The current project profile lists a gym, restaurant, parking, co-working space, communal garden, security and CCTV. It is a strong list for a small building, but older promotional claims go further than today's consistently verified facility set.

Utopia Apartment Mini 2 is a compact seven-storey condominium in the Rawai / Nai Harn part of southern Phuket. Utopia Corporation lists it in its own portfolio as Utopia Mini 2, while major property platforms generally use the longer name Utopia Apartment Mini 2. That distinction matters because another Utopia project, Utopia Dream U2, sits in the same broad area and some marketplace listings blur the two names. For this dossier, Mini 2 is treated as a separate project because it has its own project profile, one building, 72 units, seven floors, dedicated floor plans and a distinct set of units for sale. Utopia Dream U2 is presented separately as a much larger multi-building development with several hundred units.
The small scale is one of the clearest characteristics of Mini 2. Seventy-two apartments in a single seven-floor building creates a very different ownership experience from a large resort-style estate with several towers and hundreds of residences. It should be easier for a buyer to understand where a unit sits within the building, which facilities actually belong to it and how many other owners share the common areas. The trade-off is that a relatively ambitious amenity package still needs to be funded by a modest number of units. Current public sources do not provide a reliable project-wide operating budget, so common-area fees, reserve contributions and the long-term cost of running the restaurant, lifts, security and leisure spaces should be checked in the unit documents rather than inferred from marketing.

As of 8 September 2026, the main live project directories still show Mini 2 as off-plan or under construction with an expected completion date in October 2026. That puts the project very close to its advertised finish, but a catalogue date is not evidence that handover will occur on schedule. One cross-listed property that mixes Mini 2 with Utopia Dream U2 now mentions March 2027. Because that listing is not clean enough on project identity, it does not justify replacing October 2026 as the primary date; it does, however, reinforce the need for a fresh construction update. A buyer at this stage should ask for current site progress, the contractual handover date, any extension clauses and the status of the selected unit before treating the apartment as nearly complete.
The published address is Naiharn Green House, Rawai, Mueang Phuket District, Phuket 83130. FazWaz's street-view link resolves to approximately 7.7776278, 98.314669, placing the project in the southern Rawai/Nai Harn cluster. This is not a central Phuket Town location and it is not the same lifestyle proposition as Bang Tao or the west-coast resort strip. Buyers here are generally choosing access to the south of the island, the Nai Harn and Rawai beach areas, local restaurants and a more residential holiday environment. FazWaz places Rawai Park around 0.7 km from the project. Published marketing gives inconsistent distances to Nai Harn and Rawai beaches, so this dossier avoids presenting those claims as precise walking distances.
The live market is also telling a different price story from the older project description. Marketing text still refers to a THB 3.8 million starting price, while current listings checked in September 2026 begin at about THB 2.9 million. That does not necessarily mean the developer has officially cut its price list. Some units may be assignments, owner resales or positions bought earlier under different terms. For that reason, THB 2.9 million is used here as a lower market-listing anchor, not as a developer offer. It is useful because it shows where advertised entry pricing currently sits, but the cost of a unit with a specific floor, view and ownership structure may be materially different.
Two unit formats are well supported by the current inventory. Studios of roughly 28–30 sqm with one bathroom are being marketed around THB 2.9 million. Two-bedroom apartments of roughly 59–60 sqm with one bathroom are listed at about THB 6.73–6.99 million. Naming is not perfectly consistent: some agents describe a 30 sqm apartment as a one-bedroom unit while the main project directories group comparable stock as studios. The practical response is to rely on the actual plan rather than the label. Buyers should check whether there is a true bedroom separation, how much storage exists, how the kitchen is arranged and whether the layout works for everyday living rather than only for short stays.
Tenure is one of the most important points to verify. The project description states that freehold is available, yet the live studio and two-bedroom listings reviewed for this dossier are marked leasehold. Thai condominium law allows qualifying foreign buyers to own units in freehold only within the building's foreign quota, capped at 49% of the aggregate unit area. A project-level statement that freehold exists therefore does not prove that a particular apartment can still be transferred into a foreign buyer's name. Before reservation, the buyer needs confirmation of the selected unit's quota status, the current contracting party and whether the transaction is a developer sale, an assignment or a transfer of an existing right.
For a 72-unit building, the published amenity list is fairly extensive. The current FazWaz project profile includes a gym, on-site restaurant, parking, co-working or meeting space, a group entertainment room, a communal garden, 24-hour security and CCTV. It also lists two passenger lifts and one service lift. The restaurant and group entertainment area are shown on the sixth floor. Older sales descriptions add swimming pools, spa facilities, a cinema and a wider hospitality ecosystem, but those elements are not repeated consistently across the current project records. This dossier therefore keeps the facility list conservative and avoids presenting every historical sales promise as a confirmed feature of the final building.
Utopia marketing has also promoted a rental programme for Mini 2, either a stated 7% return for three years or a 70/30 revenue split. Those figures are not treated here as an investment outcome. A rental guarantee is only as strong as the contract, the party responsible for payment, the exclusions, the operating costs and the enforcement route if payments stop. The open sources reviewed did not provide a current full programme agreement or independent evidence of performance across today's assignment and resale stock. If a seller still offers the programme, the buyer should review the actual agreement attached to that unit and model cash flow after all fees rather than relying on the headline percentage.
The real decision point in September 2026 is transaction readiness rather than the design concept. Mini 2 is close to its published completion month but is still shown as not completed by the main live platforms. At the same time, the market contains privately listed and assignment-style units with different tenure and payment histories. That makes counterparty and document checks central to the purchase. A buyer needs to know who receives the money, who signs the sale or assignment, which instalments have already been paid, what remains outstanding and whether the developer has approved the transfer of the buyer's contractual position. The project has enough verifiable substance for a full dossier, but it should not be marketed as effectively completed until fresh evidence supports that conclusion.
