Why this project is worth a look

A south-Phuket base

Rawai puts the project within a short drive of Nai Harn and other southern beaches without placing it in a dense nightlife district. The trade-off is clear: this is a destination you reach by road, not a true walk-out beachfront address.

Hospitality-style facilities

A courtyard pool, heated rooftop pool, fitness area, spa, sauna, restaurant and children's facilities create a resort-style environment inside the property. That can work for both longer personal stays and professionally managed holiday use, provided the running costs support the intended strategy.

More than one unit profile

Thirteen published layouts range from compact studios to much larger one- and two-bedroom formats. Buyers can therefore choose between a lower entry ticket and a unit designed for longer occupancy, but should compare usable layouts rather than relying on bedroom count alone.

Near-term delivery

The developer's live page targets September 2026, so buyers should be able to inspect more of the actual product than at launch. The same timing means remaining-stock payment schedules may be compressed and the best-priced or best-positioned units may no longer be available.

Management is a contract

Burasari Group is named as manager and the project is marketed with a hotel licence. That is potentially useful for hands-off rental operation, but the economics live in the current management agreement—fees, owner-use limits, maintenance obligations and revenue distribution—not in the operator's name by itself.

About the project

The One Naiharn is a late-stage condominium development in Rawai on Phuket's southern end, positioned for access to Nai Harn rather than direct beachfront living. The developer's current project page states 196 apartments, seven floors plus an active rooftop level, and a target completion date of September 2026. That timing matters. A buyer entering now is no longer underwriting a purely conceptual launch, but the building is not something to treat as fully handed over either. The useful due-diligence questions are therefore practical ones: what has actually been finished, which common areas are open or nearly complete, when the specific apartment can be inspected, and what happens contractually if the handover date moves.

The site is at 24 Moo 1, Soi Suan Wat, Rawai, Mueang Phuket. The official material puts Nai Harn Beach at roughly five minutes by car, Rawai at about six minutes and Kata at about fifteen. These are driving-time claims, not a promise of the same journey in peak traffic. In day-to-day terms, the address gives the project a south-Phuket lifestyle: beach time at Nai Harn, restaurants and services around Rawai, Chalong's pier and retail within reach, and a quieter base than Patong or central Kata. It will make more sense to a buyer comfortable using a car, scooter or ride-hailing service than to someone whose priority is stepping out of the lobby straight onto the sand.

The project is being sold with a hospitality layer rather than as a bare residential block. The developer says it has a hotel licence and names Burasari Group as the management company. That can be relevant for owners who want professional guest operations, but the brand name alone does not define the economics. A serious investment review should include the current management agreement, the licence details, owner-use rules, booking channels, service and management charges, maintenance responsibilities and the mechanism for distributing rental proceeds. We found the hotel-management claim consistently in project material, but not a public copy of the current operating agreement or the licence number. Any return promise should therefore be treated as a contractual term to verify, not as an inherent feature of the apartment.

Common facilities are a meaningful part of the proposition. The live project page lists a courtyard swimming pool, a heated rooftop pool and terrace, fitness facilities, a spa and sauna, a restaurant and children's space. Sales platforms also describe a lobby and reception, children's pool, parking and security. For an owner-occupier, this creates a more self-contained environment than a small residential building with only a pool and gym. For an investor, it may help a professionally managed holiday-rental product feel closer to a hotel. The trade-off is cost: FazWaz currently publishes a common-area fee of THB 60 per square metre per month and a one-off sinking-fund contribution of THB 800 per square metre. Those figures should be checked against the sale contract and the condominium juristic-person budget before purchase.

The unit mix is broad enough that a single headline price is misleading. Public layouts start with studios around 26.8–27 square metres and include one-bedroom apartments at roughly 35, 39, 50 and 69 square metres, plus two-bedroom formats around 54 square metres and larger. The official page presents thirteen layouts. This gives buyers a real choice between an entry-level holiday unit and an apartment that can support longer stays, but it also means two listings labelled 'one bedroom' may be very different products. Storage, work space, balcony size and the relationship between kitchen and living room deserve as much attention as the nominal bedroom count, especially for owners expecting to spend several months a year in Phuket.

Current asking prices also show why the exact listing matters. FazWaz has a roughly 27-square-metre studio offered around THB 3.9 million, while an August 2026 selection on Phuket.pro started around THB 5.789 million for an A-1 one-bedroom of about 35 square metres. The gap can reflect unit type, floor, view, seller, furniture package, ownership quota and whether the apartment is developer stock or a resale. A clean comparison should be made unit by unit and should include transfer taxes and fees, foreign-quota pricing, furniture, any management obligations and the amount still due under the construction contract. Treat the THB 3.9 million figure as a market floor seen in current listings, not as a universal developer offer.

Tenure needs the same level of precision. Thai condominium law permits foreign freehold ownership only within the 49% foreign quota measured against the building's aggregate saleable area. The One Naiharn is marketed with both foreign-freehold and leasehold options, and FazWaz currently notes a THB 10,000-per-square-metre premium for Foreign Quota ownership in its project information. That platform figure is useful as a clue, but it is not safe to assume it applies to every apartment or every seller. Before paying a non-refundable amount, a foreign buyer should have the exact tenure confirmed in writing, including quota availability for that unit and the documents required for transfer.

The published staged payment schedule starts with a THB 150,000 reservation, followed by 35% after signing, 30% at the doors-and-windows stage, another 30% during furniture and interior works with the reservation credited, and 5% at transfer. With the official completion target now close, some remaining units may no longer follow that timetable in its original form. What matters at this point is the seller's current payment demand, the inspection and defect-remedy process, the final furniture specification and the date by which the seller must be ready to register ownership. A buyer should judge the deal on the current contract rather than an older launch schedule.

For personal use, The One Naiharn is most coherent for someone who likes Rawai and Nai Harn, wants on-site leisure facilities and accepts a short drive to the beach. For investment, the hotel-managed concept is the more distinctive part of the story, but it is also where diligence has to go deepest. Historical advertising around guaranteed returns has changed over time, and a marketing percentage is not a substitute for an enforceable management contract. The sensible comparison is therefore against other managed apartments in south Phuket on total acquisition cost, owner charges, tenure, personal-use restrictions and the quality of the operating agreement—not on a headline yield alone.

Ownership format

Foreign freehold is available only within the statutory foreign quota of no more than 49% of the condominium's aggregate saleable area. Leasehold units are also marketed at The One Naiharn; quota availability and tenure must be confirmed for the exact apartment.
