Why this project is worth a look
Space can look exceptionally cheap
A current asset-manager listing shows roughly 235.79 sqm at THB 2.1M, an unusually low absolute price for that amount of space in Bangkok. It is not a normal project-wide price, though: the unit sits in Building 6, a block described separately from the standard residential buildings. Its legal use, condition, refurbishment needs and running costs matter more than the headline price.
This is an ageing building
Most independent sources place completion in 1997. The relevant question is therefore not whether the launch specification looked attractive, but how the property has been maintained over nearly three decades. Lift work, waterproofing, plumbing, electrical systems, exterior repairs and the juristic person's reserves can materially affect ownership costs.
Prawet is the real location story
The compound is inside Soi On Nut 61, roughly 300 metres from On Nut Road according to the current BAM asset description. Ban Thap Chang Airport Rail Link is around 1.7–1.9 km away depending on source. This is better suited to buyers whose routine already fits eastern Bangkok than to someone choosing primarily for direct station access.
Resale liquidity is thin
Major portals showed little or no conventional active stock when checked. That can be acceptable for a long-term owner-occupier, but an investment buyer should not assume that Prawet-wide rental or resale statistics describe this particular 1997 condominium. Evidence from the building itself matters more.
Developer history is unresolved
No reliable source reviewed names the original developer, and major directories either show N/A or leave the field blank. For an older resale building, the practical response is to focus due diligence on title, juristic-person records, common-charge status, major repairs and building condition rather than inventing a pedigree that cannot be documented.
About the project
Baan Rimtarn is an established condominium compound in Prawet, eastern Bangkok, on Soi On Nut 61 Yaek 2-7. Multiple project directories date completion to 1997; PropertyHub and Hipflat describe six buildings, seven floors and 142 units. That makes it a very different proposition from a current launch. There is no meaningful developer sales inventory or modern brochure trail to lean on. A buyer is dealing with an almost three-decade-old resale property, so the decisive questions are the condition of the exact unit, the condominium juristic person's finances and maintenance record, building repairs and the transfer documents rather than launch specifications or marketing promises.
The location is considerably better documented than the development history. Hipflat and Thai property directories place the project at Soi On Nut 61 Yaek 2-7, Prawet, Bangkok 10250. A current Bangkok Commercial Asset Management listing says the compound sits roughly 300 metres off On Nut Road near the Prawet intersection, while Thailand Yellow Pages gives coordinates of 13.72326, 100.67688. FazWaz identifies Ban Thap Chang Airport Rail Link as the nearest rail station at about 1.7 km. In practical terms, Baan Rimtarn is more naturally read as an east-Bangkok residential address for someone comfortable with Prawet and the On Nut road network than as a station-led condominium where daily life is built around a short walk to rail.

For a project of this age, the building layout is unusually well evidenced. Bangkok Commercial Asset Management says Buildings 1–5 rise to seven floors and have passenger lifts and keycard access. Building 6 is described separately as a clubhouse-type block and is where unusually large units now appear on the resale market. PropertyHub and Hipflat report 142 units across the project. Several sources agree on a swimming pool, gym, parking and security; FazWaz and Dot Property also list CCTV and a children's area. PropertyHub publishes a much longer amenity list, but older project directories can contain template-driven facility flags, so this dossier keeps only the features supported by more than one source or by a specific asset description.
Visible resale liquidity is limited. At the time of checking, PropertyHub, FazWaz and Hipflat did not show ordinary active units in the project. Bangkok Commercial Asset Management, however, had a large unit of about 235.79 sqm in Building 6 offered at a special asking price of THB 2.1M. Older sale records document a very different product: a 65.50 sqm two-bedroom, two-bathroom unit in Building 3. Those records do not amount to a complete floor-plan schedule, but they do show that Baan Rimtarn contains materially different unit formats. Treating all of them as interchangeable on a simple price-per-square-metre basis would be misleading, especially when a large space in the former clubhouse block may have a different layout, condition and practical use from a conventional residential unit.
The developer remains the main missing historical fact. FazWaz lists the developer as N/A, Tooktee leaves the developer field blank, and searches in Thai and English did not surface a reliable primary source naming the original legal entity. That uncertainty should stay visible rather than being filled with a guessed company name. It does not undermine the existence of the project, which is well supported by address, asset and project records, but it changes due diligence. For a buyer today, the most useful documents are the specific unit title, the juristic person's statements and repair history, confirmation of outstanding common charges, evidence of current building condition and confirmation that foreign freehold quota is available for the chosen unit.
Ownership format
A foreign buyer may hold a condominium unit freehold subject to the statutory foreign quota: foreign-owned units may not exceed 49% of the condominium's total unit area. The remaining foreign quota at Baan Rimtarn is not published in the sources reviewed and must be confirmed for the specific unit with the condominium juristic person before transfer.
Unit types & sizes
This layout is evidenced by an older Building 3 sale listing and a separate distressed-asset record. It confirms that a conventional two-bedroom format exists in the project, but it does not mean a comparable unit is currently available.
Building 6 contains much larger spaces. Bangkok Commercial Asset Management describes this block separately as a clubhouse-type building, so these units should not automatically be treated as equivalent to a conventional flat in Buildings 1–5. The title, registered use, layout and physical condition need unit-specific review.
