A finished asset

Andromeda is an operating 36-storey, 216-unit condominium rather than a construction promise. Buyers can inspect the actual building, lifts, parking, common areas, management environment and view from the exact apartment. The main risks are therefore resale risks — title, quota, dues, tenancy and physical condition — rather than whether the tower will be delivered.

Lower upper-floor density

Two hundred and sixteen units across a 36-storey tower is not an enormous unit count, and the upper residential section from floor 26 is designed with a maximum of four apartments per floor. That creates a materially lower density than a long hotel-style corridor packed with doors. Buyers should still check lift proximity, service areas and the exact stack before treating a higher floor as automatically more private.

High-level amenities

The main shared facilities are concentrated well above street level: the gym is on floor 24, while the pool, library, mini theatre and sauna are on floor 25. Other documented facilities include a jacuzzi, steam room, relaxation and garden areas, entertainment space, parking and 24-hour security. The amenity plan is therefore part of the tower's vertical layout rather than a generic ground-floor clubhouse.

Visible resale market

Active listings were available around THB 2.99M at the end of August 2026, including a foreign-name example. That gives buyers current properties to compare by floor, condition, orientation, furnishing and tenancy rather than relying on an old developer price list. Asking prices still need to be negotiated and should not be presented as achieved transaction values.

Compact original product

Most documented original layouts fall between roughly 28 and 75 sqm. That suits buyers looking for a compact Pattaya base, a couple's apartment or a smaller two-bedroom, but it gives less choice to households wanting large internal areas. Combined units do appear on the resale market, yet they should be assessed as individual owner-created configurations rather than assumed to be a standard developer layout.

The developer identity needs one practical distinction. Andromeda is publicly associated with APUS Development Group, while the original project documentation names Cliffside Enterprises Co., Ltd. as the project owner. The matching name, 36-storey specification, 216-unit count, timetable and project characteristics show that these references concern the same development, not two different towers. For a resale buyer, the marketing brand and the legal project-owner name in historical documents do not have to be identical. The transaction must ultimately be checked against the actual owner of the selected unit, the condominium registration and the documents used for transfer.

The working map address is 539, Soi Kasetsin 11, Nong Prue, Bang Lamung, Chon Buri 20150. Current address records and mapping references converge around that location and coordinates 12.919044, 100.859708. Some older descriptions say Soi Kasetsin 9. The safer search method is therefore the building name together with 539 and Soi Kasetsin 11. The discrepancy is an address-label issue around the same project, not evidence of a separate phase or second Andromeda tower.

The project is completed and today's market is primarily resale. Construction belongs to the 2019 period, although different records refer to Q4, December and readiness for occupancy in early 2020. That month-level variation does not change the buyer's practical position: the building has been operating for years, with established occupancy, rentals and resales. An old developer instalment schedule should therefore not be presented as a current offer. Deposit size, payment timing and handover terms now depend on the seller and the specific sale agreement.

Unit labels need to be read with care. The smallest 28–29 sqm apartments are marketed in the resale market both as studios and as one-bedroom layouts. More clearly separated one-bedroom plans sit around 33–54 sqm, while documented two-bedroom layouts run around 60–75 sqm. For an existing building, that kind of labelling inconsistency is manageable: owners may alter light partitions and brokers may describe the same compact plan differently. The registered area, actual layout and floor plan of the selected unit should carry more weight than the listing category.

The shared facilities are part of the tower's vertical plan rather than being concentrated only at ground level. The gym is on floor 24, while the pool, library, mini theatre and sauna are on floor 25. Other documented facilities include a jacuzzi, steam room, relaxation areas, garden space, play facilities, lobby, parking and 24-hour security with CCTV and controlled access. From level 26 upward, the residential section is designed with a maximum of four units per floor. That does not guarantee silence or a sea view, but it does reduce upper-floor residential density.

There is enough live resale stock to anchor the project to current asking prices rather than launch pricing. At the end of August 2026, compact units around 27–29 sqm were being offered from about THB 2.99M, including examples eligible for foreign-name ownership. For this dossier, THB 2.99M is therefore used as the lower asking-price reference as of 1 September 2026. It is not a recorded transaction price and it is not a promise of inventory. Floor, orientation, sea view, fit-out, furniture, tenancy and ownership status can materially change the price of an individual resale unit.

Foreign ownership has to be checked at unit level. Thai condominium rules allow qualifying foreign buyers to register condominium freehold while foreign ownership remains within 49% of the building's total unit area. Andromeda's resale market contains both foreign-name apartments and Thai-quota apartments, so the building's condominium status does not mean every listing can automatically transfer to a foreign buyer in freehold. Before paying a deposit, the buyer needs quota confirmation from the condominium juristic person and needs to verify the title and transfer documentation for the chosen unit.

Operating costs should also be read in the context of a resale transaction. Public project records list a common-area management fee of THB 55 per sqm per month and a sinking-fund figure of THB 600 per sqm. For a resale apartment, the sinking-fund amount should not automatically be added to the purchase price as if it were a new developer charge; the buyer should verify what has already been paid and request confirmation of outstanding dues from the juristic person. Pet rules also deserve a direct check because current public conditions describe a general restriction unless management gives specific permission.

Andromeda is most convincing when judged as a specific completed building rather than through generic luxury language. It combines a 216-unit high-rise, an established Pratumnak location, high-level amenity decks, compact apartment formats and an active resale market where foreign-name ownership does appear. The limits are equally concrete: much of the stock is small, sea views vary by exact unit, historical records disagree on the soi number and on how the smallest layouts are named, and the remaining foreign quota is not published live. A sensible purchase decision therefore starts with the exact apartment: registered area, plan, floor, orientation, title, quota, management dues, tenancy and physical condition.

Ownership format

A foreign buyer may register condominium freehold while foreign ownership remains within the statutory 49% of the building's total unit area. The condominium juristic person must confirm quota availability for the selected unit; if the quota is full, foreign freehold registration is not available and any lease arrangement would need to be documented separately.
