections toward North Pattaya Road, Pattaya Sai 3 and Sukhumvit, so it makes more sense for someone who values access across the city than for a buyer whose first requirement is a walk-out beach setting. The exact OpenStreetMap object is centred at 12.94583, 100.90164. There is a small administrative-label conflict across sources: FazWaz, Lazudi and the mapped object place the project in Na Kluea, while Home.co.th and some DDproperty listings use Nong Prue. The street and physical point are consistent, so this does not look like an identity problem, but the address on the condominium title should be treated as the controlling version for a transaction.

Unit sizes need more care than a single brochure range suggests. FazWaz gives roughly 31–34 sqm for one-bedroom units. Current resale stock shows larger two-bedroom apartments: a DDproperty listing published on 28 August 2026 offers 50.12 sqm, while PropertyHub has shown a 54.9 sqm two-bedroom unit. Earlier Thai project directories give an overall project range of 30.27–45 sqm, while Pattaya Prestige Properties describes a two-bedroom layout of about 51 sqm. Those numbers are close enough to describe the same building but not consistent enough to pretend there is one clean original unit schedule. For any purchase, the registered area on the unit title should take priority, and buyers should also check whether walls or layouts have been altered since completion.

Pricing is a resale-market question. As of 8 September 2026, the freshest dated low listing we could verify was THB 2.9 million for a 50.12 sqm two-bedroom unit on DDproperty, published on 28 August. PropertyHub also carried a 54.9 sqm two-bedroom unit around THB 3.38 million in late August. Some aggregators display cheaper one-bedroom stock, but several of those entries are older and marked Thai Quota, which makes them a poor public entry-price reference for a foreign buyer. THB 2.9 million is therefore best treated as a current market anchor, not a promise of availability. Actual pricing will move with floor, view, furnishing, renovation quality, quota status, seller motivation and any liabilities attached to the unit.

For a foreign buyer, the critical ownership issue is not the word 'freehold' in a portal listing but whether the selected unit can be transferred within the condominium's foreign-ownership quota. Thailand limits aggregate foreign ownership in a registered condominium to 49% of the relevant condominium area, and the government information portal notes that a quota-confirmation letter from the condominium juristic person is part of the transfer process. That matters here because several FazWaz one-bedroom listings in Na Lanna are explicitly labelled Thai Quota. A unit can be perfectly saleable in the domestic market and still be unavailable for foreign freehold at that moment. The quota position should be confirmed before treating any advertised apartment as an executable foreign purchase.

The building's age changes the due-diligence emphasis. A completed 2015 condominium removes delivery risk, but it creates an operating history that should be examined. Buyers should look beyond the apartment's furniture and cosmetic finish to the condition of lifts, pool, gym, façade, service areas and parking. Current common-area charges and any unit arrears should come from the condominium juristic person rather than an old portal. Public sources already disagree on the historical common fee: FazWaz lists THB 45 per sqm while Cornerstone shows THB 48 per sqm. Neither figure should be presented as the confirmed 2026 rate without a current statement. The same principle applies to planned major works or reserve-fund requirements: they are transaction documents, not assumptions.

Taken as a whole, Na Lanna Condo is a relatively simple resale proposition: one completed low-rise building, compact apartments, basic shared amenities and a connected North Pattaya location. Its attraction depends less on a developer brand or a future completion story and more on the quality of the individual unit being offered. A buyer who verifies registered area, foreign-quota eligibility, outstanding fees, current building costs and physical condition can make a decision on facts that exist today. Someone looking for a new-build warranty, a large resort amenity programme, beachfront access or guaranteed foreign-freehold inventory will probably find a better fit elsewhere. The project can still work well for owner-occupation or conventional long-term rental, but only after the specific resale unit passes those checks.
