Why this project is worth a look

Private-scale living

Nine villas with their own pools and gardens form a very different proposition from a hotel-style residence. The smaller number of homes also makes the sharing of maintenance costs more consequential.

About the project

The Nine by Paradyse is a proposed enclave of nine private pool villas in Bingin, on Bali's southern Bukit Peninsula. Its appeal is deliberately small-scale: a limited number of contemporary homes, each planned around its own outdoor space, rather than a resort with numerous shared facilities. Prospective buyers should nevertheless establish what is being sold before comparing prices. PARADYSE promotes entire villas, while other pages under the same brand offer fractional interests in individual homes. The design may be the same, but control, legal rights, personal use and the path to resale are not.

There is a naming issue worth resolving early. PARADYSE publishes the development as The Nine and The Nine Bingin. KO Group lists The Nine Uluwatu in its development portfolio, describing a nine-villa tropical-brutalist scheme and a co-development. Swatch Architects independently publishes a project called The Nine in Bingin with seven one-bedroom homes and two two-bedroom homes. The matching location, scale, architecture and designer strongly indicate that these are references to the same development. They do not, however, tell us which corporate entity owns the development site or will be contractually responsible for delivering each purchased villa.

Bingin is a practical location to understand rather than a label to romanticise. The project is described by its promoter and designer as occupying a raised site above the Bingin coastal area. Administratively, the relevant locality is Pecatu village, South Kuta district, Badung regency. On FazWaz, the development is grouped under Uluwatu, a broader property-market label. The developer's published office address in Canggu is not the villa address and should not be copied into project records. No reliable plot number, street entrance or parcel-level coordinates emerged from the available public evidence, so precise access and views remain unverified.

The architectural concept prioritises private domestic spaces over a conventional hotel programme. PARADYSE describes landscaped paths, planted edges and buildings positioned to bring in daylight and airflow. The designer adds private gardens, pools and deep shaded elements. That makes sense for buyers who want to arrive and settle into their own space without sharing a central pool. A project of nine villas also has fewer opportunities to distribute shared expenses across dozens of households. Entry control, common landscaping, waste collection and pathway lighting still require someone to budget for and maintain them, whether or not a brochure calls the experience effortless.

The mix of homes is less straightforward than the headline total. One official masterplan breaks nine residences into six one-bedroom villas, two two-bedroom villas and one studio-style home. An adjoining paragraph says six semi-detached one-bedroom houses, one standalone one-bedroom house and two detached two-bedroom villas. Swatch Architects describes seven one-bedroom and two two-bedroom villas. These descriptions can be reconciled if the studio is treated as part of the broader one-bedroom family, but the public documentation does not map every sales designation to a numbered plot. Buyers should ask for the specific plot plan and its contractual unit designation rather than relying on a generic development diagram.

The studio category is particularly vulnerable to misleading comparisons. PARADYSE places a 117-square-metre figure beside the studio villa, along with a private garden, plunge-style pool setting and skylit areas. The page does not label that figure explicitly as indoor space or plot size. A FazWaz listing categorised as STU instead specifies 52.8 square metres of indoor area and a 116-square-metre plot. Those figures may describe different aspects of a very similar home, but they should not be treated as interchangeable. For actual use, the important questions are where the sleeping space sits, how much of the living area is sheltered and how the pool, garden and circulation space fit together.

The conventional one-bedroom layout appears better suited to regular stays by a couple or a solo resident working from Bali. The developer describes an open kitchen and living area, a dedicated desk niche and a bathroom brightened by an overhead opening. The architect gives a 76-square-metre building on a 106-square-metre plot; a sales listing describes 74.9 square metres indoors with the same plot size. That relatively small difference may come from measurement conventions or individual variants. Neither possibility should be assumed without a unit-level drawing. Prospective owners also need to know whether the work corner has usable power outlets, acoustic privacy and sufficient cooling throughout the day.

The two-bedroom villa offers a different balance of privacy and living space. PARADYSE's concept includes a home cinema room, a separate office area, an open-plan living space and bathrooms designed around natural light. Swatch records 142 square metres of building area on a 209-square-metre plot. FazWaz publishes separate two-bedroom offerings with 142 square metres indoors on 203 square metres of land, and 156 square metres indoors on 210 square metres of land. Meanwhile, the developer's main villa overview quotes 189–199 square metres without making the measurement category clear. The correct figure for a transaction is the one attached to its signed plans, not an average of these public descriptions.

Some of the most attractive features remain specifications rather than verified fixtures. The two-bedroom marketing material refers to a large soaking tub and a skylit shower; a balcony jacuzzi or cold plunge is presented as an upgrade. Buyers should not assume that every villa includes that upgrade or an identical furniture package. PARADYSE and the third-party listings describe furnished homes, but the exact inclusions should be a signed inventory: appliances, air-conditioning, cabinetry, lighting, pool equipment and after-sales obligations. This matters even for rental-focused buyers, since replacing a heavily used item can materially alter the operating budget.

The architectural language is bold, but tropical operation is mundane in the best sense. Roof detailing, shaded glazing, drainage, humidity control and waterproofing will determine how the villas age. A striking render does not establish how rainwater moves through a hillside property or how much maintenance a private pool needs. Swatch's own page calls the work 'Technical Design', which supports the design pedigree without proving completion. No accessible independent completion inspection, handover document or established history of guest stays at The Nine was found in the materials reviewed for this dossier.

For that reason the project is not presented here as completed. FazWaz continues to classify it as off-plan. PARADYSE's fractional listing for a one-bedroom home refers to December 2026, while the two-bedroom listing mentions January 2027; both can also display a 'Ready Now' label. The discrepancy is too material to smooth over. These may be marketing-system statuses rather than evidence that guests can already move in. We did not obtain a reliable development-wide handover date or evidence of transfer of any of the nine homes, so a buyer should work from the schedule stated in the selected villa's proposed contract.

Price information is similarly split across official pages. A dedicated PARADYSE campaign quotes entry levels of USD 199,000 for a studio, USD 209,000 for a one-bedroom villa and USD 329,000 for a two-bedroom. The main project page displays USD 209,000, USD 219,000 and USD 339,000 for the same three categories. FazWaz separately displays Indonesian-rupiah listings that vary as its individual entries and currency displays update. The lowest advertised figure is therefore a useful starting reference, not evidence that a particular villa remains available at that price. The date, lot, fit-out, tenure and payment obligations can all change the actual offer.

The currency note on PARADYSE's official page is unusually important: transactions are conducted in Indonesian rupiah, with other currencies shown for reference. A buyer planning a USD budget should obtain a signed IDR quotation and a clear explanation of any exchange-rate mechanism rather than relying on a web-page conversion. It is equally important to define whether taxes, notarial charges, furnishing, any optional cold plunge and prepaid management reserves are included. None of the public prices we reviewed came with a complete, binding statement of the total amount payable by a named buyer for a specific unit.

A third-party project page describes staged payments: 10% immediately, 40% when the contract is signed, 20% in month three, another 20% in month six, 5% in month nine and 5% on handover. This is worth knowing as an indication of how the sale might be structured; it is not a verified copy of PARADYSE's current sales agreement. In particular, we cannot assume that the same schedule applies to both whole-villa purchases and fractional equity subscriptions. Before a first transfer, the contract should say who receives the money, which milestones are independently evidenced, what happens after a delay and when funds become non-refundable.

The primary tenure advertised for The Nine is a 29-year contractual lease with an extension option. That does not turn the plot into freehold land in the buyer's name. Under Indonesian law, Hak Milik land ownership, Hak Pakai use rights, Hak Guna Bangunan building rights and contractual rental arrangements are distinct legal mechanisms. The relevant documents for this scheme have not been made available in the sources reviewed: there is no plot-specific title certificate, signed lease, commencement date or enforceable extension wording to inspect. A nominal 29 years is not necessarily the period remaining when a later buyer receives possession, and a right to request an extension is not the same as an automatic extension on fixed terms.

PARADYSE's fractional product needs an entirely separate explanation. The platform sells one-eighth interests in certain villas and describes a structure in which buyers hold Class B shares of an Indonesian special-purpose company, while PARADYSE retains a management or Class A role. The company is said to hold the underlying lease rights. Under this model, purchasers acquire shares and contractual use and income rights, not exclusive personal title to the land or an unrestricted whole villa. Booking access, governance rights, service fees, transfer restrictions and the rights of other shareholders must be examined together. A one-eighth advertisement should never populate a full-villa starting-price field.

Public descriptions of the participants also leave room for legal due diligence. PARADYSE controls the project-facing sales and management content, KO Group markets The Nine as a co-development, and Swatch provides the architectural concept. None of those facts establishes the exact liability split between the parties or identifies the entity that is obliged to complete and transfer a given unit. The name on a website may differ legitimately from the contracting company. What matters is whether the relationship can be demonstrated through corporate records, authority to sell, land rights and contracts that an independent Indonesian legal adviser can review.

Operating promises deserve as much scrutiny as design claims. The separate campaign page markets a minimum 10% annual net rental-return floor for two years, subject to a start-up period, unused owner days, exclusive management, annual reconciliation and force-majeure exclusions; tax is outside the stated net measure. This is a description of the promoter's offer, not a verified performance history or our investment forecast. Without the signed guarantee, the legal identity and resources of the obligor, the calculation base and clear remedies for non-payment, 'guaranteed' remains a marketing word. Rental results will also depend on actual occupancy, daily rates, guest servicing, platform commissions and the ongoing costs of pools and gardens.

The project is most relevant to a buyer seeking a modern, relatively compact base near Bingin, willing to accept a boutique development and the due-diligence obligations of an off-plan purchase. A two-bedroom version might work for a small family or for someone needing an office separated from the living area. It will suit a long-term owner-occupier less well if constant personal access cannot be secured under the chosen product. Anyone requiring direct ownership of Indonesian land, a proven completion record or predictable rental cash flow should not infer those qualities from the marketing. The immediate decision is which exact villa and legal product are on offer, followed by the complete land, permit, sales and management package.

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Bingin and Pecatu are supported, but no verified street entrance, parcel identification or site coordinates were found. The land title, project-specific PBG and SLF, and documentary short-stay zoning permissions were not reviewed. PARADYSE’s campaign shows USD 199k/209k/329k across the three types, while its main project page shows USD 209k/219k/339k. The developer, architect and market listings also differ in area definitions. No signed, unit-specific IDR quote or definitive plot plan was obtained. FazWaz calls the project off-plan and the architect labels its work Technical Design, yet fractional listings display both Ready Now and December 2026 / January 2027 completion dates. No handover evidence, executed 29-year lease and extension clause, or confirmed sales and development contracting entities for the PARADYSE / KO Group arrangement were available.
