Why this project is worth a look

More than one house style

The estate combines traditional townhouses and semi-detached homes, allowing buyers to compare the amount of private land and the number of adjoining walls. Choosing between these forms may matter more than a minor difference in internal floor area.

Room for household changes

The developer has published three- and four-bedroom layouts, each with three bathrooms and planned two-car parking. A spare room can accommodate working from home or guests, provided the individual floor plan suits that use.

Amenities outside your gate

A pool, fitness area, park and shared workspace provide alternatives to staying indoors. Their real value depends on current upkeep and the community fees, not on the availability of a brochure.

Flexible road access

Residents can approach the neighbourhood through several eastern Bangkok road corridors. That is valuable for drivers, while the Orange Line remains a future option rather than an operating commute as of October 2026.

About the project

The first thing to understand about The Plant Ramkhamhaeng-Wongwaen is that buying into the estate does not mean choosing between copies of the same house. Pruksa developed a community of 197 two-storey homes, combining townhouses with semi-detached designs. The current official material shows standard living areas between 138 and 152 square metres, but the actual property for sale might occupy a very different plot from the house next door. One shared project name can conceal important differences in outdoor space, adjoining walls, internal layout and condition. Those are the details that make a home work for a particular household.

The address matters more than the marketing shorthand. This is a gated residential scheme off Soi Keha Rom Klao 78, Yaek 1, in the Rat Phatthana part of Saphan Sung, eastern Bangkok. It is not a central Ramkhamhaeng apartment or a home immediately beside the main road that gives the project its name. Searching with the full street reference also avoids confusing it with other Pruksa estates carrying variations of “Wongwaen” or “Ramkhamhaeng”. For overseas buyers in particular, matching the name, map location and individual plot is a basic but worthwhile safeguard before discussing price.

Pruksa gives the development site as 29 rai, 3 ngan and 63.4 square wah, including its internal roads and common spaces. That figure is not a measure of the land attached to each home. The developer advertises residential plots ranging from 28.9 to 63.4 square wah. There is an important lifestyle distinction between a compact townhouse with a useful interior and a semi-detached property with a more generous outdoor area. A family hoping for a garden, space for pets or room beside the car parking should ask about the individual parcel, rather than assume every home with the same floor plan offers the same possibilities.

Road access is one of the estate’s more practical strengths. The surrounding street network connects towards Ramkhamhaeng Road, Rom Klao Road and Rat Phatthana Road, providing alternatives for journeys across the eastern side of the city. That does not guarantee three independent driveways out of the estate, nor does it make Bangkok traffic disappear. Someone commuting towards Rama 9, Lat Krabang or the airport may value the range of routes, but the test is a real journey at the time they will actually travel. A Saturday viewing says little about weekday school runs or the evening trip home.

Daily errands remain spread across the neighbourhood. The developer lists Big C Market at Keha Rom Klao around 2.5 kilometres away, Sammakorn Place Ramkhamhaeng at 6 kilometres and The Paseo Town Ramkhamhaeng at 8.5 kilometres. A long-form site review also describes a few modest food stalls close to the soi, with a greater choice of shops farther out. The distinction is easy to miss when an estate brochure lists dozens of amenities together. There are services within reach, but this is not the same experience as stepping out of a central-city building into a dense pedestrian shopping district.

Families researching schools will find several options in the wider area, though distance and the actual school run are separate questions. Pruksa’s published figures put Bromsgrove International School at about 3.9 kilometres, Triam Udom Suksa Nom Klao School at 4 kilometres, Heathfield International School at 4.8 kilometres and Ruamrudee International School at 6.2 kilometres. Check transport arrangements, admission requirements and peak-hour travel for any preferred school. The developer also lists RAM2 Hospital at 3.1 kilometres and Serirak Hospital at 5.8 kilometres. These are useful reference points, not promises of a particular driving time.

There is a future rail connection to watch, but it should not determine today’s buying decision. The eastern Orange Line has stations planned in this corridor, and the project’s own location information cites the rail route at about 2.5 kilometres. In September 2026, BEM said it was targeting the start of passenger services on the eastern section in early 2028. That remains a schedule, not an operating service or a guaranteed date. Even after opening, residents will have to get from the estate to the station. At present, assess the property around the existing roads and the transport options you can actually use.

The original Freedom townhouse is the compact end of the standard range: 138 square metres, three bedrooms, three bathrooms and parking planned for two cars. An independent walkthrough describes an additional multipurpose room on the ground floor. That can be more valuable than a small increase in headline floor area, especially for a family that needs a study or a playroom. Yet a flexible room should not automatically be treated as another full bedroom. Most sleeping accommodation is upstairs, so anyone needing step-free daily living should look carefully at how the ground floor could really function.

Space is the three-bedroom semi-detached option, advertised at 140 square metres with three bathrooms and two parking places. Its selling point is not simply two more square metres than Freedom. It changes the relationship with the neighbouring house and, depending on the plot, the amount of usable space outside. Published plans place the living and dining areas downstairs with the kitchen, a bathroom and storage near the stairs. Bedrooms occupy the upper level, including a principal bedroom with its own bathroom. It is a sensible arrangement for families who want the living areas separated from the sleeping rooms, but stair use remains part of everyday life.

The international Pruksa website also describes Fervour and Space Extra, both with 152 square metres, four bedrooms, three bathrooms and two parking spaces. Fervour is presented as a wide-frontage townhouse; Space Extra is semi-detached. An extra bedroom can change what a home is worth to a larger household: a child can have a separate room, or a proper office need not compete with guest accommodation. Earlier third-party project reviews listed only Freedom and Space. These materials reflect different points in the development’s sales history, and they do not establish which of the four designs can be bought today.

Two designated parking spaces appear in the specifications for the published house types. In a neighbourhood where car use is likely to be routine, that is worth more than a decorative feature on a brochure. Nevertheless, “two spaces” needs a physical check. A pickup and a compact car impose different requirements; so do a bicycle rack, storage cabinets or a later roof extension. Some owners have added carport structures and other improvements since the original sale. The result may be genuinely useful, but check rainwater drainage, quality of workmanship and whether alterations were properly authorised.

Shared facilities make this more than a row of houses behind a gate. Pruksa lists a two-storey clubhouse, a saltwater swimming pool with adult and children’s areas, a gym, coworking space, landscaped park and jogging path. Security staff and CCTV are also advertised. For residents, these amenities offer somewhere to exercise or spend time outside the house without having to drive to another destination. They also create an ongoing maintenance obligation. Before buying an existing home, the condition of the pool, planting, lighting and common buildings tells you more about day-to-day management than the original promotional images.

Within a relatively small estate, plot position can be surprisingly important. One family may love a house close to the clubhouse because the children can reach the shared spaces easily. Another may prefer a quiet internal street and fewer passing neighbours. A corner townhouse can feel different from a mid-row property, while a plot nearer the entrance may experience more vehicle movements. The same design on two sites is not necessarily the same purchase. Ask to see where the particular plot sits on the internal plan, then visit it at more than one time of day if possible.

The completion history deserves careful wording. FazWaz and some listing directories identify the project as completed in 2022. DDproperty currently shows 2027. Meanwhile, the legal details attached to a Pruksa campaign refer to construction starting in February 2018 and partial completion originally expected by December 2024. A detailed visit to show houses was already published in 2020, and the resale market clearly includes homes that have been lived in. Completed houses exist, but those documents do not establish one reliable final handover date for all 197 properties. The completion and occupation status of the chosen house is what a buyer needs.

As of 10 October 2026, the lowest specific resale asking price identified across the checked listings was THB 4 million. The advertised property has roughly 110.5 square metres of living area, a 29.4-square-wah plot, three bedrooms and two bathrooms. That is a real listing rather than a generic starting price for the entire estate. It also conflicts with Pruksa’s standard published layouts, which start at 138 square metres and show three bathrooms. It would be unsafe to decide that this is simply the Freedom model at a discount. Request the actual layout, confirm how floor area was measured and inspect the building.

Other resale examples underline why prices cannot be compared without the plot details. A 140-square-metre property on approximately 52.5 square wah has been advertised for THB 4.99 million; other houses have substantially higher asking figures. The listings do not tell us the prices at which transactions ultimately closed. There is also a promotional number that may mislead an inattentive buyer: Pruksa advertised one qualifying townhouse from THB 3.99 million under a campaign that expired on 31 March 2026. That is part of the sales history, not proof that a unit remains available on those terms in October.

For a foreign buyer, the ownership structure is a more fundamental issue than whether a house has three or four bedrooms. Property portals label many of the homes “freehold”, describing an outright house-and-land sale in the local market. That label does not override Thailand’s restrictions on direct foreign ownership of land. There are narrow statutory exceptions, but an ordinary overseas purchaser should not assume they qualify. A registered land lease, commonly limited to 30 years per term, together with separate rights over the building may be worth investigating. No such arrangement has been verified for a particular plot here, and future lease renewals are not automatic rights.

Pruksa’s promotional legal disclosures mention a title deed reference for the development land. That is not a substitute for the current title document for the individual property being sold. The landowner, the building owner, the seller and the person receiving the purchase funds need to fit together in a documented chain. Changes made after the original handover matter as well: an enclosed rear area, expanded kitchen or covered parking might require separate approval. For a purchase involving foreign ownership, no payment decision should rest on an agent’s statement that a company structure or informal agreement will solve the land question.

Operating costs need the same care. An older review quoted a community-maintenance rate, but the current charge, any unpaid balance and special assessments must come from recent statements. A completed house also brings ordinary maintenance risks: water penetration, roof joints, external paint, plumbing and the quality of past extensions. Drainage around the plot is especially worth examining in wet weather. A lower asking price loses its appeal quickly if it comes with expensive repairs or uncertainty over what exactly is included in the sale.

Rental advertisements show that the estate can serve tenants as well as owners, but there is no responsible shortcut from an advertised monthly rent to an investment return. The houses differ in furniture, layout, plot size and condition, while vacancy, management and repairs all affect an owner’s net outcome. This is best approached first as a real residential choice: it offers families the separation and space of a two-storey home, communal recreation and access to eastern Bangkok roads. If your priorities are immediate walking access to a functioning train station or uncomplicated foreign freehold title, those are precisely the points where the compromise becomes hard to ignore.

Ownership format

Listings describe freehold house-and-land sales, but ordinary direct foreign ownership of Thai land is restricted. Any registered land lease or separate ownership of a building would need to be supported by the documents for the specific plot; no such project-specific structure has been verified.

Home types & sizes

FREEDOM — 3-bedroom townhouse
138 sqm
3 bathrooms

A two-storey design with two planned parking spaces and an extra multipurpose room downstairs. Living spaces and upstairs bedrooms are separated; the flexible room should not be assumed to meet the requirements of a full bedroom.

SPACE — 3-bedroom semi-detached home
140 sqm
3 bathrooms

The published plan puts the main living areas downstairs and bedrooms upstairs. Its relationship to the adjoining home and the land included with the individual plot are central to the choice.

FERVOUR — 4-bedroom wide-frontage townhouse
152 sqm
3 bathrooms

Adds a fourth bedroom without moving to a detached-house format. It has two planned parking spaces, but a published model is not evidence of current inventory.

SPACE EXTRA — 4-bedroom semi-detached home
152 sqm
3 bathrooms

Four bedrooms in a semi-detached layout, with two planned car spaces. Garden size, position within the estate and actual availability can only be established plot by plot.

Pruksa’s Thai and international pages reflect different sales line-ups: Freedom, Space, Fervour and Space Extra. One resale listing states around 110.5 sqm and two bathrooms, unlike the published 138–152 sqm designs with three bathrooms. Its house type and measurement basis need confirmation rather than being assigned to a standard model by guesswork. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A car-owning household looking for a two-storey family home and three or four bedrooms on the eastern side of Bangkok.; A buyer prepared to compare individual plots, adjoining walls and existing alterations rather than shop only by estate branding.; Residents who expect to use a communal pool, park and gym and are comfortable sharing their upkeep costs.; Families with regular travel needs around Ramkhamhaeng, Rom Klao, Lat Krabang and the surrounding road network.; may not suit: Someone whose daily routine depends on walking to an operating metro station today.; A foreign buyer expecting a normal direct freehold transfer of the underlying land without a special legal basis.; Anyone who needs guaranteed step-free bedroom accommodation rather than an upstairs sleeping layout..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Whole-estate completion dates disagree: FazWaz says August 2022, DDproperty says 2027, and Pruksa’s promotional legal text refers to construction beginning in February 2018 with partial completion expected by December 2024. Finished homes are being resold, but a single final completion date for all 197 plots is not established.
  • The THB 4 million resale is advertised as roughly 110.5–111 sqm with two bathrooms; Pruksa’s standard designs show 138–152 sqm and three bathrooms. The floor-area measurement and exact model have not been reconciled.
  • No plot-specific registered land lease for a foreign purchaser, separate building-ownership instrument or up-to-date individual land title has been verified. Freehold labels on local listings do not remove restrictions on foreign ownership of Thai land.
