Why this project is worth a look

A three-villa setting

A small number of homes may offer a more private atmosphere than a busy compound. Actual privacy will depend on the site layout, sightlines and shared access rather than the headline unit count.

About the project

Tramontana Cliff Villas is marketed as a three-home development in Nunggalan, on the southern Bukit Peninsula near Uluwatu. Its scale is the defining feature. Instead of buying into a large resort with shared leisure facilities, the buyer is considering an individual two-storey villa with its own pool. That can mean a quieter, more self-directed experience, but it also means the operator, maintenance arrangements and everyday support should not be assumed to exist simply because the property is marketed for holiday living.

The layout is unusually clear for a small project with limited public documentation. Descriptions place a sunken lounge, dining space and kitchen downstairs, connecting to a pool terrace. Upstairs, the two bedrooms open towards a balcony and are described as having en-suite bathrooms. The arrangement makes sense for two adults who value separate sleeping and social spaces. It may be less comfortable for someone who struggles with stairs or wants to supervise young children from a ground-floor bedroom.

Both the FazWaz listings and a separate set of syndicated advertisements give a building size of 110 sqm on a 125 sqm plot. This is a compact villa format, not a land-heavy family estate. The attraction lies in having a private pool and outdoor area within a small footprint. The figures have not, however, been matched to a signed site plan or measured drawings for each of the three houses. A buyer needs to know whether the quoted building area includes semi-open space, balconies or terraces and exactly what land is covered by the contractual right.

The advertised outdoor specification is appealing on paper: a pool edged by a sunbathing area, planting around the façade and greenery beyond the living spaces. The project catalogue also names CCTV and round-the-clock security. None of this should be read as evidence that those services are already operating. A specification in a sales description and an enforceable obligation to provide and maintain a service are different things. In a community of just three homes, the cost-sharing formula matters as much as the initial design.

Nunggalan gives the development a meaningful geographical identity, but the exact site remains uncertain. A realtor.com advertisement displays Jalan Pura Selonding in Pecatu; another group of listings uses the map-style code 5458+7QH Pecatu. That code also appears on advertisements for another villa compound, so it cannot safely be treated as a verified Tramontana pin. Without a marked site boundary, neither the word “Cliff” nor the mention of luxury resorts nearby proves that the villas overlook the Indian Ocean or sit directly above the beach.

That uncertainty matters particularly on the Bukit. A house can be in the right general neighbourhood but still have a long or awkward route to the coast. A headline distance to the beach tells you little about the gradient, access restrictions, parking or what happens after dark. For personal use, the practical questions are grocery access, ride-hailing, internet quality and road condition. For short stays, reliable arrival instructions, night-time access and luggage handling can shape guest reviews just as strongly as pool design.

Asking prices differ across distribution channels. An August 2026 listing advertises a two-bedroom villa from USD 199,000. Rupiah-denominated FazWaz pages have displayed amounts around IDR 3.54–3.59 billion, and additional mirrored listings show other figures. These should not be averaged into a supposedly definitive project price. Individual units, publication dates and currency presentation may differ; the final invoice can also include taxes, transaction costs and furniture that are not obvious from the headline amount.

Construction status is another area where the distinction between a listing and a building is essential. FazWaz labels the development off-plan. A separately syndicated offer targets handover in December 2026. That date is still in the future as of this review, and no independent evidence of completed construction or formal handover has been established. An advertised delivery month offers a planning assumption, not a guarantee that occupancy, utilities and lawful operation will all be possible on that date.

FazWaz identifies PT ADUA PROYEK INDONESIA as the developer and associates the name with several other Bukit schemes. A commercial company directory also carries a registered Indonesian business under that name in Badung. Those records support the identity of a business name, but they do not establish which entity holds the land title for Tramontana, who will sign the purchaser’s contract or whether the named developer has accepted the obligations described by the sales agents. The contracting chain is still a material missing piece.

One broker-distributed description offers a 25-year lease and a 30% initial payment, alongside a claim that local zoning permits short-stay rentals. No executed lease, title extract, approved zoning document or developer payment schedule was available to confirm those conditions. A contractual land lease is a different asset from an Indonesian land title. Hak Milik, the principal ownership title, cannot simply be registered in a foreign individual’s name; other rights such as Hak Pakai operate under separate eligibility rules. Nothing in a promotional listing establishes that a particular foreign buyer qualifies for a particular structure.

If the villa is intended to earn rental income, the financial model needs more than an appealing nightly rate. Pool care, utilities, deep cleaning, guest communication, maintenance, booking fees and empty periods will all affect net income. A small, relatively self-contained property can work well with a competent operator, but no verified operating history or signed management commitment for these particular villas has been found. Neither projected occupancy nor a promised return should be attributed to Tramontana as a proven feature.

Tramontana therefore makes the most sense as a specific design and location proposition that still requires transaction-level verification. There is enough public information to picture the intended home: three detached, two-bedroom pool villas in the Nunggalan area. There is not yet enough documentary evidence to treat the advertised lease length, move-in date, exact position or rental permissions as settled facts. A buyer can appreciate the concept without mistaking it for a completed legal and construction due-diligence file.

Best for: Buyers who prefer a self-contained, two-bedroom pool villa to a larger residential or resort compound.; Couples, small households or occasional guests comfortable with stairs, a compact plot and the practicalities of maintaining a private pool.; Investors willing to price a time-limited contractual interest rather than treating the asking price as ownership of land in perpetuity.; Purchasers who can make completion and occupancy plans contingent on documentary handover evidence rather than an advertised date.; Anyone who needs an immediately occupiable, independently certified completed home.; Buyers requiring a large garden, a ground-floor bedroom, a contractual ocean view or verified walk-to-beach access.; Investors needing guaranteed rental operations, a pre-agreed lease renewal or a fixed income commitment.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Listings provide Jalan Pura Selonding and the map-style code 5458+7QH Pecatu; the latter is also used for another development. The site boundaries, address of each villa and project-level coordinates have not been independently established. Listings disagree on whether there are two or three bathrooms, and prices vary by source and publication date. December 2026 appears as an advertised handover target, but current progress, drawings and the agreed price have not been confirmed through primary project documents. The advertised 25-year lease, extension rights, short-stay zoning claim and 30% deposit have not been supported by a contract or official extract. The land title, PBG/SLF documents and contractual link between PT ADUA PROYEK INDONESIA, the seller and the land remain unverified.
