Confirm that entity's rights to the land, any registered encumbrances, the permits applicable to the project, the contractual handover date and the remedies for delay. Foreign condo buyers should also obtain a current confirmation of available foreign quota: Thai rules cap foreign ownership at 49% of the aggregate condominium unit area, so availability is a transaction-level question, not something the SENA brand can guarantee across its portfolio. Finally, reconcile the advertised starting price with the exact unit schedule, non-refundable payments and beneficiary bank account.
