Naiharn Sea Condominium is a completed residential condominium on Soi Suan Wat in Rawai, southern Phuket, positioned in the wider Nai Harn residential area rather than directly on the sand. Major project databases consistently date completion to December 2019 and list 79 units across eight floors. That changes the way the property should be assessed. A buyer is no longer underwriting a construction promise; the building, common areas, views and individual units can be inspected in their actual condition. The more relevant questions in 2026 are title, foreign-quota status, building management, maintenance history and the condition of the specific resale unit.
Thai Business Development Company Group is the developer name repeatedly attached to the project by FazWaz, Dot Property, DDproperty and related databases. The same group is associated on those platforms with Mai Khao Beach Condotel and 777 Beach Condo. I did not find an active official Naiharn Sea project website or a current developer page providing a verified legal entity name during this research pass. The developer brand is therefore strong enough for project identification, but a buyer should still verify the legal entity appearing in the unit title, juristic-person records and sale agreement rather than assuming the marketing group name is the exact contracting entity.

With 79 units, Naiharn Sea sits well below the scale of Phuket resort condominiums containing several hundred apartments. That can make the property feel more residential, but the unit count alone should not be read as a guarantee of quiet living. Individual apartments have been offered through holiday and monthly-rental operators, and current booking platforms still show Naiharn Sea units. An owner who expects to live in the building year-round should therefore look at the condominium rules, guest and rental practices, security procedures and day-to-day resident mix, not only the headline number of units.
The published unit mix is broad. FazWaz, Dot Property and Hipflat describe studios around 60 sqm, one-bedroom apartments in roughly the 35–50 sqm range and two-bedroom homes from about 72 to 120 sqm. Secondary-market labels are not always consistent with that original typology: some listings call a roughly 35 sqm apartment a studio, while others market a similar footprint as a one-bedroom. This is common enough to matter. When comparing prices, the buyer should rely on the title area, actual floor plan and room configuration rather than the bedroom label copied into an advertisement.
The core shared facilities are reasonably consistent across sources: a swimming pool, gym, parking, lifts, security and CCTV. FazWaz and Dot Property also mention reception, spa, café or restaurant functions and other service elements. Some of those extras may reflect the original operating concept rather than the service package that exists today. In a completed project, the useful check is physical: which facilities are open, how well they are maintained, who runs them and whether their cost is already covered by the common-area fee or charged separately.
Published project records put the common-area management fee at THB 60 per sqm per month and the sinking-fund contribution at THB 600 per sqm. Those figures appear across FazWaz, Hipflat and related project pages and are useful for understanding the cost structure. They should not be treated as automatically current billing terms, however. Naiharn Sea was completed in 2019, so the original sinking-fund contribution may already have been paid on a resale unit and the monthly fee can change through juristic-person decisions. A current statement from the condominium office and the seller's latest paid bill are more relevant than a launch-era figure.
There is an active resale market, but not a deep enough one for a single average to describe every apartment. As of 5 September 2026, several platforms still carried units for sale. PropertyHub showed a 35.8 sqm one-bedroom at THB 3.3M updated on 7 August, while Hipflat displayed a wider set of asking prices across different floor areas. That is exactly what a mature secondary market should look like: floor, outlook, renovation, furniture, tenancy and tenure can materially change the asking price. THB 3.3M is therefore a useful lower reference, not evidence that every entry-level unit can be bought at the same number or in the same legal form.
Ownership needs unit-level confirmation. DDproperty lists Naiharn Sea as a freehold condominium. Thai law allows qualifying foreign buyers to register condominium freehold, but foreign ownership is capped at 49% of the total condominium unit area. Market listings around Naiharn Sea include both leasehold-labelled units and records showing foreign-quota ownership. Project-level freehold status therefore does not guarantee that the particular apartment a foreign buyer wants is currently transferable into foreign freehold. The quota letter and exact tenure should be checked before a reservation payment becomes difficult to recover.
For lifestyle buyers, the location is one of the clearer reasons to consider the project. Soi Suan Wat sits within the Rawai–Nai Harn residential pocket, where restaurants, small shops, services and long-term rental demand have developed around a year-round expatriate and local population. Nai Harn Beach and the lake are nearby destinations rather than a beachfront frontage. Published distance claims vary by portal, so I would not promise a precise walking time. The practical point is that the beach area is close, while a car or motorbike still makes everyday movement around Rawai substantially easier.
Address data require care because there is another condominium with a very similar name nearby. Some web pages attach 3/87 Soi Suan Wat to Naiharn Sea, but current accommodation sources use that same address for Nai Harn Beach Condominium, a separate older project with different building data. To avoid merging the two, this record uses the project name plus Soi Suan Wat, Rawai and the published coordinate for a Naiharn Sea Condo unit, with a deliberately broad 300-metre map radius rather than pretending the evidence supports a cadastral-level pin.
A completed project offers one advantage that marketing brochures cannot: inspection. A buyer can see corridor condition, lift operation, pool maintenance, parking pressure, external noise, water pressure and the actual view from a chosen unit. The due-diligence burden shifts from construction risk to unit history. Any resale apartment should be checked for unauthorised alterations, existing tenants, unpaid common fees, registered ownership, encumbrances and whether the seller can transfer the unit in the tenure structure the buyer requires.
Historic rental-guarantee language should be treated especially cautiously. Several syndicated project pages still repeat a 7% return for three years. Naiharn Sea has been completed since 2019, and nothing in the current research establishes that this old programme is still available to a new 2026 buyer. Unless a named counterparty offers a new enforceable contract, the guarantee is marketing history, not an investment assumption. A better underwriting exercise starts with the exact resale unit, observable long-term rents, any lawful short-stay strategy, management cost, common fees and realistic vacancy.
Naiharn Sea Condominium is therefore best understood as a mature Rawai resale project rather than a packaged investment product. Its appeal comes from an established building, a relatively modest unit count, a wide range of apartment sizes and an existing resale and rental market. Owner-occupiers can judge the environment as it is; investors can examine real asking rents and competing stock instead of relying on projections. The main caveats are equally concrete: distinguish it from Nai Harn Beach Condominium, verify the developer and contracting legal entity in the documents, confirm the foreign quota for the exact unit, and ignore old promotional terms unless they are reissued in a current binding agreement.

Ownership format
DDproperty lists the project tenure as freehold. A foreign buyer can register condominium freehold only within the statutory foreign quota of no more than 49% of the total unit area in the condominium; quota availability and the exact tenure must be confirmed for the selected unit.

Original project descriptions place the studio format at roughly 60 sqm, unusually generous by current compact-condo standards. Secondary listings sometimes use different bedroom labels for smaller units, so the selected apartment's plan should be checked directly.
