Why this project is worth a look

Completed and inspectable

The building was completed in September 2019, so a buyer can inspect the actual apartment, common areas and surroundings rather than rely on construction promises. Development risk is largely behind the project, but maintenance history and unit-level legal checks become more important.

Compact core layouts

The original published mix is straightforward: studios of roughly 31–40 sqm and one-bedroom units of roughly 31–56 sqm. These sizes suit one or two occupants and are easier to position for rental than a large family apartment, although they may feel tight for long-term family use.

Rawai–Nai Harn setting

This is an established southern Phuket location rather than an emerging construction zone. Buyers can assess the beach access, restaurants, everyday services, traffic and local rental pattern as they exist now instead of betting on future neighbourhood promises.

Visible resale evidence

Active sale and rental listings provide direct comparables inside the same building. They do not prove investment performance, but they make it easier to challenge an asking price, compare tenure and condition, and understand how different units are being positioned in the current market.

About the project

ReLife The Windy is a completed low-rise condominium in southern Phuket, in Rawai near the Nai Harn area. The main project databases are consistent on the core identity: seven floors, 120 units and completion in September 2019. They attribute the development to TPG Development Co., Ltd., the same developer linked to the older Nai Harn Re-Life project. The similar branding can be confusing, but the two are separate completed developments rather than phases of one building. For a buyer today, ReLife The Windy is therefore a resale decision, not an off-plan decision. The practical work is about choosing a specific unit, checking title and foreign quota availability, reviewing the physical condition, confirming any arrears with the condominium juristic person and understanding the real running costs of the building.

The original product mix was compact. Project profiles consistently publish studios at roughly 31–40 sqm and one-bedroom units at roughly 31–56 sqm. That makes the building easy to understand for a single resident, a couple or an owner who wants a manageable base near the south-coast beaches rather than a large family apartment. Current resale portals also show larger two-bedroom units, including examples around 72 and 88 sqm. Public project material does not make it clear whether those were original developer layouts or later combinations or reconfigurations, so they should be checked unit by unit. The core unit mix in this dossier therefore stays with the studio and one-bedroom formats that are directly supported by the original project information.

The most distinctive common feature is the rooftop pool, described across several project profiles, together with a gym, parking, reception, 24-hour security and CCTV. Some databases also list an on-site restaurant, bar and hotel-style management. Because the building has been operating since 2019, these features should now be judged as existing assets rather than brochure promises. A buyer can inspect the pool deck, gym equipment, lifts, corridors and lobby and ask to see recent common-area expenditure. That matters more than the original amenity list. Six or seven years into a tropical building's life, management discipline, waterproofing, ventilation, repainting and equipment replacement can have a direct effect on both day-to-day use and future common charges.

Location is a major part of the proposition. The project is consistently placed in Rawai, in the Nai Harn catchment, and FazWaz gives a road distance of about 1.3 km to Nai Harn Beach. Short-stay accommodation pages also place units on Soi Trithong, while Google's place record uses 15/230 Soi 1, Rawai. The building number is not rendered consistently across public databases, but the sources point to the same physical complex. This is a southern Phuket lifestyle rather than a Phuket Town one: beaches, Rawai's everyday services, restaurants and the local tourism market are the immediate context. Anyone planning to live here full time should think about whether the south of the island suits their routine and whether they are comfortable relying on a scooter or car for many trips.

As of 5 September 2026, the current FazWaz project inventory starts at THB 2.95 million. That should be treated as a lower resale-market reference, not a developer price list. ReLife The Windy has been completed for years and sellers price individual units according to floor, outlook, fit-out, furniture, condition and tenure. Other recent listings illustrate the spread: a 36 sqm unit around THB 3.39 million, a 56 sqm one-bedroom around THB 6.59 million and a roughly 72 sqm two-bedroom around THB 6.15 million. Those examples are useful for understanding the range of asking prices, but not for manufacturing a single project-wide price per square metre. A better comparison looks at similar units and then adjusts for title, quota status, renovation quality, fees and the seller's actual terms.

Foreign ownership follows Thailand's condominium regime. Government guidance states that foreign ownership in a registered condominium is capped at 49% of the total unit area, and the condominium juristic person must certify the foreign proportion for the transfer. ReLife The Windy's resale market reflects that unit-specific reality: some listings are explicitly offered under foreign quota, while others are leasehold. A foreign buyer should therefore avoid treating the word 'freehold' on a project directory as a guarantee for every unit in the building. The relevant evidence is the title and quota status of the specific apartment being purchased, together with the documents required for registration at the Land Office.

Older project pages still carry sales-era material such as a 7% guaranteed return for three years and a staged developer payment plan. Those items belong to the original marketing context and are not treated here as current 2026 purchase terms. The building was completed in 2019 and today's visible supply is primarily resale inventory from individual owners or agents. If a seller or manager now offers a rental-return arrangement, it should be evaluated as a fresh contractual promise by that party: who pays, for how long, what deductions apply, what happens during vacancy and whether the obligation survives a change of operator. The historic banner on an aggregator is not enough to answer those questions.

The resulting buyer profile is fairly clear. ReLife The Windy is not a new-build proposition and it is not a large family-oriented resort residence. It is a completed seven-storey condominium with compact apartments, an established rental history and a location that works for people who specifically want Rawai and Nai Harn. Its strongest practical advantage is that the asset already exists: a buyer can inspect the exact unit and the building before committing. The trade-off is equally tangible. Age, maintenance and unit-by-unit differences now matter more than the original launch specification, so due diligence should focus on what is physically and legally being transferred today rather than on what the project promised when it was new.

Ownership format

A foreign buyer may hold condominium freehold within the statutory 49% foreign ownership quota. Current listings in this building include both foreign-quota freehold and leasehold units, so tenure must be verified for the specific resale unit before any deposit is paid.

Unit types & sizes

Studio
31–40 sqm
1 bathroom

The core compact format of the development. It can work well for one person or a couple who want a small base near Nai Harn. On resale, layout efficiency, storage and furniture placement matter because studios with similar floor areas can feel very different in daily use.

Current project-level resale anchor from THB 2.95M; the price of a specific studio depends on the unit.
1 bedroom
31–56 sqm
1 bathroom

A separate bedroom gives more privacy for longer stays and is generally more comfortable for a couple. The published size range is wide, so bedroom count alone is not enough: a 31 sqm one-bedroom and a 56 sqm one-bedroom are materially different homes.

Current pricing varies with size, condition, floor, outlook and tenure and should be confirmed for the selected unit.

Current 2026 resale listings include two-bedroom units around 72–88 sqm. Public project material does not establish that these were part of the original developer unit mix, so they are not treated as a core layout type without a unit-level check. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Price & purchase terms

  • Current price: From THB 2.95M on the current FazWaz project inventory as of 5 September 2026. This is a lower resale-market anchor rather than a fixed project price; the specific unit, availability, condition, tenure and transaction terms need to be checked separately.
  • Completed: September 2019

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A buyer who wants a completed south-Phuket apartment that can be inspected before purchase rather than an off-plan commitment.; A single resident or couple comfortable with compact floor areas and specifically interested in Rawai and Nai Harn.; A resale buyer willing to compare several units in the same building on price, condition, furniture, floor and tenure.; An owner considering a mix of personal use and rental, provided returns are assessed from actual costs and a current management agreement rather than historic launch marketing.; may not suit: A family looking for a large primary residence, because the confirmed original product mix is mainly compact.; A buyer who only wants brand-new common areas and building systems; the property has been operating since 2019.; An investor who requires a currently enforceable developer rental guarantee; the public 7% promise appears in historic sales material and is not verified as a 2026 term..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details

  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The building number differs across public sources: Google shows 15/230 Soi 1, DDproperty shows 15 200 Soi 1, while some accommodation pages use Soi Trithong or Route 4030. They point to the same Rawai/Nai Harn complex, but the number should be checked against the selected unit's title documents.
  • TPG Development Co., Ltd. is consistently identified as the developer by major project databases, but an active primary developer website or project legal document was not located in open search.
  • Two-bedroom resale units around 72–88 sqm are currently advertised, while the original public project material confirms only studios and one-bedroom units. The origin of the larger layouts should be checked for the specific unit.
