Why this project is worth a look

A choice of villa sizes

Casa Nira offers one-, two- and three-bedroom designs within the same proposed estate. Buyers can match the accommodation to their likely guests rather than assume a larger house will always produce a better outcome.

About the project

Casa Nira Uluwatu is marketed as a collection of private-pool villas rather than apartments or hotel suites. Its product line consists of The Haven with one bedroom, The Essence with two and The Sanctuary with three. The official website identifies eight villas in the first phase, which is a useful indication of the initial building programme but not a verified total for the entire estate. A separate broker listing describes a 19-villa compound; no publicly available approved master plan settles the overall count. The three names are villa designs within Casa Nira, not evidence of three separate developments.

The project belongs to the quieter Nunggalan side of Pecatu, within Kuta Selatan in Badung Regency. A property advertisement names Jalan Pura Selonding, and a corporate directory separately places an entity called PT Casa Nira Manajemen on the same street. That supports a street-level location, not a surveyed parcel boundary. The wider setting is commonly associated with Nunggalan and Nyang Nyang beaches, yet a coastal neighbourhood should not be mistaken for direct beach access or an unobstructed ocean view. Those are unit-specific claims that need site evidence.

Timing is the most immediate open question. The project website still speaks of construction underway and an expected completion in October 2026. Its FAQ describes three proposed handover waves: February, June and October 2026. As of 16 October 2026, the first two dates have passed, but there is no independently verified handover record in the material reviewed. One third-party advertisement instead mentions December 2026. Rather than choose whichever date sounds most attractive, the sensible position is that individual handover dates and actual completion are not established by the public record.

Aurum Development openly presents Casa Nira as its flagship project, and there is a traceable Indonesian corporate connection. Job advertisements posted by PT Aurum Pratama Villa refer directly to Casa Nira construction, site supervision and preparations for hospitality operations. A published trademark application also associates the Casa Nira name with that company. This identifies a credible development brand and a related legal entity; it still does not tell a purchaser who signs the building contract, who has the rights over the land, who receives instalments or who will remain liable after completion. Those roles can sit with different parties.

The advertised ownership arrangement is a contractual land lease, not a direct purchase of freehold land. The discovery page gives 29 years beginning at completion with an additional 30-year extension, whereas the home page refers to an initial 30-year lease with a priority renewal. Elsewhere the website describes renewal as guaranteed at the land price. None of these slogans substitutes for the underlying lease and its renewal clause. An enforceable extension needs a clearly identified landlord, a mechanism for the price, transferable rights and a remedy if the counterparty does not perform when the first term expires.

Indonesian property law also makes a distinction that overseas buyers cannot afford to blur: Hak Milik is landownership, Hak Pakai is a separate statutory right of use and an ordinary lease is a contractual interest. The country provides mechanisms for eligible foreign ownership in certain circumstances, but that does not make every villa sale a title transfer. Casa Nira currently advertises the lease route, with no accessible copy of the underlying title or the landowner’s authorisation. A buyer should therefore judge not only the home being built, but the right to occupy, rent out, assign or resell it throughout the remaining lease term.

The appeal is deliberately residential in scale. Plans and descriptions emphasise open living spaces, a private pool, garden areas and a connection between the interior and the outdoor lounge. For a guest this offers privacy that a shared resort pool cannot deliver; for an owner it also means every pool, exterior finish and planted area will need ongoing care. Marketing images make the architecture easy to imagine, but they do not establish the delivered specification. Before comparing prices, it matters whether furnishings, appliances, fitted kitchens and landscaping are actually included for the selected villa.

The Haven is the compact option. The unit page gives a building size of 100 sq m on 130 sq m of land, while the broader discovery page refers to plots in the 130–160 sq m range. This is not necessarily a contradiction if villas have different plots, but it prevents a buyer from treating the standard floor plan as a precise description of every available home. A one-bedroom format is straightforward for couples and shorter stays. Its usefulness for long-term living depends much more on storage, parking, daylight and the amount of private courtyard space than on the headline square metres alone.

The Essence adds a second bedroom and is shown with 120 sq m of building area. One product panel quotes a 160 sq m plot; a narrative description elsewhere gives 166–214 sq m. The developer positions its pool between the main volumes of the house, making outdoor space part of daily movement through the property. That can be a distinctive holiday layout, but bedrooms separated by open-air circulation may behave differently in rain or with children. A proper unit plan should show bathrooms, covered passages and the actual orientation rather than simply repeating the brochure concept.

For groups or extended family stays, The Sanctuary offers the most accommodation flexibility. The official design has three bedrooms and a stated building area of 160 sq m, with the plot presented as 200 sq m in one place and 202–207 sq m elsewhere. A larger villa can accommodate different guest arrangements, but it comes with more housekeeping, climate-control and maintenance requirements. The useful comparison is therefore not just the number of bedrooms. Buyers also need the usable interior layout, privacy between rooms, outdoor circulation and a realistic estimate of the operating costs that belong to this specific size.

Casa Nira describes a managed compound, with resident and guest parking, paved internal roads, landscaping, round-the-clock security, buggy transport and a reception function. In a small villa estate, these facilities could make arrivals and maintenance less fragmented than at a stand-alone home. They could also create a recurring service-charge obligation. The public pages do not provide a signed facilities budget, service-level agreement or evidence that every advertised amenity is already operating. Owners should distinguish the estate infrastructure they will actually receive from facilities shown as part of the development concept.

The published entry point is IDR 3,626,100,000 for The Haven, accompanied by an approximate US-dollar figure of $216,000 on the developer’s own page. The Essence is advertised from $256,000. Different available versions of The Sanctuary page give inconsistent dollar figures, so a definitive starting price for the three-bedroom type would be misleading. Even for the lower-priced villas, the quoted amount is not an all-in transaction budget. The finished specification, land tenure, taxes, notarial fees, connection costs and inventory could all affect the actual amount payable.

The sales process looks simple in outline: reserve with 10%, make further payments during construction and pay the balance on completion. What the public page does not show is the detailed construction-linked schedule or protection for a buyer if the milestones are missed. Claims about notarised agreements and escrow-style protection have meaning only once the documents reveal the account holder, release conditions and remedies. A deposit paid to secure a design is not the same as an audited ownership position; the buyer needs to know what right, if any, exists before the villa is delivered.

Casa Nira also pitches professional rental management, covering reservations, guest services, maintenance and distributions to owners. This could suit an overseas owner who does not want to run a hospitality operation personally. Yet it is not evidence that the advertised operating model has already produced the income illustrated on the website. The financial examples assume substantial occupancy and present similar revenue figures across differently sized villas. Those are projections, not operating accounts. The decision should rest on a unit-specific net-income scenario that includes low-season demand, operator fees, staff, utilities, repairs and any shared estate charges.

Construction permission and hospitality eligibility are separate from the sales brochure. The project describes the site as a tourism or pink zone, but no parcel-specific land-use decision, PBG building approval or SLF fitness-for-use certificate was available to inspect in the sources reviewed. That is a gap in verification, not evidence that the permissions do not exist. Similarly, a business that can build a residence does not automatically hold every licence needed for short-term guest accommodation. The correct permissions and contracting parties will depend on the actual land, building use and management arrangement.

As a choice of property, Casa Nira is easiest to understand as a design-led holiday villa in a more secluded part of the Bukit Peninsula. It may appeal to buyers who prioritise a private pool and the prospect of on-site management over a large resort’s amenity list. It is much harder to describe it as a completed, income-producing investment. Before assigning a value to future rent or resale, the current construction progress, land documentation, exact lease commencement, management agreement and final price need to be supported by records that relate to the specific villa.

Unit types & sizes

The Haven — 1-bedroom pool villa

The smallest design combines a one-bedroom house with a private pool and garden space. A separate project description mentions land plots ranging from 130 to 160 sq m, so the standard layout should not be treated as every villa’s survey. It is best assessed with a site plan showing pool position, storage and access.

The Essence — 2-bedroom pool villa

The two-bedroom option is designed around an indoor-outdoor connection and a prominent pool. Another official description quotes plots of 166–214 sq m rather than the 160 sq m shown in the unit panel. The correct area, bathroom layout and circulation should therefore come from the plan for the actual lot.

The Sanctuary — 3-bedroom pool villa

The three-bedroom model targets larger families and group stays, with more space to manage as well as more flexibility. Plot sizes of 202–207 sq m appear in another official description. Available captures of its sales page show inconsistent prices, so no single asking figure is presented as current here.

Your selections are not saved anywhere. This is a decision aid, not an assessment.

Best for: A buyer who wants a private holiday base in southern Bali but prefers to delegate guest arrivals, pool care and upkeep while abroad. This fit depends on a management agreement that clearly protects the owner’s personal-use dates, reporting rights and budget.; Couples and smaller families seeking a courtyard and their own pool rather than shared apartment facilities. The Haven or The Essence may provide the right amount of space, but the particular plot orientation, covered circulation and storage could matter more than the model name.; A patient purchaser comfortable with development-stage uncertainty, who can verify title, contracts, permits and the handover process before committing the full price. This is not the same profile as someone shopping for a finished villa with twelve months of independently audited rental accounts.; Investors who understand the economics of a diminishing lease term and are prepared to compare resale and renewal rights with the initial asking price. A nominal 29-year term tells only part of the story unless its starting date, assignment rules and remaining life at resale are clear.; Owners bringing a larger family or travelling with friends who would actually use the three bedrooms of The Sanctuary. The additional sleeping capacity may justify the larger house for personal holidays; it does not automatically ensure better rental performance after cleaning, staffing and maintenance costs.; Anyone requiring perpetual, directly registered landownership: the public offer is based on a land lease and should not be presented as a foreign buyer acquiring Hak Milik.; Buyers who need a fully operating property today, complete with verified occupation documents and a proven stream of guest income, rather than a development marketed for handover in 2026.; Purchasers who need a fixed, guaranteed investment yield and are unwilling to assess construction risk, renewal mechanics and management costs independently.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Completion and total inventory remain unresolved. The project advertises February, June and October 2026 handover waves and eight Phase 1 villas; a 7 May 2026 Morizon listing instead mentions December 2026 and 19 villas overall. Neither an executed handover record nor a confirmed estate-wide unit count was reviewed. The lease term is described inconsistently as 29 years from completion plus 30 more, or an initial 30 years with priority renewal. The underlying land lease, commencement date, extension price and enforceability of the purported guarantee have not been established. Corporate and permitting roles need documentary evidence. Aurum Development is linked to PT Aurum Pratama Villa, while a separate directory lists PT Casa Nira Manajemen on the project street; neither fact identifies all contracting parties. The land title, parcel-specific zoning, PBG/SLF documents and rental-management authority were not reviewed.
