The building sits by the northern section of Pattaya Beach Road near Soi 1. That creates genuine walkability to the beach and city services, but buyers should also expect the traffic, activity and evening noise associated with a central waterfront location.

Building health matters

In a 1993 high-rise, the condominium’s maintenance history can be as important as the apartment itself. Lifts, façade work, water systems, fire safety and reserve funding can create costs that are invisible in a polished resale listing.

Markland Condominium is an established high-rise at the northern end of Pattaya’s beachfront, close to the junction of Pattaya Beach Road and Soi 1. Completed in 1993, it is now a pure resale proposition rather than a developer-led launch. That changes the way the property should be evaluated. Buyers are not choosing between standardized new-build layouts; they are choosing an individual unit with its own renovation history, view, condition and ownership registration. Most current project databases agree on one building, 350 units and 27 floors, although one brokerage profile gives a different floor count.

The location is the easiest part of the proposition to understand. The building is associated with the address 436/541 Moo 9, Soi 1, Pattaya Beach Road, Nong Prue, Bang Lamung, Chon Buri, and hotel operations within the same complex use the same address. This is an urban beachfront setting rather than a self-contained resort estate. Beach Road transport, restaurants, convenience retail and the commercial core of North and Central Pattaya are close at hand. Several property profiles place the beach roughly 50 to 100 metres away. The trade-off is equally straightforward: the buyer gets walkability and sea access, but also the noise and visitor traffic that come with central Pattaya.

Markland has a mixed-use character, with residential units alongside hotel and commercial activity. Current project profiles list a communal pool, gym, sauna, reception or lobby, on-site food and retail, parking, security, CCTV and key-card access. These are useful amenities, but in a building that has been operating for more than three decades, a checklist is not enough. The practical questions concern maintenance quality: how the common systems have been upgraded, whether major works are planned, what the condominium juristic person has in reserve, and whether the facilities shown in marketing material are operating to the standard a buyer expects.

One of Markland’s attractions is the amount of internal space compared with many recent Pattaya launches. Resale and project profiles repeatedly show units around 45–48 sqm, 90 sqm and large 157–204 sqm apartments. The labels, however, are not perfectly consistent. A 45 sqm property may appear as a studio or a one-bedroom unit, while a 90 sqm apartment can be marketed as either one or two bedrooms after reconfiguration. This is typical of an older resale building where owners have modified interiors over time. The reliable starting point is the title deed area, the current measured layout and evidence that any material alteration was properly handled.

As of 7 September 2026, FazWaz displayed units for sale from THB 3.2 million. Fresh PropertyHub listings showed approximately 45 sqm studios around THB 3.69 million, with substantially higher asking prices for larger renovated sea-view units. None of these figures should be read as an official project price. Every resale owner can set a different asking price, and a low headline number may reflect condition, floor, view, ownership status or simply an old listing. Availability, included furniture, transfer-cost allocation and any outstanding common-area charges should be reconfirmed for the exact unit before a reservation is paid.

Foreign ownership follows Thailand’s condominium framework. A foreign buyer may own a condominium unit freehold provided the building remains within the statutory foreign quota of no more than 49% of the aggregate unit area. Current Markland listings include examples marked Foreign Name as well as units held under a company name. That shows foreign freehold exists in the building, but it does not establish that quota is available for every unit today. The condominium juristic person should issue the relevant foreign-quota confirmation for the selected unit, and the title and transfer conditions should be checked with the Land Department as part of the transaction.

The building’s age is the most important due-diligence issue. A freshly renovated apartment can photograph extremely well while the larger financial risk sits outside the front door. Buyers should understand the condition and replacement cycle of lifts, water systems, electrical distribution, waterproofing, façade and balconies, fire-safety systems, backup power and other shared infrastructure. Public listings do not provide the building’s engineering reports, reserve-fund position or current capital-expenditure plan. Minutes of recent co-owner meetings, juristic-person accounts, major maintenance records and any approved special assessments are therefore more valuable than another set of interior photographs.

Markland makes the most sense as an established beachfront city condominium where the buyer values location and generous floor area more than new-build finishes. It can work well for someone who wants a large home close to the sea or a resale asset in a very familiar part of Pattaya. It is less suitable for a buyer who wants a uniform product, warranty-backed building systems or predictable developer inventory. Here, the individual apartment and the health of the condominium as a whole matter more than the project brochure.

Rental demand should also be assessed at unit level rather than through a single building-wide yield assumption. In September 2026, visible asking rents for roughly 45 sqm studios were around THB 17,000–20,000 per month, while larger apartments were marketed at much higher figures. These are asking rents, not evidence of an owner’s realized return. Renovation, floor, sea view, lease length, agency costs, vacancy and building charges all affect the result. The presence of hotel activity inside the complex should not be treated as automatic permission for a private owner to operate any form of short-term rental; the condominium rules and applicable licensing framework still need to be checked.

Ownership format

A foreign buyer may hold a unit freehold within the statutory 49% foreign quota by aggregate unit area. Markland resale listings include Foreign Name units, but quota availability for the selected apartment must be confirmed by the condominium juristic person before transfer; any leasehold alternative should be reviewed separately in the actual contract.
