Why this project is worth a look

Completed and inspectable

A resale can be judged as a physical home rather than a construction promise: buyers can inspect the actual floor, orientation, fit-out, furniture and common areas. That removes much of the build-risk question, while ownership quota, arrears and transfer documents still need a transaction-specific check.

Unusually broad layouts

The official range stretches from roughly 28 sqm studios to three-bedroom homes and penthouses. Even within one-bedroom stock, the compact 34 sqm format and the 56-plus sqm version serve very different lifestyles, so bedroom count by itself is not a useful way to compare asking prices.

Amenities with elevation

The main pool and landscaped leisure areas sit on level 31, with the gym and upper social spaces on level 32. Owners on lower residential floors can still use the tower’s elevated outlook, although the real test is how lifts and destination amenities perform when the building is busy.

Urban North Pattaya

This is a city-location condominium rather than a beachfront resort. The position suits buyers who value access through North and Central Pattaya and regular urban services, while someone seeking immediate sand access, low density or a quiet resort compound may prefer a different address.

About the project

ONCE Pattaya is a completed 32-storey condominium by Honour Group on Pattaya Sai 3 in the northern part of the city. For a buyer, the most useful distinction is that this is no longer an off-plan story. Honour was already holding handover-related events and opening the common areas in 2023, while the 2026 resale market contains a substantial spread of units for sale and rent. That changes the due-diligence process completely: instead of judging a brochure, you can compare an actual floor, view direction, furniture condition, ownership quota and recurring charges. The developer’s project specification states 427 residential units in one tower on 3,715 sqm of land. Several portals show smaller totals — figures such as 231, 265 or 287 appear depending on the profile — but those numbers conflict both with Honour’s primary material and with one another. We therefore use 427 as the project total. The name also needs care: ONCE Wongamat is another Honour development and is not a phase of this building. Similar branding should not be used to merge their specifications, inventory or timelines.

The address puts the project on Chaloem Phrakiat, commonly referred to as Pattaya Sai 3, near the North Pattaya Road axis in Na Kluea. This is an urban position rather than a beachfront one. Residents have several ways to move through North and Central Pattaya and toward Sukhumvit, but there is still city fabric between the tower and the shoreline. That distinction matters more than a generic claim that the project is 'near the beach'. Someone living here year-round may value being on a functioning city street with shops, services and road connections rather than inside a resort enclave. A holiday-home buyer whose priority is walking out of the lobby onto the sand should test the route in person before assuming the location fits. Sea views are real for some higher-floor units and appear in current listings, yet they are unit-specific. Floor level, orientation and whatever is built around the site determine what you actually see. A tower-wide promise of a sea view would therefore be misleading.

The amenity plan is strongly vertical. The 31st floor carries the infinity-edge swimming pool, children’s pool and landscaped leisure areas, while the 32nd floor contains the sky gym and upper-level lounge/bar spaces. The ground floor provides the main lobby, a working area and the condominium management office; a separate sky garden appears on level 6. This arrangement has a practical advantage for buyers of mid- or lower-floor apartments: the headline view is available from shared spaces rather than being reserved entirely for the most expensive homes. It also concentrates demand. With 427 residences using a limited number of destination floors, the lived experience at peak times depends on actual management, lift traffic and how residents use the facilities. Current independent material describes three passenger lifts plus one service lift. Parking is less cleanly documented: an older detailed review and a newer local project profile publish different totals, so we have not promoted a single parking figure as settled. Buyers who drive regularly should inspect access rules and evening occupancy instead of relying on a brochure ratio.

The unit mix gives ONCE Pattaya more range than a simple studio-and-one-bedroom investment tower. Honour’s own schedule starts with 28.0–28.6 sqm studios and 34.0–34.8 sqm one-bedroom homes. There is also a much larger 56.4–57.2 sqm one-bedroom format, a 51.8 sqm two-bedroom with one bathroom, 58.5–59.8 sqm two-bedrooms with two bathrooms, a 119 sqm three-bedroom and penthouses from 119 to 201 sqm. On the resale market, that means bedroom count alone is a poor comparison tool. Two 'one-bedroom' listings can represent very different amounts of space and different living patterns. Secondary-market advertisements also use their own labels and occasionally show areas that sit just outside the original launch matrix. We do not correct those numbers by calculation. The title deed, registered area and actual plan for the unit should win over either a portal label or a generic project brochure. A small discrepancy is a reason to verify, not an invitation to invent a cleaner figure.

By August 2026 the building has a genuine resale market rather than a single developer price list. FazWaz was showing dozens of sale listings, with the lowest visible asking price at THB 3.49 million for a 28 sqm studio. The catch is important: that particular listing is marked Thai Quota. A foreign buyer should not interpret the search-result minimum as an automatically available foreign-freehold entry price. Other ONCE Pattaya listings are explicitly marked Foreign Quota, so quota status has to sit alongside price, floor, furnishing and view when comparing units. Thai condominium rules allow foreign freehold only within the statutory 49% ceiling of the aggregate condominium area in the building. Whether quota is available is therefore a transaction-level question. For this dossier, THB 3.49 million is a market floor visible on the checking date, not a promise that a foreign buyer can acquire that specific apartment under freehold. Transfer costs, outstanding fees and included furniture also belong to the individual resale negotiation.

Running costs are reasonably well documented but still need a current juristic-person check. Multiple project profiles cite a common-area fee of THB 50 per sqm per month and a sinking-fund contribution of THB 500 per sqm; current FazWaz listings show CAM amounts consistent with the THB 50 rate for the advertised unit sizes. In a completed condominium, however, the governing juristic person can adopt budgets and charges after launch, so an old sales sheet should never substitute for the latest statement and a debt-clearance check. The mixed-use narrative needs similar discipline. Honour’s original material and its EIA communication placed the condominium alongside a Hilton Garden Inn hotel and retail component. Yet a current 2026 local project profile still describes the adjacent hotel tower as under construction. We therefore do not count Hilton services, hotel facilities or any assumed hotel-linked rental benefit as part of the delivered residential amenity package. The sensible way to assess ONCE Pattaya today is on the condominium that exists and operates now; the hotel remains an external development factor until its opening and operating relationship are independently confirmed.

Ownership format

A foreign buyer can register condominium freehold only while foreign quota remains available, capped at 49% of the aggregate condominium space in the building. Current ONCE Pattaya listings include both Foreign Quota and Thai Quota units, so the status of the selected resale must be confirmed before reservation; leasehold is a separate contractual structure rather than an automatic substitute for quota.

An unusual middle ground in the project: still one bedroom, but with almost twice the space of the compact one-bedroom. It can suit a buyer who wants a proper living room, more storage and a more comfortable long-stay layout without moving into a two-bedroom simply to gain floor area.

Honour publishes a wide size range but does not present one universal bedroom-and-bathroom configuration for every penthouse within it. Resale sellers use their own labels as well, making the registered plan and title for the specific residence essential rather than relying on a generic penthouse description.
