Why this project is worth a look
A usable family floor plan
Willow began as a clearly defined three-bedroom layout, making it easier to judge whether the house works for the people who will live in it. You can make an early decision about sleeping space and shared rooms without comparing dozens of developer layouts. Condition and alterations now matter just as much as the original plan.
A street-level home
There is no condominium corridor between your front door and the outside world. The design provides space for a car at the front and a utility area at the rear, with living rooms arranged around those everyday needs. The trade-off is the maintenance of walls, roof and extensions that comes with a landed dwelling.
Green space inside the estate
The planned central garden gives residents a shared outdoor area without requiring a drive out of the neighbourhood. It is a modest amenity with direct relevance to families and daily walks, not a substitute for a sports complex. The current quality of maintenance and the position of each home relative to the garden still deserve a visit.
An inspectable, completed development
A 2017-completed project can be assessed in its lived-in form rather than through renderings or promised handover dates. Roads, neighbouring properties and the entrance system are there to inspect. The central risks are now the actual condition of the individual home, its maintenance history and the paperwork supporting any changes.
Different plots, different decisions
Resale offers range from compact standard plots to substantially larger corner examples. That may make one house more useful than another for an extra vehicle or outdoor storage, even if both have three bedrooms. The registered plot dimensions and boundaries, not the sales headline, establish what is included.
About the project
The first thing to know about Baan Pruksa Prime Watcharapol – Saimai 56 is that it is an established townhouse neighbourhood, not an off-plan release. Pruksa Real Estate developed 426 two-storey homes in the Sai Mai district of northern Bangkok, with completion recorded in 2017. The original house type, Willow, offered 96 square metres, three bedrooms, two bathrooms and parking for one car. That puts the project in a very different category from an inner-city condominium. You gain a street-level entrance and a small private plot; in return, you take responsibility for the condition of an entire building rather than just an apartment interior.
There is also a naming issue worth resolving before looking at advertisements. The estate appears as Baan Pruksa Prime Watcharapol–Saimai, Baan Pruksa Prime 94, Pruksa Prime 94 Watcharapol–Saimai 56 and under its Thai name. These are used for the same development on Soi Sai Mai 56, not evidence of separate residential phases. The number 94 is particularly common in resale advertisements. A buyer comparing websites could otherwise assume that two prices belong to different projects, or mistakenly pull details from another Pruksa estate in the same northern Bangkok corridor.

What makes this community practical is the relatively conventional townhouse formula. A wide enough frontage for a recognisable living-room layout, three upstairs bedrooms and a parking bay downstairs are useful for a small family that needs separate sleeping rooms without paying for the land area of a detached house. The compromise is the scale: a 96-square-metre original floor plan has limited flexibility once everyone needs a study, storage, a dedicated dining area or another car. Rather than treating the bedroom count as a complete description, walk through the home with your actual furniture and daily routines in mind.
The site was originally laid out across 38 rai, 2 ngan and 27.5 square wah, with a central community garden and residential lanes branching off the main internal roads. These details help explain why the exact row matters. A home close to the entrance may have a quicker exit but more passing traffic. A home deep within the estate may feel more insulated from the public street yet require a longer walk to reach it. Some plots face the internal roads and others have different exposure to neighbours, sunlight and parking activity. The project name tells you none of that; the address of the individual unit does.
Willow was the standard design, with 5.7 metres of frontage and original plots generally between 17.8 and 24.8 square wah. The ground level brings together living, dining, kitchen and utility areas, with a bathroom and a rear service space. All three bedrooms are upstairs, sharing the other bathroom. This keeps guests away from the private sleeping rooms, but a household with someone who struggles with stairs may need a different layout. It can also mean that extending the kitchen or enclosing the rear yard has a much greater effect on airflow and natural light than a listing photograph suggests.
A resale home in a 2017-completed estate needs a different sort of inspection from a newly handed-over property. Look beyond paint and decorative panels. Roof junctions, damp marks, drainage falls, wiring alterations, shared walls, settling cracks and the condition of any rear extension are part of what the buyer inherits. Some advertisements show floor areas above the original 96 square metres, while others show smaller figures. Those figures are not necessarily new house models. They may reflect different measurement practices, alterations or agent data, and no single explanation should be assumed without documents and a physical survey.
Shared facilities are straightforward rather than resort-like. The development was planned with a landscaped common garden, security at the entrance, controlled vehicle access and surveillance cameras. The early site review also recorded a garden pavilion and an informal ball-playing area. These are useful if you want somewhere outdoors within the neighbourhood, but there is no sound basis to promise a swimming pool, gym or sauna here. Property portals can carry generic facility checklists. An actual visit will reveal far more: whether the gate works smoothly, if the garden remains well kept and how the internal roads feel after dark.
Soi Sai Mai 56 places the estate within O Ngoen, in the outer northern part of Bangkok. The surroundings are predominantly residential, connecting out towards Sai Mai Road, Phoem Sin, Watcharapol, Phahonyothin and Ramintra. This part of the city can work well for someone employed nearby or whose daily life is already organised around northern Bangkok. It deserves a much harder look from a buyer expecting a short, walkable journey to a central business district. A road connection on a map is not a reliable morning commute estimate, and retail destinations listed for the wider district do not become walkable amenities by appearing in marketing material.
Access to rail transit is an example of that distinction. The northern Green Line provides important connections elsewhere in the area, but there is no station at the estate gate. Reaching a train may involve a separate road journey, whose usefulness depends on traffic, parking, pick-up options and the hour of travel. A household relying on public transport should test the actual doorstep-to-destination trip. Anyone with two cars should also consider that the original Willow product was designed for one on-plot parking space. Informal parking arrangements outside the plot should never be assumed to be a permanent private right.
By October 2026 the buying decision is about individual resale properties. A PropertyHub advertisement refreshed in August offers a townhouse for THB 1.85 million, the lowest visible asking price in the reviewed listings. Newer and larger-plot examples are priced differently. There is no reason to treat the cheapest advertisement as the normal value of a well-maintained house, or to assume that two homes with the same bedroom count have comparable land holdings. Earlier developer-era prices are useful background to the project’s market positioning, not a valid contemporary valuation and certainly not proof of investment performance.
For an overseas purchaser, legal eligibility may rule the property in or out before price becomes relevant. Townhouse purchases involve land, and Thailand does not generally permit a foreign individual to acquire that land directly. The freehold labels commonly used in listings describe a tenure available to qualifying buyers, not a special exemption created by the estate. Ownership of a building separately from land, or an appropriately registered lease, needs legal advice based on the actual title and transaction documents. This is not a condominium, so the condominium foreign-ownership quota has no role in this purchase.
Ownership format
Listings may describe the property as freehold, but that assumes a buyer legally eligible to own Thai land. Most foreign individuals cannot directly acquire a townhouse plot. Separate building ownership and a registered long-term land lease may be possible only after reviewing the specific title and contracts; the condominium 49% foreign quota does not apply.
Home types & sizes
Two floors, 5.7 m frontage and one original on-plot parking bay. The lower level contains living and kitchen spaces; all three bedrooms are upstairs. Original plot sizes were approximately 17.8–24.8 sq wah. Extensions in individual resale homes are not part of this developer-era specification.
Willow is the documented original model; this is not an apartment project with a catalogue of unit types. Resale advertising now reports floor areas such as 70, 96, 105, 108 and 110 sqm, while some plots approach 37 sq wah. These figures should not be read as newly established official house types. Measurement methods, rear extensions and individual alterations may explain them, but cannot be verified from listings alone. The THB 1.85 million asking price belongs to an advertised resale home reported as 108 sqm, not to a brand-new 96 sqm Willow. Compare the registered documentation against the physical building. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Soi Sai Mai 56 in O Ngoen, Sai Mai: a residential pocket of northern Bangkok rather than a central-city address.
- Local road connections include Sai Mai and Phoem Sin, with onward routes towards Phahonyothin, Watcharapol and Ramintra.
- Neighbourhood markets and larger retail destinations serve the wider area; their presence in a district guide does not make them walkable from each townhouse.
- Rail transit is not at the estate entrance. Anyone without a car needs to check the full first-mile trip and present-day transport options.

Best for: A small family that needs three separate bedrooms, a ground-level entrance and some outdoor utility space, but does not require the landholding of a detached house. The standard upstairs sleeping arrangement can work well when everyone can use stairs comfortably.; A car-owning household whose school, work and daily services are already concentrated around northern Bangkok. In that context a suburban address can be a sensible housing decision rather than a compromise made without considering commuting reality.; A resale buyer who is willing to inspect several homes, compare registered land areas, ask about alterations and budget for repairs. The mature neighbourhood is observable today, but each house has its own maintenance record.; A buyer legally entitled to hold the particular parcel and building on the offered terms. International purchasers may still find the house interesting, but their ownership and lease options need transaction-specific legal assessment before commercial negotiations go far.; may not suit: Anyone expecting to walk from the front gate straight onto a train, work in a central business district without a complicated journey, or live without routinely organising road transport.; A buyer who wants a full clubhouse, gym, pool and resort facilities as core features of the estate. The reliably documented shared spaces are more modest.; A foreign purchaser whose purchase condition is ordinary, unrestricted ownership of Thai land in their personal name. A seller’s freehold label cannot override the legal eligibility rules..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Resale listings from 2026 report 70–110 sqm of floor area and plots sometimes much larger than the original 17.8–24.8 sq wah range. The extent to which each figure matches registered plans or later extensions has not been established.
- An early project review recorded a common-area contribution of THB 27 per sq wah of plot per month. The October 2026 charge, any owner arrears and the management budget have not been independently established.
- The exact land title and any legally registrable rights available to an individual foreign purchaser have not been checked for a specific house. A resale advertisement marked freehold does not establish foreign eligibility to own its land.
