Primary sources reset the story
Portal data makes this look like a finished high-rise, but the developer-side record does not. That changes the entire due-diligence framework. A completed condominium can be judged on actual building condition, transfers and resale evidence; a planned project has to be judged on land control, approvals, the project vehicle, launch documents and contractual terms. Niche Pride Sathorn-Thaphra is still in the second category.
The underlying asset is real
Sena HHP 8 remains tied to this project in SENA's disclosures, and the land is still carried as a development asset. That is meaningful evidence that the name is attached to a real site and a continuing corporate structure, not merely an abandoned marketing page. It does not, however, validate an old floor count, amenity list or apartment schedule.
The location is established
The intended site sits on the Ratchadaphisek Road / Dao Khanong side of Thon Buri, by BTS Talat Phlu. Buyers can therefore assess the broad transport and neighbourhood logic without relying on a proposed future railway. What still needs a fresh launch plan is the micro-layout: vehicle access, pedestrian approach, tower placement and the exact relationship between the building and the station.
The programme is not final
The old 868-unit, 58-storey specification should not be treated as current. Hankyu Hanshin Properties has more recently shown roughly 820 units and a 2028 target, while its live portfolio page now keeps both unit count and completion at the planning stage. That combination points to a scheme that has evolved over a long development cycle rather than a settled product ready for unit-by-unit comparison.
Wait for launch documentation
There is no verified current price list, unit schedule or payment plan in the primary-source set reviewed. The practical next step is therefore to obtain the refreshed SENA launch package before analysing value: final plans, approvals, apartment types, pricing, reservation terms, payment milestones and the ownership route for the selected unit. Until then, a detailed investment model would rest on assumptions rather than a saleable product.
About the project
Niche Pride Sathorn-Thaphra is a useful example of why an old portal profile should not be treated as a live project specification. Several property databases still describe a 58-storey, 868-unit condominium completed in 2023, which makes the scheme look like an established resale building. The primary-source trail does not support that reading. Hankyu Hanshin Properties continues to list Niche Pride Sathorn-Thaphra in its Bangkok residential portfolio, but its current live project page marks both the unit count and completion as being in the planning stage. This dossier therefore treats the scheme as a project still being defined rather than a completed condominium. The old 58-floor and 868-unit figures remain useful as historical context, but they are not carried into the current specification as verified facts.
The legal project vehicle is much clearer than the consumer-facing product. SENA's corporate reporting identifies Sena HHP 8 Co., Ltd. as the company associated with Niche Pride Sathorn-Thaphra. SENA holds 51% and Hankyu Hanshin Properties holds 49%. That link is repeated across several years of SENA disclosures, so the project has not simply vanished from the group structure after an early marketing announcement. For a buyer, this distinction matters: the brand name on a portal can survive long after a concept changes, while the project company, land ownership and group reporting provide a firmer way to track whether the underlying development is still alive.

SENA's 2025 asset disclosure adds a particularly important piece of evidence. The Niche Pride Sathorn–Tha Phra land, held by Sena HHP 8, is still classified as land held for development. The site area is recorded as 4-1-12.7 rai and its book value as THB 1,439.5 million. A separate line also records THB 20.39 million of buildings or construction in progress for a Niche Pride Ratchada–Tha Phra project under the same company. The naming is not identical, but the project vehicle and Tha Phra location align with the same development history. This makes the common portal claim of a fully completed 2023 tower very difficult to reconcile with the developer's own 2025 accounts. At the same time, an accounting entry for construction in progress does not prove that the final residential tower is already under structural construction; it may include site preparation or other works. For that reason the registry status remains planned.
There is also a meaningful change in the planning numbers over time. A more recent Hankyu Hanshin Properties corporate profile shows Niche Pride Sathorn-Thaphra at approximately 820 units with a 2028 completion target. That is materially different from the widely copied 868-unit / 2023 portal record. Yet the company's current live overseas portfolio is more cautious and simply labels the number of units and completion as 'in planning stage'. The most useful way to read these two official sources together is to treat roughly 820 units and 2028 as the latest corporate planning direction we could locate, not as a contractual delivery commitment or a final registered scheme.
The location is more stable than the building programme. Early project material and independent map-based profiles place the site on Ratchadaphisek Road in Dao Khanong, Thon Buri, Bangkok 10600, by BTS Talat Phlu Gate 3. The working coordinates used here are 13.714630, 100.478216 with a 300-metre evidence radius rather than a pin claiming to identify a future lobby entrance. That approach reflects the stage of the project: the parcel location is well established, while the exact building placement and access configuration may still change. In practical terms, this is an urban Thon Buri site tied directly to an existing BTS corridor rather than a peripheral plot whose accessibility depends on future transport promises.
What is missing is just as important. As of 4 October 2026, we did not find a current SENA consumer sales page for Niche Pride Sathorn-Thaphra with live prices, unit plans, apartment sizes, a payment schedule, final floor count or a confirmed facilities package. We also did not locate an approved Smart EIA Plus record under the exact project name or Sena HHP 8 in the searches used for this dossier. Absence from our search is not proof that no approval exists, so the responsible conclusion is limited: the current public primary-source set does not let us verify it. Older portal references to swimming pools, fitness rooms, parking and other amenities are therefore not promoted into the live specification.
Foreign ownership can only be described at the legal-framework level at this stage. Thailand's government information service explains that qualifying foreigners may own condominium units freehold within the statutory foreign-ownership ceiling, generally 49% of the aggregate unit area in a registered condominium building. That rule does not mean a future unit at Niche Pride Sathorn-Thaphra is automatically available to a foreign buyer. The project is still in planning, and no project-specific foreign quota, eligible inventory or sale structure has been published in the sources reviewed. Those points need to be confirmed for the actual unit once the development is formally launched and its registration and sales documentation are available.
For now, this is better viewed as a project to monitor ahead of a refreshed launch than as a ready-to-buy resale building. The evidence in its favour is tangible: a defined project company backed by SENA and Hankyu Hanshin Properties, a sizeable Bangkok land asset that remains on SENA's balance sheet for development, and a transit-oriented Thon Buri location. The limitation is equally tangible: the pieces that make a purchase decision actionable — final unit mix, price, floor count, payment terms, confirmed approvals, foreign-quota availability and handover mechanics — have not yet been published in a current sales package. Until they are, comparisons based on price per square metre, rental yield or an assumed 2023 completion would create precision that the evidence does not support.
