Why this project is worth a look
A genuinely limited compound
Nine houses create a different living environment from a sprawling rental resort. Privacy and shared obligations should both be assessed at the level of the actual site plan.
Layouts for distinct uses
The studio, one-bedroom and two-bedroom options address different stay patterns. The small format is attractive only if the internal area, outdoor area and bedroom arrangement meet the buyer’s actual needs.
Traceable design authorship
Swatch Architects publishes The Nine in its own portfolio with building and plot measurements. That adds substance to the project’s design story without proving construction completion or regulatory approval.
Optional operational simplicity
PARADYSE advertises management from bookings through maintenance. Whether that is worthwhile turns on written fees, owner-use rights and accountability, not a projected return chart.
About the project
The Nine is an unusually easy Bali project to count twice. KO Group presents a nine-villa development under The Nine Uluwatu, Swatch Architects has a design project called The Nine in Bingin, and PARADYSE markets The Nine by PARADYSE. These are not merely generic similarities. The location, architect, villa count and bedroom mix line up closely enough to indicate one development using several commercial names. That does not tell us who the land-right holder or contractual seller is. KO’s portfolio describes a co-development; PARADYSE describes itself as the designer, seller and future operator. Until the parties and their obligations are identified in transaction documents, the names should be treated as commercial roles rather than legal assurances.

Start with the physical proposition. This is a nine-home villa enclave, not a high-density resort or an apartment scheme. The design uses assertive contemporary forms alongside open living areas, garden space and private pools. A buyer would be getting a house within a coordinated small compound: a degree of privacy, but also neighbors, shared access and likely shared maintenance decisions. Nine homes can be appealing precisely because the common space is limited. They can also leave fewer owners sharing the cost of a faulty access road, drainage improvement or common service. The eventual operating arrangements matter more than the aesthetic label attached to the architecture.
The developer-facing plan separates the homes into six conventional one-bedroom villas, one studio-format home and two two-bedroom villas. Swatch Architects calls the same broad mix seven one-bedroom homes and two two-bedroom homes. That is consistent if the studio counts as a small one-bedroom configuration, but the marketing description of the site also refers to six semi-detached one-bed homes and a standalone one-bed. There is no need to invent an extra villa to reconcile those labels: the development total remains nine. What matters is the exact plot number and whether the chosen house shares a boundary wall with a neighbor. The word “private” tells you little about acoustic separation or the view from the pool deck.
One of the best independent checks on the identity of this project is unusually mundane: measurements. Swatch gives a 76 m² building on a 106 m² plot for its one-bedroom layout, and a 142 m² building on 209 m² of land for a two-bedroom design. Marketing listings for The Nine by PARADYSE show a one-bedroom villa with a 74.9 m² building on 106 m² of land and a two-bedroom option at 142 m². Those close matches strengthen the connection between the names, yet they also expose a common buying hazard. Some promotional pages display figures such as 106 m² or 189–199 m² without clearly telling the reader whether they mean built area, plot area or a broader package of internal and outdoor space. A signed floor plan must settle that question.
For actual day-to-day use, the smaller villas have more functionality than the word studio might suggest. The one-bedroom concept includes open-plan cooking and living space, a desk nook, a screening corner and a bedroom with a skylit shower. The studio is pitched as a short-stay retreat with its own garden and pool. The two-bedroom design adds separation for guests, a workspace, a home-cinema area and outdoor space. Some add-ons, such as a jacuzzi or cold plunge, appear in marketing rather than in a verified standard specification. Those features should not be priced into a decision until the selected unit’s finish schedule distinguishes included equipment from chargeable upgrades.
Bingin is part of Pecatu in South Kuta, Badung, on Bali’s Bukit Peninsula. That puts The Nine within the Uluwatu coastal area often associated with surfing beaches, clifftop restaurants and a steady flow of short-stay visitors. The project is presented as being on an elevated Bingin site. However, neither a street address for the development nor the legal parcel has been securely established through the primary project materials reviewed here. Marketing claims of short rides to Bingin Beach, Padang Padang or local restaurants are therefore not dependable route measurements. A few streets can make a major difference to travel time, access at night, parking, water delivery and construction disturbance.
Someone buying a holiday home should think through the rhythm of a real stay. Can you work comfortably while another guest is asleep? Is there a sheltered place to sit when tropical rain makes the outdoor deck unusable? Does the layout offer the privacy you expect when adjoining villas are rented to strangers? The project’s size is potentially attractive to a solo owner or couple, while the two-bedroom format may better suit friends or a small family. Neither choice is inherently more profitable or more livable. Air conditioning, storage, ventilation, cleaning access and the actual furniture inventory often have more influence on comfort than the headline land size.
PARADYSE is promoting an integrated management proposition for owners who will not live in their villa year-round. In principle it would cover distribution through booking channels, guest care, cleaning, maintenance, pricing and financial reporting. That could be useful for an overseas purchaser, especially in a small property where there is no large resort management office. Yet “fully managed” has no standard financial meaning. The contract should say whether commissions are deducted before or after platform charges, how repairs are approved, what reserves the operator can hold and who bears empty periods. Owners also need to know whether they can use the house during peak dates and, if they can, how that affects revenue sharing.
A headline on the PARADYSE landing page promotes a minimum 10% net annual rental return for a limited initial period. The disclosed promotional conditions tell a more specific story: a ramp-up period after handover, an exclusive-management requirement, returns calculated on days not used personally, an annual reconciliation and an exception for major disruptions. The marketing page describes a 24-month window following that launch phase. None of this has been independently verified as an enforceable promise by a named solvent counterparty. A cautious buyer would examine the actual guarantee agreement, definitions of investment and net income, remedies for nonpayment, currency and dispute forum before giving the figure any weight in a purchase decision.
The advertised transaction is for a whole villa on a 29-year contractual lease, with an extension option. That must not be confused with outright personal ownership of Indonesian land. Hak Milik is a land ownership title with restrictions for foreign individuals; Hak Pakai and Hak Guna Bangunan are different registered rights, and an ordinary lease is a contractual relationship rather than an equivalent land title. The project’s underlying certificate, the landholder’s authority to grant the lease and the exact buyer contract have not been made available for inspection in the public material. The starting date of the 29 years, any paid renewal formula, assignment rights and what happens to buildings at expiry all affect the asset a buyer is actually acquiring.
Published evidence on the construction stage is mixed. Swatch’s portfolio describes technical design work. A large property directory labels the development off-plan, while PARADYSE’s full-property listings show an anticipated December 2026 completion for a one-bedroom villa and January 2027 for a two-bedroom unit. Those catalog pages also display generic-looking “Ready Now” or “Sold Out” tags. Since the quoted dates are still prospective as of 20 October 2026, a ready-now label is not proof of a handover. There is no verified project-wide completion certificate or dated set of site inspections in the sources reviewed. A binding delivery schedule, current site evidence and remedies for delay matter far more than an automatically populated website badge.
Prices need similar care. Indonesian rupiah is the relevant transaction currency according to PARADYSE, even when its sales pages headline US-dollar equivalents. Third-party offers checked in October 2026 place the low end around IDR 3.57 billion, with different one- and two-bedroom listings priced higher. Other versions of the same sites show earlier or different starting figures, and the availability counters disagree. That is normal enough for a changing sales campaign, but it means a displayed starting price is not a quotation for an identifiable villa. Ask for a dated IDR offer showing the unit number, included furnishings, taxes, notarial costs, land-lease terms, payment milestones and any sums payable to a separate management company.
The resale question deserves attention from day one. A purchaser of contractual lease rights may be selling a diminishing remaining term rather than a perpetual interest. Consent requirements, renewal options and transfer costs can determine whether a future buyer finds the property attractive. In a small complex, future resale can also be affected by the behavior and financial health of the shared manager, the upkeep of paths and services, and any restrictions on renting independently. These are not reasons to dismiss the project. They are reasons to define the purchased asset clearly before treating its architectural appeal as investment value.
Before reserving, the most useful next step is a unit-specific legal and delivery pack rather than another returns presentation. It should contain the plot and building plan, land-title evidence and lease chain, proposed contract parties, a credible completion program, applicable building approval (PBG), and an SLF when the building is ready and such certification is required. Zoning and the permissions applicable to short-stay accommodation must be checked for the parcel, not assumed from a “tourist zone” sales phrase. Public silence about a permit does not establish its absence. What remains unverified here is the paperwork, not whether a compelling design concept has been published.
Ownership format
Whole-villa offers are marketed on a 29-year contractual lease with an extension option. The underlying land title, executed lease, term commencement date and renewal price have not been independently inspected.
Home types & sizes
The smallest marketed configuration, with a private pool and garden rather than shared resort amenities. The way the sleeping space is separated from the living area needs to be checked against the specific floor plan; headline project sizes do not consistently distinguish building and plot.
Get floor plans and current pricesDesigned around a proper separate bedroom, an open living area and a work nook, with a private pool outside. The architect gives a slightly different building figure of 76 m², so the final sale drawing should govern usable space rather than either website summary.
Get floor plans and current pricesAn option aimed at guests or owners who need a second bedroom without relying on a sofa bed. Separate work and leisure spaces appear in the concept, but the market listing gives a 203 m² plot against the architect’s 209 m²: the correct lot schedule matters.
Get floor plans and current pricesThe other publicly listed two-bedroom configuration has a larger stated building and plot. Its room layout, outdoor areas and specification should be checked as a separate villa rather than assuming the larger number simply adds more living space.
Get floor plans and current pricesPrices are the lowest the brokerage boards publish as of October 2026, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Bingin is the verified locality; no street number or project parcel has been established. Administratively it falls within Pecatu, South Kuta, Badung.
- The surrounding coastline includes Bingin and Padang Padang. Advertised journey times are only meaningful once the actual access road is identified.
- The concept places the homes on a Bingin hillside, but an ocean view should not be assumed for any particular unit.
- Access width, drainage, parking, water supply and the practical route to cafes and beaches need a site-specific check rather than a neighborhood description.

Best for: An owner-occupier seeking a compact Bali base with a private pool rather than an apartment or a resort room.; A couple choosing carefully between a studio-style unit, a conventional one-bedroom home and the extra separation of two bedrooms.; A remote buyer prepared to appoint a rental operator only after reviewing management fees, reporting, owner-use rules and the real contract.; Someone drawn to an architect-led, small-scale project who is willing to verify title, delivery and handover rather than buying on design alone.; may not suit: Buyers requiring direct personal freehold title to Indonesian land; the marketed arrangement is a lease, not a transfer of Hak Milik.; Anyone needing immediate, documented handover, as current completion and occupancy status cannot be reconciled from public pages alone.; Investors treating advertised rental returns as risk-free income or assuming the management contract is optional under every promotion..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- KO Group includes The Nine as a co-development, while PARADYSE markets a matching nine-villa scheme and Swatch Architects publishes the same layout family. The evidence strongly suggests a single project, but there is no reviewed agreement identifying the contractual developer, vendor and land-right holder or formally assigning their roles.
- The exact plot address, land certificate, parcel-specific zoning, PBG building approval and any applicable SLF were not independently inspected. The advertised 29-year lease and extension option have not been checked against an executed lease, start date or renewal pricing clause.
- The architect lists technical design, the property directory says off-plan and PARADYSE catalog pages state December 2026 or January 2027 alongside inconsistent ready-now and sold-out labels. Current construction progress, deliverability, available units and offer prices need unit-specific verification.
