The widely repeated 171-unit figure belongs to the combined Lux + Glam scheme: 86 in Lux and 85 in Glam. That distinction matters when judging density, floor choice and how much stock is actually available in the building you are buying.

Simple layout range

Verified Glam stock is concentrated in a 32 sqm one-bedroom and two-bedroom plans around 59.43–59.90 sqm. With size largely fixed, buyers can focus on the things that really change daily use: floor, orientation, view, kitchen arrangement and whether the exact unit has pool or garden access.

Nai Harn–Rawai position

The project sits on Soi Suan Wat inside Rawai, between Nai Harn and Rawai rather than directly on the beachfront. That makes it better suited to buyers who want access to both south-coast zones and are comfortable walking, riding or driving the last stretch to the water.

Real construction, unclear date

The project has an approved environmental report and Utopia Corporation has publicly shown the start of piling work, so it has progressed beyond a paper launch. The remaining issue is timing: 2026 and 2027 completion dates coexist in current sources, making the latest contract and delay terms essential before reservation.

Utopia Urban Glam is a seven-storey condominium under construction in Rawai, southern Phuket, on the Soi Suan Wat side of the Nai Harn–Rawai area. The first thing a buyer should get right is the identity of the building. Thai environmental records are filed specifically under Utopia Urban Glam and identify 85 residential units, while a Glam-only price list also totals 85 apartments. Many real-estate portals, however, show 171 units and two buildings because they combine Glam with its sister building, Lux, under the broader Utopia Urban Lux & Glam marketing name. Lux has 86 units and Glam has 85. This dossier treats Glam as the separate product, which is the cleaner way to compare density, floor stacks, layouts and the actual inventory being offered.

The unit mix is unusually simple by current Phuket new-build standards. The verified Glam price list shows 32 sqm one-bedroom apartments and two-bedroom layouts between roughly 59.43 and 59.90 sqm. There are several two-bedroom plan codes, but their areas are close enough that the real buying decision is less about size and more about layout geometry, floor, orientation, pool or garden relationship and the exact furniture package. A 32 sqm one-bedroom is a compact home for one person or a couple. The roughly 60 sqm two-bedroom is more flexible for a small family, a home-office setup or regular guests. Buyers looking for three bedrooms or substantially larger family apartments should not assume they exist here; that range has not been verified for Glam.

The location is residential rather than beachfront. Thailand's EIA database places the project at Moo 2, Rawai, Mueang Phuket, Phuket 83130, and independent mapping and property sources consistently narrow that to Soi Suan Wat. The street-view point linked from the project card is around 7.7776416, 98.3146868. Marketing material typically quotes Nai Harn Beach at around 0.7–0.8 km and Rawai seafront at about 1 km. Those are useful orientation figures, not a promise that the walk follows a straight line. Local roads, heat and the exact gate position matter. For a buyer who wants a lobby opening directly onto sand, Glam is not that product. For someone who wants to move between Nai Harn and Rawai, the inland position is more practical than the headline marketing suggests.

Amenities are focused rather than oversized. Verified material repeatedly shows a central communal pool with loungers, a children's water feature or slide, a fitness room, car parking, 24-hour security and CCTV. Marketing material also describes access to restaurants within the established Utopia Naiharn complex. That is useful context, but buyers should distinguish a nearby or shared Utopia facility from an amenity physically inside the Glam building. The core on-site package is easier to understand: pool, exercise space, parking and security. Anyone shopping for a full-scale destination resort with multiple restaurants, a large spa, several pools and a major kids' club should compare carefully, because that is not what the verified Glam-specific documentation establishes.

Construction status deserves more attention than the glossy launch material. The official environmental report was approved on 2 April 2025; the government record at that point still described the project as not yet built or operating. Utopia Corporation later published a piling ceremony for Urban Glam, providing primary evidence that physical construction had started. By August 2026, major portals still classify the development as off-plan or under construction. The difficult part is completion timing. FazWaz and related project databases continue to show September 2026, while Housearch shows Q4 2026. Several more recent brokerage pages now state Q3 or Q4 2027. That spread is material. A buyer should treat the handover date, delay clauses and payment milestones in the current contract as more important than any portal completion badge.

Pricing has the same snapshot problem. Recent project cards have shown a low market anchor around THB 3.95 million for a 32 sqm one-bedroom, while a live FazWaz unit updated in late August 2026 had already moved to THB 4.345 million. Two-bedroom units around 59.8 sqm appear materially higher in current listings. A March 2024 Glam price list is still valuable for verifying the original unit matrix and building structure, but it is not a current developer price sheet and should not be used as one. This dossier therefore treats THB 3.95 million as a recent lower market reference only. The exact unit number, legal tenure, furniture package, seller type and current availability need to be checked before a reservation is paid.

The delivery specification appears more buyer-friendly than a bare shell, but it still needs unit-level confirmation. The older Glam price list states that Utopia furniture was included, and a current 32 sqm market listing is described as fully furnished. Other sources also discuss optional or upgraded furniture packages. That means the word 'furnished' cannot safely be translated into a universal inventory for every apartment. The sensible check is an attachment to the sale contract listing built-in cabinetry, loose furniture, air-conditioning, sanitary ware, kitchen appliances, curtains and any electronics. Near handover, a missing appliance package or a change from the showroom specification can be a meaningful extra cost, so this is not a detail to leave for the key-collection day.

For foreign buyers, ownership needs to be separated from sales language. Utopia Urban Glam is legally a condominium project, so a non-Thai buyer can hold a unit directly in freehold only while the foreign ownership quota remains within the statutory 49% of the building's saleable area. Project and listing pages refer to freehold, but the live foreign-quota balance for Glam is not publicly disclosed. If the quota is unavailable, a seller may propose leasehold or another structure, which is legally and economically different from direct foreign freehold. Before paying a reservation, the buyer should know the exact unit number, whether that unit is currently eligible for foreign freehold, and what tenure will actually be registered at transfer.

The most useful way to look at Utopia Urban Glam is not through its advertised yield programme but through the parts that can be independently checked: a distinct 85-unit Glam condominium, a narrow one- and two-bedroom layout range, a Rawai/Nai Harn address and a verified basic amenity set. The unresolved issues in August 2026 are commercial rather than conceptual: completion timing, the current payment schedule, foreign-quota availability and some recurring fee figures differ between sources. That does not make the project impossible to assess; it simply means the contract pack matters more than usual. Once a seller supplies a current construction schedule, clear tenure, a unit-specific specification and a fixed payment timeline, Glam becomes much easier to compare fairly with other southern Phuket new builds.

Ownership format

Condominium: a foreign buyer can hold direct freehold within the statutory 49% foreign quota of saleable building area. Glam's current quota balance is not public; if quota is unavailable, leasehold may be offered, so the exact tenure for the selected unit must be confirmed before reservation.

The advantage is the lowest entry point into Glam; the trade-off is limited storage and less flexibility if two residents both need dedicated work space for long stays.

Glam's main larger format sits tightly around 60 sqm. The older building list shows B1, B2, C and D variants between 59.43 and 59.90 sqm, so the meaningful differences are room geometry, kitchen arrangement, view and exact stack rather than floor area. Current market listings confirm two-bedroom, two-bathroom units around 59.8 sqm, including a pool-access example. It gives a couple, a small family or a remote worker much more flexibility than the 32 sqm one-bedroom, but it is still a compact two-bedroom by full-time family standards. Buyers who want generous bedrooms, substantial storage or a large entertaining area should compare the actual plan rather than rely on the bedroom count alone.

Areas and unit types above are for the 85-unit Glam building. Many portals aggregate Lux and Glam as a single 171-unit project, so their total availability count should not be treated as the remaining stock in Glam itself. The March 2024 building price list is used here to verify the layout range and building structure, not as a current price sheet; today's price must be confirmed against the exact unit being offered.
