Why this project is worth a look

Straightforward family layouts

The documented original product is simple: three bedrooms, two bathrooms and about 100–119 sqm of usable space. On the resale market that shifts the comparison toward what really differs between homes — plot size, parking, extensions, renovation quality and physical condition.

An observable resale market

The estate is mature and current stock comes from owners rather than a developer sales gallery. Buyers can compare actual houses and negotiate around condition, but every transaction also needs its own document and inspection work rather than relying on one standard developer package.

Low-rise eastern Bangkok living

For buyers who want their own entrance, two floors and some land while staying within Bangkok, the project offers a different proposition from a condominium. It makes most sense for car-based routines around Prawet, Pattanakarn, Lat Krabang and Suvarnabhumi rather than for a lifestyle built around walking to the BTS.

Age is visible, not theoretical

The neighbourhood is already built and occupied, so buyers can inspect the real environment instead of a future promise. The trade-off is that a proper building inspection matters: roofs, drainage, electrical work, plumbing and owner-made extensions can create a large quality gap between two apparently similar listings.

About the project

The Connect Onnut 2 is an established Pruksa Real Estate townhouse estate in Prawet, eastern Bangkok. It is no longer a primary-sales project: the original developer inventory has been closed and the homes appearing in 2026 are resale properties offered by individual owners. That changes the buying process materially. The useful comparison is not simply project versus project; it is house versus house, with attention to physical condition, renovations, title documents, recurring estate costs and the position of each property inside the community.

Archival project material describes 258 two-storey townhouses built around a straightforward family format. Two original layouts are documented, at roughly 100 and 119 sqm, both with three bedrooms and two bathrooms. The smaller plan was presented with one parking space and the larger with two, while plot sizes started from about 16 square wah. This makes the original product easy to understand, but resale homes may no longer match the brochure exactly. Owners may have enclosed kitchens, extended roofs, changed parking areas or reworked internal rooms, so the advertised floor area and the actual usable space should be checked at the property rather than assumed from the original plan.

The location is in Prawet on the eastern stretch of the On Nut / Sukhumvit 77 corridor, not in the more urban lower-On Nut area close to the BTS. Ban Thap Chang on the Airport Rail Link is the nearest rail connection mentioned consistently by project databases, while road access links the estate with Pattanakarn, Lat Krabang, Suvarnabhumi Airport and eastern Bangkok. In practical terms this is a car-oriented residential location. A buyer who wants to walk to rapid transit, restaurants and a dense Sukhumvit streetscape should not read the word 'Onnut' in the project name as shorthand for that lifestyle.

The estate has been occupied for more than a decade, which brings both useful visibility and extra due-diligence work. You can inspect the real streets, neighbouring houses, traffic patterns and maintenance standard rather than relying on a future master plan. At the same time, the condition of roof areas, exterior walls, drainage, electrical work, plumbing, extensions and previous renovations can differ substantially between two houses that look similar in an online listing. At The Connect Onnut 2, a low asking price is only meaningful after the specific property has been inspected.

Ownership format

This is a landed townhouse estate. Resale portals label the houses as freehold, but a foreign buyer does not automatically qualify to register the underlying land in their own name. The selected house needs a separate review of the land title, building ownership and a legally available ownership structure; nominee arrangements are not recommended.

Home types & sizes

Mode 1 — 3-bedroom townhouse
about 100 sqm
2 bathrooms

The smaller documented original layout. Archival material shows one parking space; resale buyers should verify any changes to the kitchen, roof cover, façade or internal rooms.

Mode 2 — 3-bedroom townhouse
about 119 sqm
2 bathrooms

The larger documented original layout, originally presented with two parking spaces. Current resale listings show that actual areas and configurations can vary after years of use and owner alterations.

Archival material documents two main layouts at roughly 100 and 119 sqm, both with three bedrooms and two bathrooms. Current resale listings range more widely, roughly from 80 to 120 sqm, so a seller's advertised area should not automatically be treated as the original plan area; it needs to be checked against documents and the actual configuration. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The estate is in Prawet, eastern Bangkok, on the On Nut / Sukhumvit 77 corridor.
  • Ban Thap Chang on the Airport Rail Link is the nearest rail connection consistently referenced by project databases.
  • Road links are practical for Pattanakarn, Lat Krabang, Suvarnabhumi Airport and eastern Bangkok.
  • The 'Onnut' name should not be read as walkable proximity to the lower-On Nut BTS area; this is a more easterly, car-oriented location.

Price & purchase terms

  • Current price: From THB 2.4M in active DDproperty listings checked on 4 September 2026. This is a lower secondary-market anchor, not a developer price; the selected house, its condition, availability and transaction terms need separate confirmation.
  • Completed: 2013

We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. We ask the developer for the current price, availability and payment terms on the unit you are looking at, and go through them with you personally.

Best for: A family that wants three bedrooms, two storeys and a private entrance within Bangkok without moving into the price bracket of a new premium housing estate.; A car-owning buyer whose regular routes run through Prawet, Pattanakarn, Lat Krabang, Suvarnabhumi or eastern Bangkok.; Someone comfortable with resale property and willing to compare the condition of several individual homes rather than buy a standard new-build product.; A buyer who values a small plot and the flexibility of a townhouse more than extensive clubhouse-style amenities.; may not suit: A buyer who needs daily walkable BTS access and the dense urban environment of lower Sukhumvit.; A foreign buyer expecting the underlying land to be registerable in their own name as simply as a qualifying condominium unit.; Someone unwilling to commission a technical inspection and review alterations in a house that has been occupied for more than a decade..

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Historic launch pricing conflicts across archival sources: Homenayoo states THB 1.85M while Home.co.th states THB 1.99M. Neither figure is used as a current price; the present anchor comes from secondary-market listings.
  • Archival sources list a garden, play area, controlled access, CCTV and security. Their actual 2026 condition and operating arrangements need to be checked on site with the estate management structure.
  • The selected house's land-title document, registration status of extensions and allocation of transfer costs are not confirmed at project level and cannot be inferred from the general project profile.
