Nirvana Cover Onnut is a mature two-storey townhome estate in Prawet, on Bangkok’s eastern side. The name can be misleading for buyers who associate “On Nut” with the BTS station and the dense Sukhumvit corridor: this project sits much farther east, inside Soi On Nut 65 rather than within walking distance of BTS On Nut. The project launched in 2013 with 194 homes on a confirmed site area of 17 rai 73 square wah. Construction was recorded as 100% complete by March 2021, when only one company-held home remained. By 2026 the original sales cycle is effectively over, so buyers are dealing with individual resale houses rather than choosing from fresh developer inventory.

The core proposition is space. The original product line had two standard layouts: Cover A at 133 sqm with three bedrooms, three bathrooms and parking for two cars, and Cover B at 112 sqm with four bedrooms, three bathrooms and one parking space. Both are two-storey townhomes on plots starting from 17 square wah. For a family comparing this estate with condominiums at a similar ticket size, that difference matters: there is far more internal room, a private ground-level entrance and a land component. The trade-off is that this is no longer a uniform new-build product. Owners have had a decade to renovate, extend kitchens, enclose rear utility areas, alter bedroom use and change finishes, so the exact house should be assessed on its own documents and physical condition rather than assumed to match the launch brochure.

This is primarily a car-oriented address. The project is inside Soi On Nut 65 and a 2020 appraisal of a house in the estate recorded roughly 1.21 km to the main road. Ban Thap Chang Airport Rail Link station is considerably closer than BTS On Nut, with project databases placing it roughly 1.1–1.6 km away depending on the mapping method. Road access is the more important part of the location: Prawet connects well with the eastern ring road, the motorway network, Lat Krabang and the airport side of Bangkok. That makes the estate a plausible base for households whose daily life is concentrated in eastern Bangkok. It is much less compelling for someone who expects a walkable Sukhumvit lifestyle or a straightforward BTS commute without first taking a motorcycle taxi, taxi or car.

The estate is old enough that the common areas can be judged as operating assets rather than promises. Contemporary project reviews document a clubhouse near the entrance, communal pool, landscaped garden, children’s play area, controlled entry, CCTV and 24-hour security. The original review also described a 12-metre main internal road and 9-metre side roads. For a resale buyer, the current condition of those features is more important than the original specification. A viewing should include the common areas and internal streets, not just the house: check maintenance, drainage after rain, evening parking pressure, security procedures and whether the estate still feels orderly after around a decade of occupation.

Asking prices in September 2026 keep Nirvana Cover Onnut in an accessible bracket for a Bangkok family house. A resale advertisement dated 2 September showed THB 2.55M, while major portals showed other project homes at approximately THB 2.8M–3.65M. Rental advertisements were visible around THB 15,000–21,000 per month. Those numbers demonstrate an active secondary market, but they are not a yield calculation: listing prices may not equal transacted prices, and achievable rent depends on condition, furniture, tenant profile, vacancy and ongoing costs. For an investment case, the useful comparison is house-by-house—plot size, renovation quality, parking and access—not a project-wide headline return.

Developer attribution needs some context because large portals do not all label it the same way. Original project and land-allocation material identifies Nirvana Development Co., Ltd. as the project owner/developer. Singha Estate acquired 51% of Nirvana Development in 2015, after Nirvana Cover Onnut had already launched, and later sold its 51.56% stake in the listed Nirvana business in January 2021. The Nirvana business was transferred into Nirvana Daii and the listed company was renamed Nirvana Development Public Company Limited in April 2023. In practical terms, Nirvana Development is the cleaner developer attribution for this project; references to Singha Estate on some portals reflect a period of corporate ownership rather than a separate original development entity.

Foreign-buyer due diligence is materially different from a condominium purchase. Resale houses are marketed as freehold house-and-land assets, but a non-Thai individual generally cannot register Thai land directly in their own name. Thailand has a narrow statutory route tied to at least THB 40M of qualifying investment and Ministry of Interior approval, but that is not the normal mechanism for buying a modest Bangkok townhome. A foreign buyer therefore needs the ownership structure resolved before paying a deposit, with the land title, building ownership, encumbrances and any lease or other rights reviewed for the specific property. Buyers looking for the simplest personal freehold structure may find a condominium within the foreign quota legally more straightforward.
